Pac Rim properties dba *************** initiated a collections against me in 2021. I received my first letter in January of 2022 from Rent Solutions in the amount of $535 but they would take less if I settled the account. I was confused by this because after I moved out in October of 2018 I paid the balance in Dec. 2018 directly to Pac Rim Properties and figured it was an error. I didn't call Rent Solutions instead I reached out to the manager of *************** to see if the debt was valid. I believe that was in March. She told me the debt was valid and I asked her why they waited for 4 years to attempt to collect a debt and also that I didn't owe that much money when I moved out. So after a few months of *************** with her I asked my bank to get me a copy of the cashed cashier check which they did provide me. I gave Pac Rim Properties a copy of the cashed check but they insisted I reach out to the debt collection agency. From there I shared the same story with them and they asked me to send them a copy of the cashed check along with documentation. That was in July of 2022. I mailed them everything I could find about the debt. I spoke with a ****************. She said she would put the collection in dispute status. I never heard back from either company and it is still on my credit report. I have disputed it with both Equifax and Transunion.

9/14/22 contacted PacRim about a plumbing issue. ******* was sent a week later and said he was not qualified for the job. He called PacRim and told them what needed to happen. I have called 16 times since then (today is 10/17/22) as the problem has gotten worse and worse to where it is unlivable. I have called 16 times and only received one call back. They have illegally refused to remedy a problem that is specifically addressed in the Landlord Tenant Act for the ***************. I am now forced to pay out of pocket for repairs that I cannot afford, then will have to fight them on reimbursing me.

      ******************,

In the *************** the landlord is allowed up to thirty (30) days to provide a tenant a move out accounting statement.  Based on the information you have provided, that statement was not due at the time of making this complaint and our records show this was completed.  Please communicate with your property manager at ************ if you have any further concerns or questions on timing.

      Thank you,
