Like other reviewers have mentioned, this is actually a scam. They prey on the fact that the average recipient of their "NOTICE" will not realize that the correspondence isn't actually from a local government agency. They charge you $120 for something that you could get yourself for less than $5 or, in some cases, absolutely free.They also claim that they have a money-back guarantee but they will not answer the phone or reply to messages sent to them through their website. DO NOT FALL for this scam! Please read all the fine print on their "NOTICE" and take your time to drop your review here to help other people from falling victim to this subterfuge.I'm not done with my efforts to call out this "company" which is run by only a couple people.Review from Erich P

This is a scam service. I called the recorders office and complained about it. They said there was nothing they could do because technically they are providing a service. I recorded a deed back in May and apparently received my official copy in an email that I somehow missed. So I get a letter from this scam service, "Local Records Office" wanting $121.50 for the official copy of my deed. They turn around and get one for $3 from the recorders office and send it to you for $121.50. It is a pure scam. I called the recorders office and said they need to give a large notification about this scam service and she said she would pass it along.Local Records Offices Response

I received a letter from them urging me to pay them $86.25 as a fee to comply with state and federal laws. It looks legitimate. I received one of these letters as a new property owner in ************** billing me for $115.50 for a property deed. It looks very legitimate. Any one not knowing to verify this info will pay the amount. This is so sad.Local Records Offices Response

No matter their boilerplate response claiming that they are legitimate, this "company" is a scam operation that preys on the unknowing and the unobservant. My elderly, infirm sister handed me their mailing instructing me to pay it. I've seen it before and was able to avert her being taken for $115.50. Yes, of course, if you read it carefully, they are upfront. But they are literally banking on a certain percentage of people who don't (or can't) read it or understand it and will mail in the payment out of a sense of obligation. That's their business model. They prey on those who are trying to be responsible and don't know they're being cheated.Look at their address, and you might think it's in or near the City County Building. In fact, it's an anonymous box address at a *** store. No office. No phone number. Just someone slithering in off the street to collect the winnings. It's a percentage game just like scam emails. A certain percentage of people fall for it. A smaller percentage file a complaint with the BBB, and they issue a refund so they can skirt the law. It's still unethical. If they get 100 suckers a week, they make over $10,000. A half million a year collected from the unknowing. Shame on you, whoever you are.Local Records Offices Response

We, at Local Records Office, are a scam entity. We provide a service for lots of money wherein a consumer can obtain a copy of their Deed or other Record of Title when there are are ways to obtain it at little or no cost. We make it unclear that we are not a government agency or are associated with any governmental agency. We misrepresent our identity by printing our scam on official looking records. We are a illegitimate business entity with the name of Local Records Office, which advises the consumer that we deal with records, specifically Deeds or other Records of Title.There is nothing true, straightforward or transparent within which we operate our business. We make it unclear to the consumer that our letter is a solicitation and not a bill. The consumer is advised in poor English and ambiguous terms that they are under no obligation to pay for our service unless they accept our offer and request our service.Local Records Office We ****
