      My experience with Heritage Homes of Athens has been a complete nightmare. The company sold us a home with multiple issues and made minimal attempts to resolve them. Despite the home being only two years old, we have encountered numerous problems. Our plumbing was incorrectly installed, we've experienced electrical issues, and there have been issues with our water system. The front and back doors were installed improperly, rendering the backdoor unusable. The air conditioning unit was also improperly installed, leading to inadequate cooling and damaging leaks affecting the flooring. Additionally, incorrect-sized showers were installed, leading to constant leaks. We had to replace the roof, and the lining under the home was destroyed by Heritage and never replaced. Despite promises from Heritage Homes to address these issues, no substantial progress has been made. We were robbed and abandoned, forced to spend thousands of dollars fixing problems caused by Heritage Homes of Athens.

      I paid $36,632.11 on March 17, 2021 in full to order my Tiny House. Since receiving, which I had to go and get my house and deliver it myself which cost me $5000 to get it set up they only refunded me $1499. Since then, I have had to get a private ac company to replace the lines cause of damage from manufacturer. I have also had to reconnect panels where they fell. Had to get a plumber out because of a leak in the wall located behind the washer/dryer, which caused MOLD, and I have COPD. I paid extra for a door, 2 burner stove, microwave, ice maker in fridge and a ceiling fan on the front porch. When i received the unit it was missing all the above items. As of today, i have received refund for the ***************** saying it was discontinued after i had ordered it and paid in full. I have also had to purchase a microwave. They have brought & installed my front door that was ordered, taking a year to do so. I have yet to receive reimbursment for the ice maker which was $195 and ceiling fan which was $169. I have been in contact with them multiple times and they have refused to resolve these issues i have had since receiving the unit. They keep telling me it is out of warranty. This company has continuously given me headache after headache trying to get everything taken care of. The lady that was helping me was *****************************. She resigned because of issues with that company. Her number is ************. She gave me permission to give you her number if you have any questions! Any assistance would be appreciated, I'm at my wits end with them.

      We had purchased the manufactured home back in April 2022, I was told that my first payment would be June 1 2022 but because the dealership was having a delay off an error they caught last minute which was the address to have my home delivered to my new property had the wrong address and had the one I am currently residing in *********. When the dealership saw the error the loan company 21st mortgage informed the dealership that I needed to sign another document to verify the correct address was on the contract at that time We were out of the states and on vacation for about a week on the month of May 2022. ***** was the one originally helping us due to a language barrier to translate in Spanish and I had informed ***** that I was leaving for a week and that is when he calls me and my daughter to inform us of the errors and the dealership had already took my home to my new location which was the correct address. This is when I was confused about the address error. I came back from Mexico in May 23 2022 and ********* went to the dealership in person to sign this form which I never received a copy of. My first payment was moved from June 1st to July 1st and we were told & promised our home will be ready for us to move in before the 1st payment. That was a lie, the home was not ready to move in to, no power, no electricity and the manufactured home didn't have the footers ready just the blocks under, the ** was not placed correctly one of the vinyls is coming down the back door doesn't close all the way and won't lock correctly which I had to fix a bit in order to close. I did inform ******* at the dealership. We are in August 2nd 2022 and I have made my 2nd payment on August 1st 2022 and my home isn't finished as of yet. We have spoken with ******************************************************************************************************** June 2022 and that we have made our first payment on time, we have filed a complaints with 21st mortgage. Please help.

      The home was delivered on May 13, 2022.  The footers were dug and poured prior to the home being set.  They were inspected and approved by the county inspector.   The customers left for ****** and were not available to inform the mortgage company the house was there and set until May 31st.   Therefore, we could not begin the installation process until after June 1.    The address on the Mortgage documents was given to us by the Customers.  The pictures in the above complaint are OLD.   The trim out is complete on the interior and exterior.  The porches are complete.  The block skirting is complete.  A contractor was there last week to do warranty work including adjustments of the interior and exterior doors, secure loose trim, replace the 2 pieces of vinyl siding on the house, replaced a damage vent cover and more.  The only item remaining to do on the home is the electrical installation.  We are waiting on the power company to come out and decide if they want overhead or underground service.

