We just closed on our house with Offerpad under the name *********** and can say we will never do business with any of its company's again. We closed 8/28/24 and decided to do a final walk around to make sure everything was good. We discovered evidence of living termites and brought it to their attention and was told the following "We paid for a termite treatment and fixed all termite damage in the house. PLUS, IT PASSED INSPECTION." We took that as a ****** learned and moved forward with buying a treatment and a termite bond. The house did not come with a washer and dryer, so we decided to purchase a set and figured we should do an operational check before we left. The washer was working fine until it started to drain. The water from the drain line backed up into the house and soaked the floor. We noticed that the drywall under the drain line was recently repaired but was never disclosed. When we reached out to ***********/ OFFERPAD they responded with "It has to be operator error because both our realtor and contractor checked to make sure the washer was operating with no issues prior to selling the house, and IT PASSED INSPECTION". This was an obvious lie because the house did not come with a washer. Paid for a plumber to come out only to find out that the issue is a collapsed drainpipe. This repair will require the flooring to be ripped out, pipe repaired, and floor replaced.Someone needs to look into the ethics of this company because anyone that buys their houses are at risk of being screwed. Offerpad should disclose offers without delay. I got voicemails, emails with an offer is ready. However, when logging in it was still pending. They never responded to my emails or answered the phone. After receiving the offer it was $100K plus below fair market value. And repairs would likely follow. Save your time and skip ***********************Offerpad Response

Please disregard the initial response, we found a second request for the home at Wide Reach *** which was submitted on September 3, 2024. Our records indicate that we left a voicemail and texted the phone number provided on September 4. On September 5th we attempted another phone call and text. The text was responded to with "stop". On September 5, we emailed you requesting to confirm the phone number as we had been unable to reach you and in response we received your email advising that our offer was "offensively low" and we closed out your request at that time.Review from MA W

I had contract to sell my home to Offerpad. Got as far as inspection completed, then 2 days later Offerpad cancelled with no explanation on the addendum to contract they sent via email cancelling. I called and was told the document was sent prematurely, as I was suppose to get a phone call first. Was told cancelling due to house projects and market value .They never sent the inspection report or discussed 1 thing on the report. I have no idea what the inspection said. And as far as market value you think they would already know that from the beginning when they give the initial offer. And the Offerpad inspector even gave me a lockbox to put on my door when it is time for final walk thru. That is so misleading , and not in good faith to do that to someone. I called the Offerpad inspector and left message the lock pad has been set outside on bench for him to pick up. Have not heard a word from him. So I guess Offerpad has lockboxes just left At peoples homes by the Offerpad inspector guy as gifts to remember how slimy they are. I am grateful that I was smart enough not to make any commitments to another home. I have read the terrible stories how people move out of their homes and then the rug gets pulled out from under them and they have to take the deflated final offer, or get cancelled and have 2 places in their lap. I send prayers and hugs to anyone who has suffered or misplaced by the business ethics of this company.Review from Laura G

Sellers and buyers beware. Sellers, ********** will bait you with a high offer and revise it substantially lower right before the close. For us it was the day before the scheduled close. The revised offer was more than 20% less than the original offer. Fortunately, we were able to decline their reduced offer, not everyone is so lucky. If you have already moved or committed to purchase another house you may find yourself stuck. It's what I consider a bait and switch tactic. Do not commit to anything with them that is not a final offer.Buyers, I don't have direct experience on this end, but I can tell you the house across the street was purchased, "improved", and resold by this group and they have had one problem after the other with their house.I'd give 0 stars if I could.Review from Allison F

This company should be a shamed of themselves. Heed my warning this company has awful business practices. We completed a contract with them. Had an inspection. They asked for their credits based on the fact we have a subdivision across the street thats been in process for over a year. We agreed because at that point we just needed this to finish because we were moving out of state and needed this done quickly. They offered for us to sign papers early and hold til closing which was 1 week early. Everything still all good. Then 4 days prior to closing we get a phone call that they are backing out of the purchase because the subdivision across the street is too much competition. 4 DAYS BEFORE CLOSING. We had already sold all our stuff. Quit our jobs. Put money down on a home that we were supposed to close on a week after this sale. This company ruins lives with no regard for what theyve done. Its disgusting. Someone needs to look into this companys business practices. SeriouslyReview from Mike E

