On 4/4/23 ***** made an attempt to not return an unused portion of application fees paid for credit check performed as part of a tenant application. On 4/3/23 my wife, her cousin, and I spent $120 collectively to apply for a property that ***** manage. California Civil Code ****** requires they return unused portions of these funds upon rejection. ***** failed to complete the full screening and claimed the funds were not refundable. Additionally, ***** charges a frivolous $3 convenience fee when filling out their application online. To my knowledge Civil Code section ****** prohibits such fees. I believe there is a similar service fee when attempting to pay for one's lease through their portal. I have told them of this Civil Code and to return the remainder of my fees. This company feels very much like a scam as they have many negative Yelp reviews proclaiming that the company tries to make off with application fees. I am also alarmed by their insistence that we get a single cosigner that makes $10,000 per month. I'm not sure if she's just not grounded in reality or if this is an extended part of some scam. They also changed the stipulations and requirements multiple times over email. These emails, as well as their other communications, are **** with errors and typos. This dishonest and anti-consumer business needs to be investigated.
