      I am writing this review to express my extreme dissatisfaction with Southern Property Management Company and their executive assistant, ***************************. My experience with this management company has been nothing short of a nightmare, and I feel compelled to share my unfortunate encounter.First, I have encountered numerous issues with ******************************* inability to perform basic tasks. Despite providing proof of payment for my HOA fees, she failed to update my HOA account balance accurately. It is astonishing that someone in her position cannot read or count properly, leading to unnecessary disputes in resolving payment-related matters. This lack of accountability and transparency is highly unprofessional and only exacerbates the frustration and inconvenience experienced by homeowners.Another significant problem I have encountered with this management company is their reliance on a third-party website to obtain necessary documents. This reliance has caused significant delays in the sale of my property, as the website frequently experiences technical issues and fails to provide the required documentation promptly. This inefficiency and lack of contingency planning on the part of the management company have further hindered my ability to sell my property in a timely manner.My experience with this company and their executive assistant, ***************************, has been nothing short of a disaster. Their incompetence, lack of attention to detail, and failure to provide timely and accurate information have caused unnecessary stress and delays in the sale of my property. I strongly advise against engaging with this management company if you value professionalism, efficiency, and effective communication.I hope that by sharing my experience, others will be spared from the frustrations and setbacks I have endured. It is my sincere hope that SPM takes this feedback seriously and makes the necessary improvements to provide a better experience for their clients in the future.

      This community has lost several sales due to the Property Mgmt sending incomplete paperwork, refusing to answer all questions, and paperwork does not match P&L. Homeowners in this community cannot sell their properties unless a cash buyer. There have been 5 contracts terminate (within 45 days) and each lender sites the mgmt company due to questionnaire not being complete. They cannot show where they have a 10% reserve balance, they answer certain questions with "as of now", and their employees are rude and uncooperative. Extremely unprofessional and are disrupting homeowners and buyers lives by not cooperating with lenders trying to close a property. I HAD to choose at least one star or my word would not get out to the public. If I had my choice it would be -5 stars!

      The management company sends only the requested information form any bank trying to process a loan. All ******* are verified by the board each month when they are sent for review.The fact that the *** cannot budget for 10% reserves is not a management problem. The board of the community prepares and approves the budget. This loan we answered over 125 emails that all included the board of the community. The seller at one point left the management company out of the emails and emailed directly with the board only. The management company has nothing to do with selling of homes other than filling out paperwork. All of the issues here are with the lender the buyer choose.

      Southern Vermont Property Management (*****************) **************************. This is the most unprofessional business due to their lack of concern for the tenant's when a tenant has a complaint ***************** try's to turn it on you and blames you for the complaint.He is a very disrespectful person and does not do the job he is getting paid for. I have known other property management company's and they actually come to the building and walk around the building every month, ask tenant's if there is anything that needs to be addressed. I have been in one of the buildings *** manages and he has not been here in 10 months. It is my opinion that he is just after the money without having to do anything for it.

      Southern Property Management deserves absolutely no stars. This company is a nightmare to deal with, the staff is not knowledgeable or professional. With every interaction I have had with the company, there has been a smart remark or your bothering me type attitude. I have received numerous fines, for things the *** should actually be covering/repairing (window screens, damage to siding, garage door dents). All issues that were visible prior to my purchasing my home. SPM blocks/monitors any interactions with the ***** of ********** SPM makes it extremely difficult to access documentation needed by insurance/financial intuitions. I honestly have never dealt with such ***************.

      Southern Property Management always does its best to remain friendly, knowledgeable and accommodating with every homeowner in the neighborhoods we manage. According to the covenants of this community, the Homeowner is responsible for all doors and windows and applicable trim. This includes garage doors and screens. This homeowner has not received a violation notice for siding issues as that is an HOA responsibility. Southern Property Management is the point of contact for the ************** emails are forwarded to the Board for review. We always let the homeowner know where to find any insurance information they may require.

      Worst company to deal with!!! We submitted our fence approval OVER 45 days ago. Per our HOA covenants, after 45 days we no longer need approval. I advise the person Id been speaking with that wed be moving forward. She gave me a VERY snarky reply. Stating someone needed to view our property. We waited a week. No one showed. She then tells us said person had a death in the **************** else would be out at a later date. No further communication. Said person was to come today, no one showed. Every time I mention something theres an excuse. My husband called & she never returned his call. This is ridiculous. Extremely rude staff. Why do we have to submit things for approval if they are not abiding by their own rules. Such a joke!

      It has been a constant struggle for my family, since Southern Property Management has taken over our neighborhood. We have a board recording in which our *** board proudly states that the owner of ******* Property Management company said she "will do anything for her board except go to jail". This was immediately concerning to me. I have received violations that were never mailed and upon asking for the violation to be mailed I was informed it could not be resent because it would cost the board, received second violation notices when I never even received the first, violations for trees planted two years ago before Southern Property Management even took over, and was told I needed to treat my grass with chemicals and provide the management company with proof that I treat my yard, despite our covenants not requiring chemicals. A neighbor inquired about seeing the contract between ******* Property Management and the *** board and were told that the contract contained proprietary information because in the past homeowners attempted to recreate management companies using Southern Property Managements contract. Frustrating to say the least. The portal that is utilized by Southern Property Management is not user friendly and allows for gray areas when trying to understand the violations.

