After 10 years of paid rent, good tenancy, and transparency, The Becker Group required/forced a 30 day notice. With a new renter in my unit, they'd be able to make $300-$500 more. When I asked if me or my father could maintain the lease, they said "the owner would like to move on and start fresh." I was not able to keep it as my primary residence (which they were aware of for the 4 previous years) so I relented & gave in to their forced 30 day notice - basically an eviction, this feels illegal - in hopes that my friend would be able to enjoy the place instead. TBG immediately sent the Acknowledgement of Move Out letter stating they would send my deposit no later than 21 days of move out, with "an itemized written statement of the basis for & the amount of any security received & the disposition of such security & shall return any remaining portion of such security to resident". The security deposit was $1420. The date of termination 5/31/24. I did not receive the deposit until 7/22/24, over double the stated time. CA requires that landlords provide an itemized statement detailing any deductions from the deposit, the rates, the time spent, & the hourly rate, or the bill received from who they hired to do the work. This was never sent (it's supposed to send even before the deposit is returned. I did not get it before or after). I was given line items for cleaning & standard repairs (the property manager sent me the receipt that he sent the landlord for $376.84 for this work), then nail hole repairs & fan repair. TBG charged $370 for these 2 undocumented repairs. This is well above average rates. When requesting the correct documentation for these charges, TBG ignored me. I sent another email 10 days later on 8/1 citing CA requirements from landlords to tenants. They responded that same day saying they'd send all the documentation the following day. That would have been 8/2. I have not heard from them since. I am requesting a check for $370 for the undocumented work.
