Unethical. Purchased home in 2019, New construction. Had foundation slab cracks in the first year. When I asked about the cracking, Julie G***** said that oh it's concrete, its suppose to crack. Not the foundation slab though. Also they never followed up finish the drywall repairs, was totally unresponsive. The property had an issue with water pooling....I've spent 7K in French drain installation and now about the have Helical pillars installed because I have over 6 cracks in my foundation and wall cracks all throughout. I wouldn't recommend this builder. Poor craftsmanship, unresponsive, and loves to skate responsibility.Bill Beazley Homes Response

We have reviewed our records for this homeowner and see that they closed 06/20/2019, but the most recent record our warranty department has had with this homeowner was 08/13/2020 when we were finishing up her eleven-month warranty list. In reference to the drywall repairs, we do have a signed work order dated September 18, 2020 where the homeowner signed that "work completed to customer satisfaction" so there would be no reason for us to believe it was not completed. We did purchase a 10 year structural warranty on this home via ********* **** ********. If the homeowner believes there are structural defects in the home, but doesn't want to contact us directly they can reach out to their home warranty company. We have reached out to this homeowner to inspect the areas where she has concerns. Our Field Operations Manager and our Warranty Director met with the homeowner today to inspect these issues. We showed examples and explained what she would be seeing in her home if she was experiencing structural issues. We explained her warranty and her options to reach out to the warranty company for a third party opinion. She was reminded that she has about five years remaining on her structural warranty. If there are changes from what we inspected today, she would still have structural coverage for the next five years.Review from John W

I am a retired industrial specialist who owned a restaurant commercial maintenance business. My Bill Beazley home is my 4th new construction home. I have years of experience in the construction business. Bill Beazley Homes is the worst company I have dealt with both personal and professionally. Beazley Homes states that “the house is a turn key job on or before closing.” Our home wasn’t even finished at walk thru. There were over 105 work orders for repairs, replacement of damaged or broken items and install items missing per the contract. I have all supporting documentation. Items were; broken doors, missing trim, missing window, broken light fixtures, damaged to hardwood flooring, concrete patio poured in wrong location, roof not completed, no gutters, missing smoke alarm, standing water in the back yard, missing attic insulation. The builder stated that repairs are to be completed in one week. There are items that were never repaired and items the builder refuses to repair after agreeing to. Despite the assignment of a construction foreman, construction supervisor and customer representative to each house, not one time did anyone ever visit the house to insure repairs were completed. The following is a sample of the typical “warranty” work. 7/19/2022 walk thru. Evaluate grading of back yard (standing water.) 10/4/2022, work order submitted to laser shoot the grade of the back yard. 11/8/2022, two foremen with Beazley Homes and two employees from the landscaping co. All agree that improper elevations resulting in improper drainage. It was agreed that the landscaping company would re-grade back yard. An appointment was made. No one showed. Beazley Homes refuses to correct the problem. Beazley Homes offered for sale to us a home that was not ready. Beazley Homes said the inadequate/unacceptable items would be covered under warranty work. Then after closing, we had to argue with Bill Beazley Homes to have the issues addressed.Bill Beazley Homes Response

Horrible Experience! Buyer Beware! I purchased my home over one year ago. I complained about the erosion around the fence Bill Beazley installed prior to my one year warranty expired. However, as the customer said in a previous review, they took their time responding to my complaint. And when they did respond, they said landscaping was not covered after I moved in. Excuse me, when does fence installation becomes landscaping. I explained that it was builder's negligence. The fence was installed too close to the edge of the cliff and they did not use the proper soil when they build up the yard area for the fence. As a result, the soil is being washed away around the fence causing the fence post to become unstable. The average consumer would not have known this within a year, and Bill Beazley knows this. I can include additional complaints about the house but I don't think that is necessary. At this point, the best advice I can give you is, if you purchase a Bill Beazley new construction home, please hire an inspector. Do not assume the builder will do things right because that is far from the truth. Also, Do Not Wait until your final inspection to make any complaints, make them known as soon as you are aware of them. Once your one year warranty has expired, BBB cannot accept your complaint and you will be left with little recourse!Bill Beazley Homes Response

We strive to assure all of our homeowners are completely satisfied with their new homes for years after the sale. This homeowner closed on her home July 30, 2021, which is just a couple of months shy of two years ago. The issue she has is an erosion issue caused by lack of maintenance that was let go too long. We understand she is upset, but maintenance is required with a new home purchase and is not covered by the warranty. This was explained at her orientation walkthrough that was performed with her, her daughter, grandson and granddaughter on 07/26/2021 prior to her closing on the home. The warranty information and homeowner responsibilities were further explained on the first page of her walthrough packet and in the homeowner orientation guide that was provided on the USB she was given with her closing packet. It is unfortunate that this homeowner is unhappy, but we are unable to repair any damages caused by lack of homeowner maintenance.
