They are dishonest firm as they ask me to submit an application on a rental property even though they knew it is already been rented to another person and they accept their ************** application was missing some files and they didn't even process it, but they charge me for the application fee $30 and refused to refund **** am worried about the information I shared with them and I really don't recommend anyone to apply to this company.Review from LI S

HORRIBLE HORRIBLE HORRIBLE- .If I could award negative stars, I would. ****: OWNERSHIP GROUP Your manager ****** is RUDE, and MOST DISRESPECTFUL. Period. Someone called and said they were calling about a condo I had for rent. Mentioned the correct address; asked if I was the owner, to which I hesitantly (and now regrettably) replied, yes. I asked how they got my number and they said it was listed (which it wasnt its obscured). THEY THEN HUNG UP ON ME. Caller ID allowed me to call them back and learned it was POPLAR Homes. I asked to speak to a Manager but there was so much noise in the background and impossible to hold a discussion. I raised annoyance about being hung up on and Manager ****** told me to deal with it that it was a Friday and they were having an event. ****** did eventually identify the person who hung up on me only as someone from their marketing department. WHAAAT? This is Poplars marketing tool to call and hang up on people???? I asked to speak to upper management and eventually, the OWNERSHIP GROUP and ****** replied, you cant speak with them because were not managing your unit. ****** repeated that statement several more times. When I said I would leave negative feedback, ******s response was, you can do whatever you want. ******s attitude was pathetic, piss-pour, and downright rude. I would NEVER ever hire a company that permits, promotes, and applauds such RUDE behavior. ***************- WAKE UP. Your company harasses innocent people and then has the audacity to speak to its potential customer base with such disrespect and disdain. I WILL NEVER, EVER HIRE OR RECOMMEND POPLAR HOMES AND ON EVERY OPPORTUNITY AVAILABLE, I WILL RECOMMEND AGAINST USING POPLAR HOMES.Review from Raul P.

Poplar is the worst management company I have delt with, they are impersonal, slow and slow to do anything. They told the tenant about the cancelation of the month to month agreement via e-mail. They never verified and showed up on the move out date unanounced ready to do an inspection. Tenant was not even aware that he had to move out that day. They called the landlord asking for a retainer for an eviction lawyer. Landlord asks them to talk to the ******* first, tenant agrees to vacare at the end of the month. They don't collect the last month's rent and tell landlord to take it from the deposit. Landlord is left on the hook for the cleaning of the house and a $900 unpaid water bill.Review from Sn W

Absolutely not, run the other way. Poplar bought my previous property management company. I don't even think Poplar knew where my property was - they were trying to evict someone who vacated my rental 4 months prior. It is impossible to get in contact with anyone at Poplar. Now they want me to pay for the eviction fees when no eviction was even necessary? It is so difficult to speak with anyone there, I do not recommend at all.Review from Andrea C

From day one as a tenant to the day I moved out, Poplar was unresponsive and inattentive. I ended up having to find information on the homeowner and go directly through him to get things fixed - AC not working, broken dishwasher, broken counter, and more. And then, upon moving out, Poplar kept most of my deposit for no clear reason. Im in the process of involving an attorney because I refuse to let them get away with the craziness that has been having them as a property manager. Whether youre an owner or renter - STAY AWAY.Review from Ronnie J

Poplar Homes is the most unprofessional, incompetent property management company. Please save yourself the headache and avoid this so called management company at all cost. trust me, it will cost you in the long run. Their 8% management fees and so called rent guarantee is a smoke screen for you sign up. I recently terminated my business relationship as a landlord of one property under management with the organization due to their lack of communication, apathetic approach to my concerns as a landlord, and sheer blatant disregard for the tenants concerns. I was left to basically manage the property myself as the tenants were no longer comfortable communicating with Poplar (if they even tried to connect with them). The false promises and consistent apologies from the local point of contact, eventually fell on deaf ears as the same concerns of lack of timely responses and basic follow up repeatedly occurred I went as far as emailing the senior leadership team CEO, COO, CFO, CTO, etc earlier in the year and still did not get a response after my last attempt to get adequate service. BBB - we need your HELP! Please intervene and stop this management company from operating until their business practices match their strategic vision and mission statement. Landlords and prospective tenants deserve better care especially in the economic times were facing. Calling all state officials and whoever has a listening ear and heart of the community to intervene and thoroughly investigate the practices of this organization. If you do, Im sure youd be flabbergasted by their business practices of your constituents we need HELP! Again, DO NOT venture into a business relationship with as a tenant nor as a landlord with Poplar Homes. Your worst nightmare will come true if you do! Calling this company a SHAM would be an understatement. They are much worse than what words can describe. VENDORS BEWARE - I am waiting on UNPAID INVOICES for over 50 days on a few completed jobs. The accounting team does not have a phone number and nobody will transfer the call to them including maintenance. The latter (Maintenance Team) is a call center in ***********. They will put you on hold the moment you speak about pending invoices and wait for you to disconnect the call. If they know you are calling continuously, they will disconnect the call every time you call. THERE IS NO ACCOUNTABILITY FROM A SINGLE PERSON IN THIS COMPANY & LET'S NOT EVEN TALK ABOUT THEIR INTEGRITY. I now have to start filing liens on all the properties.Review from Lydia P

Absolutely terrible property management company. Was surprised to see it actually exists. It looks like a scam, smells like scam, must be a scam. They are fishing for personal info, then do bare minimum to collect fees. How are they allowed to operate? Do not trust or work with them to any extent.Review from Brian N

Hands down the worst property management company. They bought out the local property managers I hired, and from day one there were problems. Poplar's accounting is JV at best-they are months behind, the math does not add up, and they are horrid at communicating. When I can get someone on the phone, it's always a different person, and I have to re-explain my issues. I fired them in October 2023, and in June 2024 they sent me a 'demand letter' for a maintenance bill from April 2023. I was one the phone for four hours, and I still do not have any explanation. This company should not be allowed to operate as they can't even generate a simple spreadsheet.Review from Julian G

This company is the worst company I've ever dealt with. They promised me to get ready my property ready to market. Nobody would respond to me once they got the keys to the property. I called and sent emails for two weeks waiting for an estimate for repairs for my property to list. I finally had to contact the founder on linkedin to get them to respond to me. They then sent me an estimate that was two weeks old. They offered me 1/2 off the leasing fee for the mistake ($1250) but this only covered 20% of the damages to me for having my property for over a month without getting to market. Additionally I paid $700 in legal fees because their legal team Incorrectly believed i had to have my name on the deed when I all i needed to provide was power of attorney.
