On 2/21/24 I signed a contract with Global Resort Options (GRO) in the amount of $4995 to either rent or sale my timeshareI was very skeptical but after hours of pressuring me I was offered a VIP Access. The VIP access states Owner eligible for full refund if no rental offer presented within 6 months of registration date I had tried to reach out to GRO many times and never received a callback I was very specific that my annual dues and RCI fees were not current. *** convinced me that didnt matter. All that I had to do is accept an offer and then I would be paid. A few months later I received an offer for an ******* Resort which is not owned be me. I called them and told them I was not the owner of this timeshare. *** said no problem. I replied YES to this offer. The next day they called me and asked me to get availability for the ******* timeshare and I couldnt because of RCI. That was only time I received an offer.Since there was no money exchange and *** knows that the offer would never lead to any money being exchanged in the bogus offer I would like a refund of $4995 Sincerely,*************************

We reject this statement as we strive to maintain our clients satisfaction in the completion of offers. Many owners in our program successfully rent without an active exchange; but it is always an owners responsibility to maintain the fees associated with your timeshare resort. We did advise that this will not stop your account from receiving future offers rather it is limited to only one location. Your account has been assigned to the Senior Client *******, ****, who will be able to provide a resolution for the account. Our *************** team will be contacting you to confirm the best time to connect with ****. At Global Resort Options, we hold your satisfaction to the highest regard and are in position to be able to provide immediate relief.

I signed an agreement with Global Resort Options in May 2023 to advertise my timeshare to rent or buy "for the life of the owner's deed". However, I have not been able to get any evidence that they have advertised it at all in the last 14 months. I have tried and failed to speak to someone about this multiple times over the last year. After the most recent time they scheduled a call and blew me off, I asked for a refund with no response. I have given them every opportunity to prove to me they are legitimate, but I am afraid they are predatory at best and a scam at worst.

We reject this statement although we do understand your concerns. Due to the fact of your time zone in ******, we believe it has been challenging with you clearing your required steps to complete and confirm your rentals that have been ready in your account. As we previously spoke to you these rental requests cannot sit for a long period of time as it causes hardship for other owners who have responded with similar availability and who are ready to complete the rental transactions. We have contacted you on multiple occasions: May 22nd, 2023, May 30th, 2023, July 3rd, 2023, August 18th, 2023, November 14th, 2023, March 19th, 2024, June 10th, 2024, July 22nd, 2024, August 10th, 2024, August 12th, 2024, and August 19th, 2024. Our primary goal is to ensure your experience is a remarkable one so we have assigned one of our rental professionals who is going to work closely with you; to walk you through step-by-step, to complete your available rentals. As of this email, we have been in contact and have an appointments scheduled for August 20, 2024 at 12 pm EDT.

      BBB representatives,

Thank you for taking action on my complaint so quickly. Global Resort Options reached out to discuss the issues with me. I am happy to move forward working directly with the company at this point to resolve my concerns. Please close my complaint.

On October 1st 2023, the company named Global Resorts Options called to offer me the possibility to get rid of the timeshare that I have with Westgate Resorts. Being that I contemplated getting out of the timeshare, I set up a follow up appointment with them on October 7th at around 11:00 AM. My wife and I, even though we were tired after a hard work week, we attended that meeting where the salesperson promised us to rent then sell our timeshare for us. Feeling that we were onto something good, I kindly supplied my *************** credit card to be billed $4,995.00. A few months passed by, our timeshare didn't get rented nor sold. Later on, we found out from Westgate Resorts that no one bu us could rent or sell our timeshare. I tried to get my money refunded to me, but the company through its contract claimed that it only provides advertisement. I fell like I've been had. No one in their right mind would pay $4,995.00 to advertise a timeshare. the worst thing is that we never received any offers to rent nor purchase our timeshare. Global Resort Options is just out there preying on unsuspecting customers out there. Please, help me get a full refund! I paid for a service that I didn't receive. Thanks!

