On June 13, 2024 we booked by phone a cabin in ******, ** at Holts Guest Ranch for July 28-Aug 2 & paid a $140 deposit over the phone. We arrived at their office on July 28th & they immediately charged our card the remaining balance of $774.76. We asked for a key to the cabin and directions to the cabin. They said the cabin was right next door, cabin #1, and told us there isn't a lock on the door and there hasn't been for 35 years. We pushed back about not having a lock, but they said it is the way it is. We had driven 14 hours to get there, it was late, and we were exhausted. We decided we had to get some sleep, so we gave in and went to the cabin.Once entering the cabin, we found it to be in disarray. Besides not having a lock on the door, the heat didn't work, there was no hot water, the fridge was barely cold, there was leftover food in the kitchen sink, appliances were dirty, cobwebs in the windows, beds itchy & uncomfortable, and the carpeted floor had ground in dirt all throughout the cabin. We didn't sleep at all that night because of all the problems. We checked out early the next morning on July 29th, asked for a refund, and were not given one. We rented a cabin at another place and had to pay almost $2000 for it since it was the last one available. After leaving cabin 1 at Holts Guest Ranch, we emailed the cabin owners many times about the problems with cabin #1. We also cited in the email the Colorado Statues the cabin violates. In the emails we requested a refund and offered to pay for the one night we stayed. We also sent a letter to Holts Guest Ranch via certified mail which was delivered. Unfortunately, all of our efforts have been ignored completely by the owners with receiving no response from them at all. Please let us know if you can help us with this matter or point us in the right direction of who can or advise us on what to do next. Any help would be greatly appreciated! ***********