Southern Property Management cannot make any final decisions, add fines, send ************ without the Board's request/approval. I WENT TO THE OFFICE AND A **** WITH ROTTEN TEETH OPENED THE DOOR FOR ME AND TOLD ME THAT IF I HAD JUST BOUGHT THE HOUSE I DID NOT HAVE TO WORRY ABOUT THAT PAPER 2 WEEKS LATER I WENT TO THEM BECAUSE I NEEDED TO BUILD THE **** OF MY HOUSE SO I NEED THE *** APROVED IT. BECAUSE IT IS BAD AND I HAVE 2 CHILDREN AND I WAS SCARED **** TELLS ME I HAVE TO PAY ***** DOLLARS BECAUSE THE PREVIOUS OWNER DID NOT PAY THEM AND I HAD TO PAY THEM! S*** SINCE WHEN I HAVE TO PAY WHAT OTHER PEOPLE DON'T PAY! I TOLD HIM WHAT THE **** TOLD ME AND HE SAID SHE WAS WRONG NO BODY IN THIS OFFICE KNOW NOTHING!       This property was purchased at a foreclosure sale, so the investor did not do any due diligence on the property before the purchase. Had they done so, they would have understood and fees and requirements of the *** before the sale. This home was an investment. This person is an investor. They closed without Inquiries to the *** or management company regarding any fees necessary to be paid in order to clear the property. This investor was charged the same as any homeowner in the community. We worked with the investor to get the proper information for the deck build, and were unsuccessful due to the investor failing to supply the required information/documents as they were instructed. The request was then denied on 2/22/23 when we could not get the proper information from the investor. Our contract terminated with this *** shortly thereafter and we heard nothing between the denial date and the termination date. Therefore it was the responsibility of the Board to let them know about and approved or denied improvements to the property. Also, the person should not use derogatory words about another person as they have. We regard this as discriminatory and prejudicial.

      This is the most unprofessional organization with awful customer service. The ********************** manager that has been assigned to our neighborhood was extremely rude and unprofessional. It appears even the owner is on all communications and is not only allowing her employees to treat people this way but also degrade other organizations and their competition.

      Southern Property Management proudly stands behind all emails exchanged with this owner and remain confident that our correspondence would be judged as professional and appropriate in both tone and content by any independent party. In fact, the ***** of ********* for the community has received copies of all the emails as the situation unfolded and agrees with this statement. We are sorry that the previous management company records show you did not pay your dues last year. And that you state that you have no proof of paying your dues. Once you provide proof of payment, it will be our pleasure to credit your account accordingly. If a payment was made last year, there should be a record of the payment. All that is needed is for you to either provide a copy of a cancelled check, bank statement showing that there was a $750 payment to the **** an email confirmation or even a transaction confirmation number from an online payment, and/or a statement from your online gift card account balance which shows the payment information just something so that we can trace the payment,. It is a straight-forward process, but nevertheless it is a process that absolutely must be followed. This is how it works anytime there is a management transition, this policy is not just a Southern Property Management policy.In the state of Georgia, and in the covenants of the community, there is no waiver for failure to pay assessments. These assessments for annual dues in are a yearly occurrence and should not be a surprise to any homeowner, regardless of whether or not the previous management company sent late notices when payment was not received. It is not degrading the old management company by truthfully answering your questions. You asked a series of questions related your account and how it was handled during the prior company's management tenure. Would you prefer that we not answer or not answer truthfully? Specially you asked why you did not receive a late notice in 2021 if your dues were not paid this is during the old management companys time of service. If you are being truthful (and we are in no way saying you arent), then the only answer to that question is the one given that the old management company did not do their job, because your 2021 dues show as unpaid on all the financials from last year, and the ***** asked them repeatedly to send late notices. And the answer to why you were allowed to reserve the clubhouse with a past due balance, under the old management company, is the exact same. Frankly its offensive to say that we degraded the other company when we can factually prove the statements made. Lastly, most homeowners would be happy to have a principal of the company assigned to their account. One that has a direct stake in the companys success, which means they care about the service that you are provided and retaining your HOAs business. We are not sure why you feel that is an issue, unless you prefer national chains that are not locally owned? There is a great deal of customer service-type interactions involved in the day-to-day operations of any professional management company. However, the bottom line is that the Association itself is our client. Thus, our customer service to homeowners, by necessity, will not be akin to what you may receive at a restaurant or store. In that type of establishment, customers can ask to speak to a manager and complaint about the service received and will often get the cost of items either reduced or totally refunded. Your request to arrange a conference call with three members of our Executive Team so that your dues would be credited without proof was denied for two reasons: 1.You were and had been dealing with a member of the Executive Team already. 2. It would be a breach of our fiduciary duties to the Association to waive payment of your 2021 dues without payment, and this answer will not change no matter who you ask to speak with or how many negative reviews you leave.
