******* in the office gives you the run around. They will show you one thing and give you something else. They say apartments are renovated but they only put new carpet and floors. Cabinets are as old as the property. Bugs in the unit the odor of mildew and mold holes all in the cabinets slide doors has broken entry and they dont want to show you the unit you will have till after you sign then refuse to give you your money back. *** had to contact legal services. I asked for a better unit denied. Everything I asked for they didnt give me but after paying deposit and other fees they switch on you. I will never ever stay at a Peak Living property. Even the property assistant ******* asked that my money be returned because of all the broken promises and the regional Tasheki or whatever her name is denied him that. They will not return my calls from corporate or my attorney. I spent over 5k to move in and I have no apartment. The pain and suffering is top tier. Had to ask my last apartment to give me 30 more days to find a new home and pay rent there again. I had to get a storage. And sleep on the floor. Its so sad. Its been a nightmare. I strongly suggest you go to another complex. Ill see them in court or litigation.Review from Lisa F

BIXBY APARTMENTS IS A FRAUD! Do not stay here! This place is a broken dump. The idea of customer service DOES NOT exist! They will try to rip you off going out the door. Gate was always busted, trash everywhere, dog p*** in the stairwell for weeks, fab doors busted all the time. Where does the rent money go to? Definitely not upkeep. Most disgusting place Ive ever seen. I have no idea how my son managed to stay at this dump. Wish I couldve left a 0 star but no option.Review from Shirley W

From the initial lease agreement and request to cancel due to guarantor issues the company decided to force the agreement instead of releasing an 18 year old from the lease agreement. Why they would want to have someone who does not wish to stay at the facility within days of signing is beyond me. We were then told that the we could sublease the apartment but only for the current price which was $200 more than when I agreed when I signed the lease and the customer would have to sign a new lease, with new application fees, and I would have to pay for a change in the agreement to a sublet when essentially the apartment as a new tenant, a new agreement and additional revenue. Not only does it not allow for me to competitively compete with finding a new tenant it effectively makes me an employee of the company without benefits. In addition, I was not able to have the complex attempt to find a tenant for me until all of the units of my type were fully rented. So not only did I have more obstacles placed in front of me, the complex effectively lessened my ability to find a tenant on my own forcing me to either break the lease agreement, take the complex to court and arbitrate and/or force me to stay for a year. I have attempted to contact the complex at their requested email but have failed to hear back on my complaint. The Bixby complex at Kennesaw located at the Kennesaw **************** is predatory leasing apartments to college students who are not fully prepared to take on a debt due to impacts to job loss, lack of educational dollars, and are being forced to file for bankruptcy and/or fail to pay rent thus impacting their credit history which can last and impact issues for years. I was told that there was no cancellation policy and had to sit for over 1 hour and 30 minutes signing online documents from an ipad when I asked for a written copy or printed copy. Due to not receiving the printed copy, I was unaware that I could cancel within 3 days losing my opportunity.Review from Leah P

Deserving of 0 stars...in addition to the obvious; not a gated complex, run down grounds, busted parking lot lights, constant overflowing trash bins...management is not taking action when violent incidents keep occurring. 2 nights ago, for the 2-3 time, non residents were fighting at the ********** shots were fired. Management is well aware that non residents continue using the pool, yet they do NOTHING about it. Private owners pay HOA fees for the facilities, and one glance at the videos of these 'incidents' show that the absolute trash from the ghetto are using the facilities. How does management deal with it? Closing the pool for the residents, who ARE there for the summer. Oh, sorry, and closing it at 6pm when the office closes. How laughable! All that says is 'no one will be here after 6pm to monitor who jumps the fence.' Management managed to quickly get a system in place for parking; why can't the same be done for use of facilities? The only answer is that they don't care. My daughter lives close to the pool and was home at the time. She easily could've been injured or killed by a stray bullet. I suppose a lawsuit will need to be filed for management to put an effective system in place.Review from Shellz D

I do not even know where to begin, from the over charge on utilities to the awful customer service experience and worst THEY HOLD ON TO YOUR DEPOSIT !!!!!! this place sent out an eviction on me and held on to my deposit . I was not supposed to get an eviction because I was not even living there anymore! They charged me for a chair that they gifted me and also charged the other tenants for that same chair . They are scammers and they gaslight me whenever I try to speak with the property manager . I am so disgusted by this place!Review from Loretta B

This company terminated an employee when they came in to give a 2 week notice. His wife was pregnant. He wanted to leave on good terms but they didn't give him the chance to do so. They walked him off the property, cancelled his insurance and did not offer Cobra. They are being reported to the ********** of ******* wish I could rate 0. This is the worst ran business I have ever heard of. They aren't allowed to help any of the tenants with anything. An elderly lady carrying in groceries, not allowed to help. Someone with a flat tire not allowed to help. Just horrible management. They make their own rules that apply to everyone but them.Review from Aalap S

The entire management is a joke. They don't care. There is mold in the apartment and my kids have been coughing at night. The maintenance did not respond to our complaints. They are dishonest arrogant and inhuman. For the rent you pay you get called luxury as they advertise. Don't come here. V bad for kids.Review from KB B

Straight Dump with **************** If I could give zero I would. I am a parent who has been reporting multiple issues with the safety of my child. Ive emailed management on multiple occasion and no response. PARENTS DO NOT allow your kids to move here. We have had to call the police three times in two days because they are pairing college kids with people that arent even students. Some of them are disruptive, disrespectful, have company sleeping over for weeks at a time in the common area, drink and smoke marijuana in the apartments and management does nothing. We made multiple reports of physical threats from roommates and they could care less about the wealth fair or even the lives of our children. When we spoke with the police, two different officers said that they receive calls daily to this complex. They have car break ins and lately people have been breaking into the units. They look nice but they are disgusting. We will not renew a lease and we will not make the full term of this one. Management has been avoiding me like the plaque. This further confirms that all they care about is collecting rent and they could care less about our children. *** tried on multiple occasions to call *********************** Ive not been able to get an answer and the voicemail box is full. Go figure. Be aware!!! Do Not! I repeat!!! Do not waste your time or money. Everything that glitters aint gold and the recording when you call that says this is home away from home and they are like a family is a flat out intentional lie. Dont trust them. If I could rate it 0 I would. This entire place was a scam. They overcharge you for luxury apartments and then they wont even put in the effort to clean up vomit in the hallways. There was literally a pile of puke on the stairs for over 3 months. It started to soak into the floor and made a permanent stain. This place was awful. Management purposely made your life harder and charge you for everything possible while were already struggling college students. The owners here have no morals. No common decency and made everything as hard as it could possibly be for their residents. The only thing I have to say thats positive is that the staff (NOT MANAGEMENT) was nice. they seemed to be struggling to deal with the brain dead management too.