We reject this statement due to a few inaccuracies. A review was initiated on the account on January 4th, 2024, that determined we have in fact forwarded several offers to the account starting on November 26th, 2023, to which no response was received. We understand concerns that were raised from the resort being disingenuous with information that was provided regarding your ability to rent the property. We have worked with a multitude of owners to successfully complete offers; additionally, there are droves of owners who have developed their own personal skill to renting their property. Keep in mind, the owner must accept the offer before we can move forward with the agreement process for any rental. At Global Resort Options, your satisfaction stands at the forefront of our standards, we have assigned your account to the Senior Client Liaison, ***************************, who can provide a comprehensive overview of the account and outline the best steps moving forward to ensure completion of offers. Our ****** Services team has attempted to contact you to confirm the best time to speak with **** regarding your account.

*** contacted me on 3/10/22 and offered to help rent and/or sell my deeded property timeshares for a one time fee of $3,964.00. During her spiel, ************************* (*****) kept stating that company had an "A" rating and implied BBB accreditation. While she noted that the company could not "guarantee" the properties would be rented or sold, she repeatedly told me that the location of my properties (i.e. *********) were prime spots and added that they would have "no problem" renting them. When I expressed some concern about the cost for this service, she pressured further reiterating that the rental or sale of the property would more than compensate for the one time fee. Moreover, the next day up until 3/22/22, when I made phone and email attempts to get a hold of them as I had questions about the account which would have determined if I canceled or not prior to the 10 day window I had to cancel this transaction, no one responded. It was not until the 11th day on March 23rd that I received an email back. It has now going on 2 years and I have not had any action on my account. I continue to lack any real communication with GRO and do not believe they are actively working toward renting or selling my property. Further, there work practices are unethical (e.g. high pressure sales, dishonesty in their reporting of services, and lying to their customers during the non-recorded part of the calls, and avoiding contact during the 10 day cancellation window).

      03/11/2024

We take your concerns seriously and want to solve them quickly and carefully. We reject this statement about our product, service and more importantly about our contact with you. Your account was initially registered on March 10th, 2022. We did have multiple points of contact to verify account information for the account onboarding process within the allotted 10-day cancellation period of March 10th, 2022 to March 22nd, 2022. During which time did not receive any discourse of **************** to  request cancellation of the account registration. Furthermore, we did attempt to make contact to provide an account update on April 25th, 2022 at 12:41 pm but were not able to connect. We spoke again on June 9th, 2022 wherein we verified active account information regarding available time within the account. On January 14th, 2023 we contacted **************** with a verified offer from our Corporate Rental sector in the amount of $2,400; more than the initially quoted amount of $1,500 to $1,800. Unfortunately, the available points within the Holiday Inn account were not sufficient to be able to complete this request. Upon review with you on January 16th, 2023 you have used all available points for a personal vacation to ****** which unfortunately, the type of membership that you purchased does not allow for more points to be allotted until 2025. After not being able to fulfill requests for 2023 due to this limited point availability with your membership type we are eagerly waiting to send offers within your allotted use year. Were giving your situation special attention by assigning ***************************, our Senior Client Liaison, to your case because hes able to resolve complicated issues. Our team will call you soon to find a good time for **** to talk about your concerns and look at all the ways we can accommodate the structure of your enrollment. At Global Resort Options, making sure youre happy is our main goal. Were here to fix any problems fast and make sure youre satisfied with our service.

on January 1, **** I contacted Global Resort Options to claim the one year full refund guarantee they promised when the solicited me to rent out my time share. Over the next three weeks I was bounced between employees and voice mails, scheduled appointments with management that they failed to attend, and generally gas lighted.I was originally solicited in December 2022 to allow them to rent out my time share, earning me approx. $2500-$3500 a year. I would pay them $3500 and in 2 years time I'd be making a clear profit. I declined the offer as being too good to be true. They touted their BBB reviews and proclaimed their integrity. In recently receiving your displeasure, we must reject this statement of the property cannot be rented. To clarify, your account is actively being advertised for the rental of your property. Your membership with the resort is on a Triennial basis, allowing your property to be rented every three years. While having received activity and inquiries on the account since February 2023, we were not able to forward valid offers to your account since your property was not available for booking due to this triennial limitation. We do screen all offers to ensure they meet rental criteria before contacting any owners. Your previous anniversary booking year was 2021; however, the account was not registered at this time. For clarity purposes, your anniversary booking window is Week 43 of **** and we have actively been working to forward verified offers within the confines of this limited membership type. Hello -

GRO contacted me today (1/12/24) and explained what happened. Their explanation made sense and I am hoping I can withdraw my bad review. The problem developed was partly my misunderstanding about the Triannual timeshares I own.  They cannot rent the Triannual timeshare, and that's why it was not rented.  Right now, it is just a misunderstanding / miscommunication about the rental.

