In January 2022, BBB reached out to the business regarding a pattern of complaints received from customers alleging:
deposits are given to hold the unit; they found the unit was not ready to move into by the date given for move-in, and are unable to receive a refund of the deposit.
On March 8, 2022 BBB received a response from the business:
We have had a reduced number of people moving out over the past year or so and a longer time frame to get someone evicted. If we are unable to get someone moved in we refund their hold deposit. We have added a section to our hold deposit agreement that states it could be up to 8 weeks to get a placement into a unit. A majority of the complaints that have come in were already in the process of being refunded OR had already been mailed out.

When I went to this mobile ********* looking for one of their rentals that were plastered all over the internet, I spoke with the manager, *******. She told me and my friend that she had two 2 bedrooms and a 3 bedroom open. The 2 bedrooms she said needed work and was not ready but the 3 bedroom that we did a complete walk through of only needed the floors buffed from them painting. Not a problem she says I can get you in here the fastest. Had to have her meet our large dog and then as she said we can get the ball rolling to get you moved in. 1st day we were there this girl did not even bother to show up even though she lives on the property! Go there again and dog did fine all was happy and welcome to the park.Paid an app fee $60.00 that she never did any checks or nothing, tells me that in order for her to hold the unit, I had to pay a $400.00 hold fee that guarenteed me my home money only. ****** to the store get what she needed, and she snatched that 400 off the table like fire! Long story shortened, here comes the lies and run around she knows that the unlivable unit I was in I had to be *********** caved in terrible. All of a sudden my unit needed work! Can't move in me, my son and pets ended up living out of boxes, gave my old landlord my 30 day notice, my oldest son had all new furniture waiting w/truck, she sends me half way across the state for a unit that was never for rent. From 12/28/23-02/06/2024 these people played us. Tells me that a unit wont be available until April! and now I have to send a certified letter to what they call corporate its probably a house to REQUEST my deposit back!! Lies, lies, and about had me evicted from my place. Liers, and they are known to do this to many people! These people need to be stopped and I have been provided legal assistance by my job to do something about this. Taking advantage of families and it's horrible. Glad I did not get stuck paying ******* for a trailer! I found better tonight!!! THEIVES all the time and gas!

This place should be SHUT DOWN and they should be arrested for SCAMMING INNOCENT people of their hard earned money especially when they are struggling just to get by. On 6/16/22 I took my son to Forest Green Family Communities Trailer Park home in Hudson and because my son was in desperate need of getting into a place to live, I went ahead and paid all the fees to make sure he would get the next available home as Linda ********** stated he would when he signed the hold deposit agreement. It clearly stated that if they did not have an available home within 8 weeks, we would get the full refund back. Well, 8 weeks came and NOTHING was available or offered. My son called several times to ask if there was anything available and he always got the run around of excuses and then Linda stopped being helpful. She was no longer there and then my son was told that there was a change in management. Well long story short, we were given a paper stating how to request a refund and we did everything it said to do. He wrote a letter and we attached the receipt of the cashier's check that was written out to them and that showed that they indeed cashed it because I went to the bank and they confirmed it was deposited to their Platinum Bank bank account and it printed their bank account number so I have proof of that as well. Well, here is it over 1 year and a half and we NEVER received anything back. I demand my money back of $1800.00!!! I'm on the process of taking them to court for fraud and theft. This is ridiculous and they should not be in business ever!!! Poor business....stay AWAY from this place and I hate how they take advantage of the people that are struggling. SHAME ON YOU FOREST GREEN FAMILY COMMUNITY!!!