      We have filed a complaint with BBB on July or August 2022 regarding this company. We have been having problems with this company since May 13,2022 date of delivery, we have spoken with the owner ***** and his assistant *******. We have paid our first payments on July 1,2022 up until now October 1,2022. We recently moved in by the end of September because there was no water nor power installed in the home it took this company 4 to 5 months to get everything done and set up with utilities this company's workers are not doing the job correctly, when we should have moved in back in May or April of 2022. We recently discovered on October 5,2022 that there was a leak problem and also **** problem in the home that needed to be fixed since the home is under warranty we had informed ***** because he has been the one helping us due to a language barrier the only one that speak Spanish at that location we informed ***** about the leak problem and that he will notify ******* since he does not have authorization for that part, which he failed to do because ******* was not informed about the **** until a week later when I brought it up again. We were told by ***** and ******* to either look for a plumber to come and fix the leak problem because they couldn't find a worker to go to our home because it is far away and it could take up to weeks, we found a plumber and sent ******* the information and for ****. When the plumber came in to take a look he informed me that the pipes were not connected like they should of been one was in the kitchen and the other was in the master room and he was able to fix the leak problem. On October 17,2022 we had the **** worker come in to take a look at the unit. Well this worker found more than one problem in the house and he spoke with ******* to inform her of the problems, **** worker informed me that when he called back again to speak with ******* a man answered the phone and he told **** worker to not inform us of the problems.

      We are aware of the **** issue.    We asked the Contractor from *************************** to do the repairs when he was there.  He did not want to handle it.  I immediately made contact with ********************* another **** Contractor and he will be doing the repairs on the ** within the next few days.  The customers were notified.  The **** issue is a warranty issue and therefore, must be approved from the company that manufactured the home.

      I also spoke with the contractor my self from A&B heating and cooling and he informed that he would talk to his boss to see if they could fix the **** problem but since the home has more than one issue and the home is under warranty they did not want to proceed. We had informed ***** about this **** problem on 10/6/22 and he was going to inform ******* but failed to do so and when I asked who would be going to fix the problem ******* said she didn't know about it that was 10/12/22 and told me that she will call their contractor ********************* and ******* gave *** my daughters phone number which he never called to set up an appointment with us. Finally, my daughter called the office to figure out how much longer we had to wait for ********************* to call us and set up an appointment on 10/13/22 and ******* was off that day I was told by ***** the owner and he had no idea on what was going on and I told him that we have been waiting for over a week to get the **** fixed he kept telling me that he would call ********************* because he is doing a job at the moment but that ********************* will call us when he is done with the other job. I spoke with ******* the following day to request from one of the contractors at A&B heating and cooling to come do the **** work which they came on 10/17/22. Now, we are waiting for ********************* to come on Monday 10/24/2022 as we were told by ***** and ******* since she is the one that has authorization to approve it.

      Again, I asked *************************** to take care of the job while they were there.  They refused. It did not matter that it is under the manufacturer warranty.  Yes, there were several issues with the AC.  But again, the Contractor could have fixed it.

      Yes, we have contacted ********************* (HVAC Contractor) to come out and do the repairs.  However, he has been on other jobs.  I informed ******* (the daughter) that as soon as I know when he will be there, I will contact her.

      We have Contractors going tomorrow to handle a couple of other issues.  While he is there, he will go ahead and install the return for the AC. 

      We are working diligently and as quickly as we can to solve the warranty issues with the home.

      Being that we were first time buyers the company did not try to help us find land that qualified for the home we were approved in April *************************** Oct. we could not continue to go through purchasing the house and continue to spend more money on appraisals and perk test for land because our income changed. They gave us the run around with providing invoices once we asked for your ****** back which was the down payment, we only ended up with ******* back. And they have of yet to show us where the rest of the money came out. How can they write a check without invoices and proof of how they calculated the fees.They will not answer our calls only reply in text which I have provided in uploads. They cannot come up with invoices. ***** told us they would hold most of the money until the house was sold but in fact they took a restocking fee out of your down payment of ******** which is 5%.The home will get sold anyway how can they just take our money they we worked hard for they will sell the home anyway and the home cannot be restocked in the factory it is located on the premises of Heritage home builders. We want our money back and we want everyone to not trust heritage homes of Athens to help you with anything as a first time home buyer.
