      Rented 1098 W Seagate Dr. **** my dryer to inadequate duct cleaning that cause my dryer to fry. Had an electric bill of over $1200 because home owner refused to fix the air conditioner properly. Because of lack of timely repair had an accumulation of 1.5 months without properly cooling air conditioning which resulted in my mother having to leave the home so that her lungs didn't get ****** congested. Light covers were not correctly installed resulting in a concussion to myself and the light covering getting busted( I refused to buy a replacement and they charged me to replace it when we vacated). There was no communication to us the renters prior to the home owners' maintenance men showing up after maintenance request was placed via website with Innovation. As tenants we were told by Innovation that we were excellent but they lied when they refused to renew our lease. We were told that home owners had family that needed the house to live in( which is reasonable considering the times) however when we drove through the neighborhood last week ( we vacated in ***) Innovation had a for rent sign out front. We had to sign a lease extension for *** because of trying to find a place to move to in ******* was proving so impossible. Seems that Innovation wanted us out and might have slandered us as renters since we were continually turned down everywhere else. Looking back I have to question their lease demands and the scare tactics(they threatened to evict us because they smelled incense, air freshers, and aromatherapy diffusers even though none of those things were listed in the lease as no-nos). Everyone on the lease lived in the home and abided by the lease terms. Innovation has added to my PTSD diagnosis.

      I am sorry ***************** is disappointed with the owner of this property, and by proxy, our company.  Just as with every story, there are two sides to this one as well. 

      Innovation Property Management, Inc. was not in charge of any repairs at the property.  This was made very clear to the tenant all along.  The owner has their own maintenance company.  When an issue arises, we would contact the owner, who would then in turn, send out his vendors.  Each time, the owner's vendor would give us a timeframe for us to inform the tenant, which we did. 

      The owner's vendors visited the property several times.  During such times, they reported back to us and the owner of damages being done to the property as a result of the tenants.  The, so called, light covering issues were as a result of the tenants.  Perhaps they didn't place them back on correctly when changing light bulbs.  Perhaps they was roughhousing in the home.  Regardless, we never heard about an incident where a concussion occurred, or any injury for that matter.  This complaint is the first we are hearing of it. 

      ***************** complained about her dryer not working properly.  This home is not a new home.  Several tenants have lived there, without issues.  It may be possible that given the way they were living, they were not cleaning the lint trap out adequately, thus creating a larger issue for their dryer. 

      After several vendor visits to the home, the owner decided that he was fed up with the tenant and us.  He basically stated he wanted the tenant out of the property.  We fought for the tenant and informed the owner, we needed to give them proper notice before he takes the property back.  We all agreed to a 60 day extension to give them more time to relocated.  At the time, we were told by the owner that he was taking the property back from us and he was going to rent it to a friend or family.  We operated under those pretenses.  Unbeknownst to us, he would later give it back to us to re-rent.  

      ***************** let the property a mess upon vacating.  The amount of trash left outside was enormous.  The level of filth inside the home appeared as though they never cleaned since moving in.  There were broken doors, light fixtures and painting issues throughout.  There was dog hair all over the place and f**** everywhere around the property.  The smell of the interior was so bad, a company had to come in with an ozone machine to remove the smoke smell as well as animal urine smell.  Additionally, the landscaping was left in terrible shape.  Far worse than when they moved into the property.  

      I have included some photos of the property with this response.  If the BBB system allowed, i have well over a hundred more to substantiate the charges against their deposit.   

      The truth is, we were extremely generous giving back hundreds of dollars of their deposit.  We could have substantiated far more.  We were trying to help.

      I believe if the full deposit went back to them, we would never have heard another word from them but because it didn't, we are now viewed and reviewed negatively.

      Lastly, at no point have we badmouthed them to anyone.  Allegations that we slandered them are ridiculous.  First of all, they received money back.  There is no way to go after their credit or rental history if money was returned.  Only if we had to go after their credit for amounts owed could that be done.  Secondly, what benefit would we have to do so, even if we could? 

