      On Nov 2021 tenants reported to Limestone of pest and rodent issues, this was a health concern and a concern for damage to the property. Limestone agreed to resolve this problem. Limestone ignored this issue until I made in inquiry in early March 2022 after contacting the Pest Control Company regarding an invoice for tax purposes. My wife (****) and I found out that Limestone ignored all recommendations from the Pest Control Company including ignoring their recommendation to return to resolve a rodent and pest issue. The enclosed Letter to Limestone dated 17 March 2022 explains further. *****, Manager from Limestone apologized by phone and email and agreed that they did not handle this properly and agreed to resolve the matter at no cost to **** and I. Limestone later stated that Bendale agreed to cover the cost to Limestone. Limestone than conducted work using their own maintenance crew and refused to provide us the details including the costs prior and during the service. Limestone treated this as between them and Bendale only. **** and I are in the process of changing property management companies, Limestone says they have not been paid by Bendale yet and are now trying to involve us and threatening to subtract the money from the current tenants rent. They agreed prior that there were no costs to us and still refuse to tell us the details of the work including the costs they submitted to Bendale. We are in the process of changing to Bendale. Limestone appears to be inappropriately imposing an unlawful condition on us in order to receive payment from Bandale on an issue that does not involve us. In addition, Limestone has violated their agreement with us, at least two different occasions Limestone allowed critical emergency maintenance to continue to cause damage to our property without being actioned in a reasonable timeframe; the pest control issues was one example, the second was a water leak that was allowed to continue for months.       Hello Better Business Bureau, 

      My apologies on the delay. In my response to our previous Client, these comments are, unfortunately, a fabrication of the truth. 
      We were upfront with our previous client in terms of what we were going to be doing to rectify the issues of the pest control and some of the damage to his interior due to the pests. As this was a condominium corporation, we explained to our previous Client that we would be going ahead with the work to mitigate and compete and would charge back the cost to the corporation (for which we received email confirmation that they would pay for this. 

      fast forward to now, the bills have been paid by the condo corp and there was no cost to our previous client.  

      The only item that we apologized to them for was a delay in the pest control as there were some miss-communications internally from our end and we have fixed those. 

      Again, I am not sure the nature or thought on this type of complaint as there was not and had not been a charge to our previous client. 

      The only thing that’s outstanding is the corporation still has one more pest control bill that they need to pay directly to the company.

      Hello BBB,

      If you review the response from the Owner, most of what is being said is 'hearsay.' In addition, allowing another company which is in direct competition and in the same industry as ours and which we have had many unpleasant dealings when we've interacted with them (Bendale) is unfair and should not be taken with a lot of weight. This company (Bendale) does not have a good reputation in Kingston and in my opinion, untrustworthy. If you wish to review their google reviews to get a picture of what I mean, please do. This is a prime example of our previous Client using any means necessary to build their inflated side of the story. 

      With all due respect with everyone involved in this, it's a complete waste of time. We have received an invoice from this individual that has a made up letter-head and clearly shows them obtaining an 'invoice template' online and wanting us to reimburse them for items that do not make sense.  

      As I said earlier, our previous Client has had NO DIRECT EXPENSE to them that they were required to pay over these issues that have been highlighted. 

      One of the reasons that this individual is persisting to use other avenues to get at us is because I have already explained to them in an email that based on our interactions with him over the past number of months, and using 'professional harassment' tactics on us (which is completely unfair to my staff) I would be engaging our company lawyer to review these interactions and take further steps to protect our name and ensure no defamation and libel issues continue. This clearly has continued with now the company Bendale doing this...   

      This will be my last correspondence. If this continues, I will need to get our Lawyer involved for everyone involved.

      I am rejecting this response because Limestone's Negligence is a well-established pattern of behavior proven by the enclosed letter dated 21 June 2022 and listed references. 

      Furthermore, it is unprofessional for ***** (Limestone's Manager) to place blame for his shortcomings on another Company, Bendale. Bendale has a solid reputation and to date is working well for my wife and I. Limestone's decline in their reputation is likely due to poor management practices by ***** *ncluding micromanagement and other improper leadership practices. His unprofessional reply to the enclosed letter dated 21 June 2022 speaks for itself. 

      I request BBB suspend Limestone from BBB membership.

      Limestone Property was handling my rental unit. On 10 Frb, 2022 i called to inform them I would be selling the property. I asked that they contact thr upcoming tenant to ask if she would like to terminate the upcoming lease. I was told that there was a signed lease, it was impossible, I would have to pay the tenant 1 years rent, etc. Lady then called my upcoming tenant to come in and sign the lease because she had not yet signed it!! Lady refused to answer any more calls from me. I spoke with the upcoming tenant, she had not signed the lease, and did not want to move into the property. Limestone Property dis not act in my or my tenants best interest and in fact lied to me, my realtor who was acting in my behalf and the upcoming tenant.

      **** is absolutely correct... Our Leasing side had a human error and thought the Lease was signed. However, after investigation, it was not and the girls at the office went in panic mode. We tried reaching out to the Tenant to get her to sign the Lease, but was having a hard time getting a hold of her. Our Client (****) was looking to sell her property and wanted to get confirmation on the Leasing or if it was going to be vacant, etc. 

      I have personally been in touch with **** a few weeks ago, along with the Tenant. All issues have been dealt with and I've told **** that I would be the one handling her management of her property until it sells. We have also provided her a fair compensation to her for this mistake. In addition, we have been working with her existing Tenants and Realtors to ensure a smooth selling process.
