      August 2012 Herb Lodde removed a slate roof and replaced it with asphalt shingle. ******** ************ (**** ************) contracted Herb Lodde through his business partner, ***** ******** Sales Associate with Lodde. The job was poorly managed and was a very stressful experience , and I was glad to see the back of ****, ***** and the crews. However, there were leaks in one specific area intermittently over the subsequent years. Some patching was done by an independent roofer...ultimately this was unsuccessful in stopping leaks. In March 2023 I spoke to Lacey, Office Manager at Lodde. She said there was nothing that could be done: 10-year warranty expired, didn't really service Hamilton . Since then I have had inspections from 3 reputable roofers, who all said the same things: original work not done right, complex problem; Lodde should take responsibility. Today I contacted Lodde again, Lacey could not direct my call to one of the owners, and reiterated there was nothing she could do. After more discussion, she suggested that I could pay for an inspection and she could waive the surcharge normally applied to inspections in Hamilton.

      Ms. ****** was taken through the process in great detail as to where we could assist her during two phone calls. Her treatment aligns with all of our clients and her negative response is uncommon. We discussed with Ms. ****** that she was provided a 10 year workmanship warranty as outlined on her signed proposal for the work and we expressed that not once did she call our office with any complaint during those 10 years and therefore we have no paper trail of any issues. Upon discussing the lack of complaints from Ms. ******, she admitted fault to neglecting to call but decided regardless of her shortcoming it was still our responsibility to make things right by coming out free of charge. Additionally it is clearly outlined in our proposal that if any third-party contractor is hired to do any work on a clients' residence where we have done work, this voids their warranty as we cannot warranty other contractors' work and our existing work that has now been tampered with. Ms. ****** also expressed negative opinions towards ******** ************ that does not reflect our workmanship and the services we provide. We offered her a discounted inspection rate out of goodwill but she decided that this was insufficient and that she'd be contacting the Better Business Bureau.

      I am rejecting this response because:
      It is disingenuous for them to claim they offered a discounted rate for the inspection. After telling me the inspection charge, the office manager informed me that there would be an additional charge on top of  the standard inspection rate because the property is in Hamilton. When I pointed out that the property was in Hamilton when they accepted the roof replacement job in 2012, the office manager said she would waive the additional "Hamilton fee". At the end of that conversation I felt insult had been added to injury.

      The business installed a new roof for me on Oct 28, 2021. I was billed over $9,600 for the job. Right after completion the roofers left and I went on the roof to inspect the job and found a large list of problems which I will summarize. 1. Exposed nails were everywhere on my roof as the roofers missed the nailing strip. Now the shingle above did not cover the nails. I stopped counting after 12. 2. Exposed nails were also found on the ridge caps with the same issue, nails driven in too low so the next overlapping shingle did not cover it. Once again not even sure how many were found on the ridge caps at least 15. 3. A ridge cap was installed the wrong way on my roof so the water draining from the house falls on my garage and would get under the shingles in my roof as the ridge cap should have been installed the opposite way. 4. Nails are driven on 45 degree angles causing them to not lay flat so the shingle above will not seal itself to the below shingle. Also, the 45 degree angle nails are causing them to poke through the above shingle. 5. Cosmetic issue but still, they did not have the right vent for my bathroom so instead of going 3.4 km to their shop and getting the right vent they install the wrong vent. I talked to the installers about this and they didnt want to drive 3.4 km to get the right part. Ive already had 3 visits with only 1 time getting work done to fix the issues. Dave came once to fix some of the exposed nails and caulked some exposed nails as he did not want to fix everything. He was unwilling to fix the ridge caps. A third visit from a different guy came and said MAYBE in the spring they MAY fix the ridge caps. Its now been a week and no return phone calls to fix my now leaking roof. I want a partial refund as I am now looking to get new roofers to fix the leaks and problems. Now Im out more money to fix the leak from the damage that caused from their unwillingness to fix their inadequate workmanship.

