Pro Title of ** (***********************, title agent and owner) is the title company who handled the closing process of my home purchase. The property taxes are to be paid by the seller and buyer(myself) prorated. It is the title agent's responsibility to recoup differences in monies. At the time of closing 5/31/22, the property taxes for 2022 were estimated lower than the actual amount (which was billed later in November 2022). ***** also confirmed that if there were any differences when the actual tax bill is released, the title company would recoup the difference from the seller. In Dec 2022, in writing via email attached, ***** acknowledged that I (buyer) am owed additional $1,040.93 towards the tax bill, and she will reach out to the seller to obtain the funds. Afterwards, my attempt to contact ***** via numerous email follow *** and phone calls went unanswered. My real estate agent contacted *****, and she denied responsibility and showed no efforts to proactively resolve this. My real estate agent also consulted with her own title company to confirm that this is indeed the title agent's responsibility. There is a fee for the title services and those services were not fulfilled. I am still owed money due to the title agent's mistaken underestimate resulting in underpayment from the seller's portion of the tax bill. The title company should compensate by admission of this mistake - by returning the funds due to me whether it is by their own successful recoupment from seller or by absorbing the cost themselves due to their mistake.Initial Complaint

***********************, Owner of Pro Title collected funds for a survey (plus $100 for herself) at a real estate closing on October 14, 2022. Three months later, they have not paid the survey company (****************). Target will not release the survey to me (Broker) or my customer (*************************) until they get paid. Pro-Title refuses to make this payment (even though they took the money for it). They will not answer or return calls or respond to emails from me, **************** or the survey company. Charge of $525 for survey by **************** is shown on the attached closing statement (Page 2)Thank you for any help you can give.****************************-Associate Florida's Realty LLCBusiness response

I'm not sure who to reach out to. ***********************, President of Pro Title will not return my phone calls, recently my emails to Pro Title and *********************** are coming back to me as "Undeliverable, denied by recipient".I am the real estate agent for the seller in a home sale. The sales has been closed since early last week (Sept 12 -14th), I have been unable to get an exact date. The only thing we are waiting for for the seller to get his $500,000.+ in funds is the mortgage pay off letter from the mortgage company. The seller has been providing the title company with contact information for the pay-off all of last week. Due to so much recent fraud, the mortgage companies will only process the mortgage loan pay-off demand letter from the title company, the seller is not permitted to provide it. The mortgage pay-off contact info was provided to the title company several times last week but has not been done. ***** is the only person at the title company we can work with. When calling the office last week I was told that ***** was out for continuing education and on Friday, a "conference". The seller still does not have his funds. One day last week, ***** emailed me that she will no longer work on getting the pay-off, she said "the seller has to do it" (which he cannot). We spoke to the Branch Manager at the seller's bank. She emailed specific pay-off instructions to *****. I have tried to email ***** and starting last week, my emails come back as "Undeliverable, denied by recipient", my phone calls go unreturned. Now it's Monday, the seller still does not have his funds, he has been unable to make an offer on another home, he has not been able to purchase the truck for his move, and the interest on his loan is adding up. Pro Title/*********************** has not responded to the bank Branch Manager, the seller or me. We are all told that ***** is "unavailable", will call back. She does not. We are all at a loss to figure out what to do to get the seller his pay-off and funds.