Is there any way for me to withdraw the complaint? I was upset with no response from them but I waited only 24 hours before lodging the complaint.

Thank you for your kind consideration in this.

      regards,

Mr. ****** registered for service on July 11th, 2022, for the marketing of the Vacation Ownership. We reached out pertaining to an update on the account on July 13th, 2022, wherein we updated Mr. ****** as to when he will receive his Client ID#; which identifies him in our system when an offer is placed. We did confirm with Mr. ****** that he did receive this client ID# on July 22nd, 2022. We spoke with Mr. ****** again on August 9th, 2022, wherein he requested an update, and we explained his account was roughly one month registered for services so we do need to allow time for the marketing to generate offers. We then reached out on August 30th, 2022, at 12:36 PM (EST) to provide an update on the account regarding the activity we have been receiving with the marketing of the property, unfortunately we were not able to connect with Mr. *******
We reached out with another update on October 10th, 2022, at 10:19 AM (EST) to provide another update on the account again with the offers we were receiving for the property with no response from Mr. ******* On May 4th, 2023, Mr. ****** contacted us stating that he has not heard any updates in regard to his account since the date of registration. We then assigned his account to the Senior Client Liaison, Doug Alexander, who advised Mr. ****** of the status of his account, the points of contact we have made, as well as the steps needed to complete services on the account. During this call Mr. ****** did also advise that he had opened a dispute case with his banking institution. We explained this will place the account on hold until the bank reviews all supporting documents (i.e., signed agreement and email correspondence). The bank ultimately ruled in favor of Global Resort Options wherein the account was reactivated to receive and accept offers.
We maintained constant communication with Mr. ****** from May 4th, 2023, to June 30th, 2023, in which he was forwarded an offer in the amount of $1200 for dates requested in August 2023. Upon contacting Mr. ****** on June 30th, 2023, with the offer he proceeded to answer our call and hang-up multiple times within the 48-hour period allowed to accept any offer. We made 5 attempts to reach Mr. ****** on June 30th, 2023; the timestamps go as follows: 10:40 AM, 12:14 AM, 4:07 PM, and 5:03 PM. On July 6th, 2023, Mr. ****** contacted our Member Service team stating we never contacted him with an offer and requested refund. We explained that he is outside of the cancellation period stipulated in the signed agreement and an offer was forwarded with the dates and timestamps of the communications of the offer. We did attempt to contact Mr. ****** today July 13th, 2023, to update Mr. ****** on the status of the account with the offers we have been receiving; he stated he is too busy to speak with us and that we have never reached out to him pertaining to an offer. Currently, we are actively marketing the Vacation Ownership and have been receiving inquiries for the property. In order to have a successful business relationship and maintain a positive portfolio for the property; we do need to have Mr. ****** accept or decline any offer that is placed, legally we cannot accept any offer on behalf of any owner. To better assist Mr. ****** and fulfill services please confirm the best date, time, and contact phone number that we can connect with Mr. ****** to provide the relief being requested.

The original dispute case opened April 15th, 2023, was reviewed by your banking institution and it was determined we have made a good-faith effort to complete services on your account. The bank then closed the initial case in favor of Global Resort Options which reactivated your account. The second attempt was initiated on May 4th, 2023, and we have supplied all documentation for review. Currently, the second attempt dispute case is still ongoing and in review with your banking institution. We are, in good-faith, still marketing the property until this matter has been resolved and services completed. We will be in contact with you in the coming weeks regarding the activity we have received on the account and are excited and in position to complete services.