      I am sorry that ***************** is not happy with our company but the truth is, it isn't our company.  It is the owner of the home.  On the other hand, the owner may also not be fully wrong in their stance based on what was seen upon their departure as well as during visits to the home.  

      We wish them the best of luck in their next property.

      All of the trash is what was not picked up by waste management. Not my problem. The home owner never once communicated his personal issues and bias. Vent duct work was never done. The outside vendor pulled out the equivalent of 3 body pillows FROM THE **** duct. Cleaning the duct WITH IN the house is not my fault but the home owners. The home owner never cleaned his sheds and my son was attacked. We were charged pet rent for an ESAx2.

      BBB,

      First and foremost, as mentioned previously, the owner of the home handles all repairs.  He has his own vendors and does not allow my company to send people.  When an issue arises at his home, we have to contact him for a resolution.  **************** does not see the difference on blaming us versus the owner of the property. 

      In ******************** latest attach on our company, she now admits to all the trash that was on the street, whereas before, it was not a concern of hers.  She states, "All of the trash is what was not picked up by waste management. Not my problem."  Well, whose problem is it? It wasn't our belongings. 

      **************** further claims that she was charged for 2 *** animals.  This is also a blatant lie.  She was charged for 1 animal,not 2.  She also was not able to provide the necessary documents to a third party pet screening company who validates if in fact they are legitimate animals.  If she had, the pet rent would never have applied.  This is not handled within our office but an outside, disinterested 3rd party verification process.  

      The dryer issues **************** is mentioning is accurate. The owner sent their own vendor to the property and he vacuumed out the lint from the line.  He stated it was a normal amount, just like most other jobs he goes on.  The bill, paid by the owner, was not any more than the regular service charge for this service.  I am not sure why **************** keeps bringing this up.  The matter was identified and resolved. Plus she did not get charged for this. 

      ******************** brother is now attacking my company online and has threatened legal action. 

      Here are quotes he has posted online:

      -"I am now going to submit my bill for everything they will either pay freely or I'll take them to court 1 case against ****** 1 case against the property management company and 1 against the Canadians who own the rental property in *******"

      -If he isn't paid "$8,826.53 to be paid within 30 days of this post each month they refuse to pay I will add 25% to the amount as a late penalty." 

      -"The home owner didn't want to start a new rental agreement wanted her out because she complained to much prompting my sister to try and find a new home NEVER FOUND 1 only to find out ****** was giving her a bad review causing my sister to LOSE 85% OF EVERYTHING SHES OWNED FOR 32 YRS"

      We have no idea what this is regarding.  Other than feeling like a shakedown, what exactly did he do that warrants a payment?  Regarding giving his sister a negative review, NEVER HAPPENED.  I have no idea as to why his sister was not able to find another property.  We do not talk to anyone regarding tenants.  It must go through our system, in writing.  The questions we are allowed to answer are straight forward and are not open to interpretation.  They are: Dates on the lease? Rent amount?  Did they bounce payments? Were they late on rent.  Did they have pets. 

      Not that it matters but, **************** was never late on the rent.  She did not bounce her rent payment. The rent amount and dates are straight forward.  And she did have a pet.  

      How any of this can be an issue on her next property, is baffling to me.  Perhaps whoever she applied to ran her background and found something we had no knowledge of.  Maybe she didn't income qualify for a different amount.  Perhaps her credit was an issue.  None of this was an issue for us renting to her, thus a negative review isn't even possible. 

      Bottom line, the owner did not want to continue renting the home to her or anyone else at the time he gave her a non renewal.  He wanted to take the property out of our management companies hands and try to ****** it.  It was not successful for him so he eventually gave the property back over to us to get another long term tenant.  Finally, please take note, again, we did not have any repairs done at the property through our company.  They owner takes care of his own home with his own vendors.  None of **************** or her brothers accusations regarding repairs have anything to do with us, yet they keep attacking our company. 

      As stated before, we sincerely wish them the best in their next property.

      Not sure when the home owner came to take his pictures, but since trash pick up was on Mondays and we vacated Wednesday and Thursday, as stated not my concern. Waste management usually does a great job but since I'm not their manager I am therefore not responsible for when they pick up.

