We recently applied for a rental property at ***************, managed by the ****** Group, and were very excited about the opportunity. We were informed by the leasing agent, ****, that the requirements to qualify were a combined income of three times the rent, a clean rental history, and good credit. Confident that we met all these criteria, we paid the $130 application fee.However, our application was unexpectedly denied. I have a credit score above 700, both my husband and I have clean rental histories, and our income meets the required threshold. Despite this, we were not given a clear reason for the denial. When we reached out to *********************, we were told that our information was run through a "program" that determined we didn't qualify, even though we met all the stated requirements.Adding to our frustration, we were then offered the apartment if we paid six months of rent upfront, plus the first month's renta total of around $13,000. The reason given for our disqualification was related to my student loans, which should not have impacted our ability to rent, as they have never interfered with our rent payments in the past. This decision appears to have been based on an arbitrary and unfair algorithm rather than a fair assessment of our actual financial situation.We feel that we were misled and unfairly denied, and we are requesting a refund of our $130 application fee. Additionally, we believe the ****** Group's application practices should be investigated to ensure that other prospective tenants are not similarly disadvantaged.We appreciate your attention to this matter.Desired Resolution:Refund of $130 application fee.Investigation into the ****** Group's application practices to ensure fairness and transparency for future applicants.