We reject this statement as per the last discussion on July 9th, 2024; we are focusing the account for inquiries requesting dates for the last quarter of the year due to the black out dates advised for the summer. Keep in mind, we are working within the constraints of a limited membership type for the incoming offers on your account. As we have previously advised the account is ineligible for a refund at this time; however, with the activity we are receiving you are able to accept one more offer on your account for this year before we move into the 2025 season. Your assigned representative will be contacting you to advise of when we will be able to complete the remaining rental for your account based on your limited booking capacity.

July 29, 2022 for $3,247 Global Resort Options falsely claimed they were affiliated with our Time Share. They play off of the name of the company that is offered through our time share, which is a free service. They had account information, balances and other information that made it seem as they were as they claimed. After 6 months, we did receive a rental offer. After signing the documents and getting the money, we found out that they failed to make a reservation for the renter. The renter reached out to me directly about issues with the reservation. Global Resort Options was able to find a reservation with another resort for this renter but they wanted us to pay back the money we received. We refused because they failed to provide the services we paid for. They finally agreed we could keep the rental money, they filed an insurance claim instead. Since this incident I have called and left six voice mails. I have not received a return call and it has been over 2 weeks since the last call. Our time share called as they saw Global Resort Options was attempting to make a reservation on our time for someone else. The Time share warned us about Global Resort Options and stated that Global Resort Options is not affiliated with the time share, and these services are offered by the time share free of charge.

It is unfortunate that you received rental compensation and are experiencing displeasure. Thank you for bringing this matter to our attention. We strive to ensure all owners are satisfied with any offer they accept. To clarify, when you initially registered on July 29th, 2022, your representative did state that we are not affiliated with your resort or exchange company; all calls are recorded for quality and training purposes. Before signing the advertising agreement our verification process does state that, “Global Resort Options is not affiliated with any other outside entity such as the resort company, RCI, or Interval International.” The resort does, in fact, offer a service to their owners which allows them similar services; however, the owner does not have the final decision regarding accepted rental amounts, nor do they receive the total gross rental amount. This is done through Daily Management whose rental agreement states, “The rental program is run by the management company and has no relationship to the developer of the resort or its sales organization.” This organization can complete rental requests; however, a 30% commission is deducted of the gross rental received on any completed rental. Regarding the rental completed with Global Resort Options, the reservation confirmation was created by sending the information to an RCI representative to book since the online portal was not working. When the renter received the confirmation, we were notified about the incorrect dates confirmed by RCI. We were able to have the guest confirm their accommodation through another timeshare resort to complete the request. The last recorded date of contact was March 30th, 2023, wherein we confirmed that no adjustments will be made to the accepted rental amount. To date, we have no records, via phone or email, of your attempts to contact us. In order to better assist you, we will be contacting you to schedule a time to speak with a Senior Client Liaison who can provide a full overview of the status of your account and discuss the best steps moving forward for your account.

"We reject your statement, pursuant to the contract you signed on July 29th, 2022, in good-faith; it clearly outlines, “Initial term of the advertising is ninety (90) days. GRO will continue advertising the property at its expense for the life of the Owner’s deed, upon written or verbal notification. Owner’s notification regarding any requested extension must be received by GRO prior to the end of ninety (90) day period and prior to the expiration of each ninety (90) day period thereafter.” Even though your obligations were defaulted on, pursuant to the contractual agreement, we still continue to market and rent your timeshare ownership, which you received rental income due to the success of the program. We are making a final attempt to implore you to open a line of communication so that the marketing and rental efforts can be conducted."

      Best Regards,

      Complaint: ********

I am rejecting this response because:

GRO is a scam.  We were told by your high pressure sales person that we would not see any results until after 90 days.  When we called at the end of the 90 day period, he told me that they do not advertise or have any advertising events during the holiday period and we would not see any results until another 90 day period has passed.  He also said that GRO would contact us every 45 days.

So your high pressure salesman, stating we had 30 minutes to till the end of the offer for the reduced price, lied to us about the product you were selling. Keep in mind, you claim you record all calls.  A subpoena will request all calls between us to prove your company is a scam.

I reject all future responses from GRO.  I will be filing complaints with the Attorney Generals offices in both Florida and Arizona.  If GRO contacts me again, I will turn it over to my attorney to deal with.

      Sincerely,