      As for my concussion, it occurred ON MOVE IN, to the property so I never had the chance to " change a light bulb or rough house". The fixture was improperly installed resulting in injury which WAS reported to Innovation Property. Not my fault if it never went up the chain of command. Sounds like Innovation might want to make sure their employees are following protocols because someone dropped the communication ball. 

      As for the owner's vendors, they did not provide adequate communication to the renters which is in fact a violation of privacy. None of these folks were properly vetted as maintenance and as such required constant supervision which added to my anxiety and PTSD both of which I was upfront about. No licensure or credentials were ever provided and at least twice the ** was jury rigged to run continuously on blower effecting my electric bill!

      I had to put the electric on a budget just to afford the half assed repairs and I am still paying down the last bill which was over $900.

      The homeowner never bothered to clean out the shed which resulted in raccoons establishing themselves which led to my autistic son being chased into the house by them. My brother had to clean the shed out just to insure my son's safety when he took the dog out.

      Innovation stated that it wasn't their problem( which I can see since the home owner is not the same) but since they were in charge of the property it sort of is.

      Bottom line is either the home owner needs to be held accountable or Innovations does since they are "managing" on the home owner's behalf. Guess it is time for a lawyer since neither wants to own up to the violations.

      I've included picture of the shed prior to it getting cleaned out by my brother which is something that shouldn't have happened had it been addressed prior to me renting it.

      We rented a house from this company for 8 years. There were expenses we as renters were obligated to pay and anything above $100 the management company was to pay. We had many underground water leaks that were not our responsibility to pay and they refused to reimburse us the high water overages we were charged. They refused to come out and fix the ** properly. We would go days and days before getting a maintenance response back from them. They didnt properly repair damage from hurricanes and water leaks through the roof. I sent in numerous emails that just got ignored and never responded back to about money owed to me. I would put in a maintenance request through the portal and they would cancel it before even fixing it or responding to me. They requested I send in paperwork showing what I paid for water leaks & what needed to be reimbursed and I did and nobody responded then they said they never got anything even though I emailed it, put it in the portal and text messaged it to the property manager. This was the absolute worst company I have ever dealt with. We would have to beg and message tons of times before we would get a response about a broken ** in the summer months in *******. I have records and proof of everything from day 1. This goes back years and years!! They dont care about the people living in their houses. Or the damage they need to repair or the things to need to fix properly. They want the cheapest fastest easiest fix if you can even get them to respond to a maintenance issue. We have never been reimbursed a dime from them. They never repaired broken windows. They never cleaned the windows like they were supposed to do after we moved in cause there was paint overspray all over the sliding glass doors from the recent paint job they did. They charge upscale rent prices but treat you like dirty scum that do not deserve to be living decently in a house that you are overpaying for. $275,000 in rent over 8 years and not one late payment from us

      Thank you for reaching out to us regarding **************** negative experience with our company. While there are some truths to her accusations, there are also several embellishments and distortions of the facts.  We were not the management company that moved **************** into the property.  We acquired the management of the home well over a year after she had moved in.  In the time we have been managing the property (roughly 6 years), the owner has spent $53,608.94 on repairs and maintenance to the home.  To say that things were not done is a total fabrication.  I have pulled the ledger and work orders for this property since we took over and went line by line as to work order requests versus invoices for work that was done.  Please understand, I am not accusing *************** of braking things, I am merely elaborating that when issues came up,they were handled.  Having said that, I am aware that **************** made several repeated work orders stating that she had not heard back from our company. For this, I am sorry if some of the repairs did not occur in a timelier manner.  This is something I will be addressing with the staff as we always want to have an open line of communication with tenants, even if the answer is no or there is a delay with vendors, we should be communicating updates within a reasonable timeframe.


      It should be noted that **************** has given us a negative review on a separate issue regarding the hot water heater several months ago.  After submitting the work order,the vendor went to the property and noted there were several people living/staying at the home and all wanting to shower back to back.  The water heater was operating well within normal operation, they were simply using up the hot water and not giving it time to replenish.  **************** did not like that response and was not shy about reporting it online. 