      Business Response /* (1000, 5, 2022/02/28) */ **** left his honest opinion but we feel as though the amount of accusations and level of scrutiny is unjust. We have all of his concerns documented and we have been working with him to resolve them since October 2021. Our service crew and the owner Dave were out in the beginning of November to fix the areas of concern as well as provide a credit to ****'s invoice in good faith for his troubles. With this completed for **** and after 4 days of declined payment due to issues with the card he provided (after giving us the authorization to charge it on the day he preferred) **** decided to leave us a negative review without voicing any further issues to our team. A member of our team was then dispatched in early December for an inspection which found only the ridge cap as a minor area of concern which was voiced to **** that we'd be more than happy to come back in the spring to fix this when the weather allows the work to properly seal. This member of our team also voiced to us that **** unfortunately went up to his roof the moment it was completed to do his own inspection before the roof had properly sealed which causes damage if not done correctly such as cracked plywood, shifting of shingles etc. We have not heard from **** until Feb 23rd, 2022 (it has not been a week) when he called into our office voicing further concerns which are common during this weather we've been having. Ice damming with certain weather is inevitable and leaks are resolved upon their removal. As a client of ours we will always uphold our warranty and continue to ensure our work is up to standards - these specific circumstances do not change this. With this said, these images shared on ****** are not a reflection of the work we inspected and fixed - they are not an accurate representation and seem to be prior to issues being resolved. We do not condone this endless ******* campaign and questionable ******** especially with the amount of times we've sent out knowledgeable professionals to appease ****'s needs which incurs costs on our end. At this point in time we are consulting our attorney to assist us with this negative bombardment and with some of the disheartening conversations **** has had with office personnel. Nails don't move because I walked on the shingles. Dave walked on the roof with me to inspect the problems the next day and all the roofers were walking on the roof. Also, when he fixed some of the exposed nails by ripping up the problem shingles he could have at that time fixed all the issues. In November I had a survey from the shingle manufacturer which I filled out online and the very next day I received a call from Herb L. stating that they understand there is an issue. That is why I was able to get a different individual to come out and check out the job again and stated they will likely fix the ridge caps in the spring. I also asked at that time for a refund as these issues could have been resolved already before the winter hit. Also the $200 discount provided I explained to the guy was for babysitting costs as each time they come out I needed to ensure there someone here to watch the kids as I stated earlier I was on the roof with Dave and for the inconvenience. The guy that came out said yes that sounds reasonable he understood as he has young kids too and would call me back as he needed to discuss it with the owners. No phone call back. Then I called in Feb about my water leak again asked an owner to call me back as I would like to know what the plan of action is and to discuss a partial refund from the leak and I would entertain the idea of calling someone else to fix the issues and we could part ways. I waited a week and no phone call back so that's when I filed a BBB complaint. No one has come to the house regarding the leak, not sure how they know the cause of the leak is from water damning. That doesn't explain why it rains and I get water leaking and there is no snow on the roof now. The plywood issue Is minor nothing can be done about that now. But when I was on the roof with Dave he cracked it while walking. It was just an accident. He even joked about it stating there s only a quarter inch of plywood. It's an accident not creating a big fuss about it but that will cost me $150 to fix as that's the going rate to fix plywood. I've learned that if a third party is to fix the leak, they will take the shingles off in the area to expose it to see where the leak is, fix what needs to be done. They will also reverse the ridge cap in the area to ensure no water gets underneath. A nail in the area was caulked by Dave when he was here so removing the whole area shingles sounds like that will fix the leak wherever it is and remove the shingle that has caulking hiding the nail. I'm not saying the leak is caused by the nail where the caulking is but that will be removed and fixed as it's near the leak and will be exposed to examine the area. If I'm paying a third party for this service I might as well have them fix the other ridge caps that will be fixed anyways in the spring and have them inspect everything and if they deem further work is needed I'll pay for it. Dave stated above that he is incurring costs to inspect these issues and fix it so why not just issue me a partial refund and we both go our separate ways? We could have done this in November and I would have just paid someone to fix the ridges and now the leak and whatever shingles are left with caulking covering the nails. I have put buckets in the attic to minimize the water damage until this issue can be fixed. I don't understand how I'm being told Its "questionable *********** I would like my roof water tight with no exposed nails covered by caulking. I don't want water leaking in my attic/house. There is no money being made by myself and I'm still out the damages of fixing the water leak from the insulation, drywall, painting. All I wanted was my house to be water tight and have the issues fixed in October/November before winter came. Any other issues were fixed and resolved at the time of complaint in November of 2021. These kinds of constant protests are completely new to us in the time we've been in business and we are doing the best of our ability to resolve this matter.
