I am extremely dissatisfied with the quality of the "luxury home" I purchased from Minto Homes 20 years ago. Despite being marketed as a premium property, the use of stucco foam trim throughout the houseincluding around windows, above the garage door, and on other exterior areashas proven to be a significant flaw. This material has not withstood Miami's intense heat and rainy weather, and is now deteriorating severely, requiring a complete rebuild.The poor quality of the stucco foam trim has led to additional problems: neighbors have experienced woodpeckers breaking through the foam to nest inside, and another neighbor had a family of raccoons take up residence in the roof, which a local pest control company had to remove. Its disheartening to see such substandard construction in a home sold as a luxury property. I strongly urge potential buyers to carefully consider these issues before investing in a Minto Homes property.

Two-year review: we are compelled to write this. As senior citizens, we find it imperative to share our experience. Trusting was our biggest mistake, and it has led to months of self-doubt. How could we be so wrong when industry veterans supported our conviction? Our first line of defense, Quality Control, left us questioning our judgment.The behavior exhibited by junior management was particularly disheartening, especially considering our status as senior citizens. Their insistence on implementing handyman fixes instead of adhering to industry guidelines was a clear departure from the professionalism and commitment we expected from a reputable builder. This approach has raised concerns, as it takes advantage by exploiting our construction ignorance.Gaslighting is a practice that some states have laws against, and it is something no one should tolerate. Vetting contractors who use low-skilled foreign nationals is a builder's responsibility. Its imperative for builders to uphold industry guidelines and ensure a standard of quality.In summary, we found some level of satisfaction with the assistance provided by corporate management. Breaking away from junior management provided the relief we sought, as it was too difficult for a young individual to acknowledge and rectify a lapse in judgment.We appreciate the intervention and assistance provided by corporate in addressing our concerns. Their involvement did bring about a degree of resolution, although the journey was still fraught with challenges, a toll that should never have arisen in the first place.It is our hope that sharing our experience will not only serve as a review but also as an opportunity for reflection and improvement. We believe in the importance of transparency, open communication, and safeguarding the well-being of senior citizens. Sloppy builds w dangerous shortcuts. We had multiple leaks during HURRICANE CAT 1 after being here less than a year. They patch fix problems till hopefully your warranty runs out and If you smell mold in your home, chances, are you have some and they will not address that either but rather find ways to make you feel stupid The emergency line does not work and Minto Mastercare does not care about you. They have a special way to make you feel as if your valid concerns are ping ponged between you, the builder, Mastercare, and HOA. No doubt most homes also have grading issues because the sloppy landscapers plant dead trees in sand - yes there was no thought behind your landscaping and you will have to redo it yourself. Westlake community is great, but not this Builder. Everyone is overworked, underpaid, and no oversight on anything. People u cannot communicate with will show up unannounced to patch if you were lucky enough to spot the problems.

Minto sales rep quoted us 12 to 14 month construction timeframe at the time of contract. It has been 15 months to construct a **** sf cottage and we are still 5 to 8 weeks away from closing. We have had four different superintendents but delays are always excuses. Nobody takes responsibility or ownership of the build. We are now out of pocket over $12k in rental and storage and management is not responsive. Sales experience and concept of neighborhood very good, construction is incompetent and abysmal. This should be an exciting experience but turned into a complete nightmare.