      On a separate issue, and probably the real reason **************** feels the need to come after us is, she left the property owing $6,248.00 in rent and damages.  The did not pay the last month of rent before vacating.  She claims she paid last months rent when they moved in but no lease, no ledger and no bank statement shows this was the case. Our accounts are reconciled daily and no funds are unaccounted for and no documentation they signed yearly (leases) show they did.  They do have a deposit on file of $3,600.00 that will go against the amount owed but they still have damages done to the property that include spray painting on the garage floor that needed to be removed, deep cleaning of appliances, broken blinds, and the removal of trash left at the property.   
      All of these issues are well documented with photos and receipts.


      What I find a little frustrating is, if **************** had such a negative experience working with us and continued to have as many issues with the property as she is claiming (I am not saying there werent issues) why would she continue to renew the lease 8 times? Furthermore, in her complaint, she is disputing an amount of $275,000.  Which is the amount of rent **************** paid over the 8 years of living there.  I did not verify the amount but it is for sure possible or close.  Is she asking for 8 years worth of rent to be paid back to her?  Obviously, this is a ridiculous request and sort of sheds light as to her motivations.
      Once again, I apologize for possibly not getting some of the repairs done in a more timely manner or at least a smoother line of communication as to why they may be delayed.  However, you can see there is always a second side to every story.

      Some of the responses are true like they werent the original management company but the rest of their responses are all absolutely false! I would love for them to show where in the world they repaired $53k worth of repairs and maintenance to the house. The things that needed to be done correctly like repairing ** was never done. Leaks were never fixed. Prove where they were I would love to see them. If they were properly done, the same issues would not have kept arising year after year. The work order stating several people were living in our home is a COMPLETE lie. There were 2 of us. I had family coming into town that weekend only for a few days and they werent there when they came for the work order so all that is a complete fabrication. I have no problem bringing this all to court and suborning that man who came for the work order and subpoena him. Such a joke. They have nothing else to do other than make up lies. . My husband and I were the only tenants living in the house. Ask any neighbor anywhere around us. My 26 year old son moved out after year 1 of us moving in and my 19 year left for college over a year ago. ! Complete lie! Plus I have ring cameras to prove that. Two people expecting to take hot showers once a day is not a ridiculous request for someone paying over 3k a month for rent. We paid first and last months rent and I have ALL the paperwork showing that when we first moved in. I havent been ask to prove any of that yet but I have it when I need to. Sorry their records arent showing that but it doesnt surprise me as its the most disorganized business Ive ever encountered. Them needing to Deep  clean  appliances is also a joke. We cleaned that house from top to bottom and have pics of everything and left nothing in that house . They are pulling at strings to make more money off of us and lying about everything. Luckily I knew this game would be played so I have all the pics of the house and exactly how we left it! We made sure to cover our bases knowing and expecting this trash from them. We would expect nothing more. How embarrassing when the truth all comes out. ALL The trash was removed by a company way before our April 30th move out date. I  have records of that. So please show us what records you have of all these fabrications. We only stayed at this house for convenience until our house was to be done being built and our daughter graduated so she wouldnt have to move schools. And  We didnt want to have to keep moving every year so yes it was easier to stay in that house and over pay and deal with their bs all while hoping to get reimbursed from them. We sure werent going to break the lease.  Im not asking for 8 years of rent to be paid. But Im asking for what is owed to me from my water leaks that their company never paid me back for years and years in a row that just got  ignored. And the pain and suffering of begging and pleading for things to get fixed like the ** I  the summer months. Nothing in that house was broken by us but a few blinds. The only thing we ever called them for was constant ** issues and water leaks! Pretty good for a tenant who lived there for 8 years! We were easy. We  paid our rent on time every month. Never late once. And I say we call it even and walk away from the disaster of a company we paid $250k to owing them nothing! Them owing us nothing and to part ways for good. In the meantime I will gather ALL my paperwork for prove  every single thing I have stated! If there is one thing I cant stand is lies especially from a company that thinks they can bully us just because they are a big company and we are just tenants that paid over $250K to them! They messed with the wrong girl. I saved everything since day 1!