ZERO stars! If you're need to sell fast and cheap, then Offerpad is choice. If you are looking for little, to no timely communication to help answer questions, as you go thru the process, then Offerpad is the perfect choice. EXCEPT when they hound you to fill out their survey BEFORE you get the final offer!The ****************, We bought a new home thought we'd try this methods. it is known as a Buyer Beware state, however, when working with the Offerpad (AZ office) , it is also Seller Beware! We reached to them to get a offer and immediately received a call telling us we had to submit home pictures so they could send an offer. We set up a time to send pics and agreed on the date/time to review the offer. Then ************** (AZ office) sent the offer BEFORE her "team had a chance to review the pics". Which she said the pictures were required before an offer could be sent. But then she immediately pulled that offer and said that AFTER her team saw the pictures, she wanted a $3K credit for painting the inside of the home. They offered $35K less then the estimated home value, because they were going to "replace the kitchen and also put new flooring in the kitchen. Now to put into perspective, in the last 5 years we replaced the roof, all the windows, gutters, replaced the carpet, all ducts cleaned, and had the exterior home painted in our 3 bed/2 bath single family home in a cul-de-sac. They did their home inspection and **************** (AZ office) came back at 3pm EST on the 10th (LAST DAY) of the Due Diligence period with an offer for an additional $36K in repair credits!!!! Hmm $35K + $36K = $81K in credits?? Their "home inspector" gave a 96 page report claiming electrical issues. We absolutely said no to ANY credits! NO DEAL! We called an Electrician, they confirmed NO ISSUES in writing! We live in high demand area of *******. Our home value went up $14K+ since that time and our listing the traditional way. We have Realtors call/text EVERYDAY! We will be listing soon!Review from Scott B

Loan Officer **** ******* The original loan estimate that was locked on 01-17-24 is different from the loan estimate on 01-26-24.The big difference is the origination charges section, 1st line item: *****% equating to $3552 vs old loan estimate document, it was ****% equating to $796. We went ahead with estimate because the discount points were documented as 0**** and in the final estimate it is increased even after having a rate lock.Offerpad Response

Thank you for sharing your review. A system generated Loan Estimate was created once the appraised value of the home came back with a lower amount, which changed the Loan to Value of the loan, therefore changing the pricing on the loan late Friday afternoon. This change altered loan pricing until a possible new purchase price is determined by buyer and seller, so that the file could get back to the original Loan to Value if so desired by the buyer. These communications between buyer and seller would be delivered the following business days for a loan update and possible updated Loan Estimate. Should the buyer wish to have a higher Loan to Value, then yes, the issued numbers would be correct in that they are opting to go with a different Loan to Value. I wish that there was an option to give 0 stars. Be aware that when, or if, you sign a contract with this company, they will be sending potentially dishonest people to go through your property and do as they please. I had a home inspector damage my property and refuse to take responsibiliy for it. I made the inspector leave. To the credit of the management company that sent the guy out, they did pay for the repair. However, despite the fact that this inspector did not finish his inspection, and was visibly upset with me about calling his manager, Offerpad decided it was still a good idea to use the information he gave them about my house. His report is objectively half-assed, because he left halfway through. So, Offerpad decided to cancel the contract based on what was both a biased report, and a report that wasn't even complete. I wasted time and energy I can't get back and also dealt with very dishonest people, who almost cost me a lot of money. My advice is to avoid Offerpad. Their inspectors are sent out by a third party contractor. It's difficult to envision what problems you might encounter in dealing with them. You might not be as lucky as I was, and have a garbage inspector destroy your property, and then get stuck with the bill when Offerpad terminates your contract.
