On May 24th, 2022 I received a quote from the above contractor to have approximately 1200 sq. ft. of my attic finished as a guest bedroom and storage. I asked if they were insured and licensed along with having all their own employees and nothing was sub-contracted. They responded to my inquiry via email that they have all their own people working for them. We met at my home on May 27th to sign the agreement and gave a deposit in the amount of $5000.00 check # 5743. I told him I decided to cut the space down to only 800 sq. ft. and his foreman said the materials and labor costs would be the same because the size wasn't that much smaller and I wanted a small clothes closet in the bedroom. The contract states per them that work would be completed depending on the weather. On June 7th in the evening, I received an email From Andrew (Southern Improvements) that two of his employees were sent home because of Covid and that he would need to quarantine. Work was not going to start until June 13, 2022. On June 13th Andrew and his foreman Charles began doing the framework for the upstairs. On June 14th Sam brought a revised invoice that included the amount for flooring and a door they forgot to include along with trim and molding, I paid her another $6553.00 check # 5751. Since the start, they have only worked 7 days and just don't show up. When asked they provide excuses that contradict one another. I have extended an offer to pay for materials used and labor to date. I asked for a refund in the amount of $7261.00 for materials not yet purchased and work not done. They breached the contract themselves. A large portion of the work will need to be redone by another contractor to correct mistakes. I feel this is a fair resolution rather than going to an attorney who will request a full refund.