      Thank you for reaching back out.  ***************** can continue pursing the matter all she likes.  It doesn't change the facts or the explanation given the last complaint she made against us on this platform. 

      Forgetting all her responses, she left owing rent money.  The same rent she claims she was never late on.  Her lease ended 4/30/2024.  She never paid April rent.   

      Her security deposit went to pay the rent which left no money for repairs.  

      I am attaching photos of the garage that was spray painted on the door and floor, appliances that needed cleaning, and carpet condition upon move out.

      Our records indicate the garage was not in the condition when they moved in.  Neither was the carpet.  There is normal wear and tear, then there is abuse of the carpet.

      Our lease was renewed in February 2023. In July, the management company advised that a renewal background screening is required per an HOA document that was received. Per the notice, this was supposed to be done and submitted within 10 days of signing the lease. When the management company advised us of this, we informed them that we had no issue with them running the screenings as they have all of our information to do so. They advised we would have to pay out of pocket, which we informed them we could not afford it. Had this been brought to our attention at renewal like it should have been, we could have sent them the one we already did in December 2022 as we were looking to move and unsure about renewing. But we weren't informed until July (2 months after signing) and we could not afford to run another screening. Instead of the management working with the owners to see how we can come to a resolution, they went back and forth with us trying to force us to pay for something we don't have the money for. Ultimately the owner agreed to pay for the screenings early this month and Innovation Property Management sent us a link to do so. Then they switched the link several times before sending us the correct one. We then attempted to make an account as they instructed us to do, but were having an issue getting verified. Then finally we were able to get verified with the link ****** sent and we were able to run the screenings on 9/19/2023. Per our last conversation, ****** advised the HOA gave them an extension for the screenings. But now after getting everything resolved, they are still trying to charge us $1,100 for a fine that would not even be a discussion had they done their job. If the screenings are due within 10 days of signing, then that means that Innovation Property Management should have submitted the screenings to the HOA in February 2023. So that also means that Innovation Property Management should have initiated this task prior to us signing in February.

      Good afternoon BBB.

      Thank you for bringing this complaint to our attention.  Our office is not one that shies away from mistakes. In fact, we own them, learn from them, and try our best not to repeat them.  Several of the dates/timeline that are being mentioned in this complaint are accurate. 

      However, not all the facts are 100% explained properly.  While we did not ask for the HOA background screening at the time of the renewal (our fault) we asked several times via text, phone calls and emails once the situation was discovered.  Keep in mind, we do not control the HOA nor do we control their finings, rules or violation notices.  When the violation was sent to us, we made numerous attempts to get the tenant to comply with the rules and regulations of the HOA they live within.  The lease that they signed, a year ago and again on renewal, states they will comply with any rules and regulations the association require.  They have not.  The fine was not imposed upon the property until months after we have been requesting them to submit the background reports to us/association.  Notices were sent to the home and placed on the door along with copies of the violation. 

      The tenants kept stating that they will do it or not, they haven't decided.  Then they argued who would pay for the background check.  Initially we told them they were responsible but they refused and the clock on the fine was ticking.  Finally the owner of the home, and I decided to pay for the applications ourselves with a credit on rent.  Even after that, it took a long time to get them to go to one of the association approved websites to conduct the background.  We did not keep changing the link.  They said this one was too expensive so we sent them another.  I even sent them a link from our website for our company backgrounds.  They didn't apply.   

      Finally, we got them to apply for the background, which is taking over a week for the website they chose to get the report back.

      I understand the dates may not have coincided with the lease renewal but it has no barring whatsoever on the HOA rules.  They were given weeks to months to come into compliance, at no cost to them, and they still didn't do it.  Now the property was assessed $1,100 from the HOA as a result of them not abiding by the violations.  Once again, these fines were well after the fact and after more than ample time to come into compliance. 

      All of the emails, notices, text messages and so on are readily available for review proving they were dragging this on for no reason other than they felt the could.
