Building or buying a home is one of the largest undertakings most people deal with. With that being said I am sure my next home will not be MacBuilt. It seems they may have started as a great company but are no longer there. They are taking cheap routes out and asking for premium prices be paid. Two years ago, I purchased a new construction home from them. In that time, I noted some fixes that have been needing to be made. There were other issues that were minor but ignorable. Until recently. By ***** my New A/C unit went out. I saw this was ***** because in the process of discovery we found out the unit was not wired properly inside or out. Resulting in sparks in the attic where wood and insolation are present. and noticeable melting and burning on the outside wiring. I went with a new build in hopes of escaping issues like this. I had heard many times of this type of issue with remolded homes. The distressing part for me in this is MacBuilt Homes failing to want to take responsibility in dealing with this matter. It is an extremely uncomfortable feeling to think not only what could have happened but what else may not be accurate about my home. Worse all the same is we want to trust builders and contractors to stand behind their work even when mistakes are made.Business response

I have emailed with ************** regarding this complaint. As I discussed on my email, this is not a simple matter than can be resolved by writing a check. There are multiple things involved. First, the house is beyond the warranty period. Second, when the issue was found by the 3rd party contractor, we were not awarded the opportunity to remedy it prior to the work being done and the 3rd party contractor being paid to perform the work. I'm happy to remedy some issues beyond the warranty period in select cases, as we stand behind our work and don't feel you should be experiencing issues 2 years after the purchase of your home. However as a business, we cannot just write a check for work performed by a 3rd party due to the legal implications and ramifications involved in doing so. Writing a check in this case would set a precedent of allowing anyone to have work done by an outside contractor on their house, blame it on the builder, and then come back to the builder to write them a check to cover the expense. The liability involved with that simply does not allow us to proceed in that manner. While we are more than happy to help, there would have to be another solution developed since we were not given the opportunity to see the issues and request our licensed subcontractors remedy them which would have come at zero cost to us or the customer.Customer response

I am not in agreeance of this response. He has mentioned I did not give them an opportunity to present other options. At no point did they attempt offer any other option. The electrician had been out and reported finding nothing wrong. I made a point in my email at that time I was not confident or comfortable with the electrician. I noted that the surges were causing some major issues. I conveyed that information to the Licensed and Bonded subcontractor who told me that it was "normal". I was not sure as I am not a contractor what the issues was. But I was confident it was not normal. That is the reason I reached out to some one else when a major system finally failed. I also reached out to several of my neighbors. They have reported similar issues. One has already had to get there AC fixed. That company was also Licensed and Bonded. I have attached additional information to show this issues has been going on for some time.Business response

******, we sell dozens of homes every year and I have used the same HVAC contractor for all of them. I have yet to receive a complaint from anyone regarding an issue with their HVAC systems that I can recall. Any small repairs or issues that *** have come up, our contractor has responded and stood behind their work every time. They would have done the same this time, had you presented the findings of your contractor prior to paying them to complete work. If one of your neighbors had an HVAC issue, I am unsure as to why they would not have reached out to me or directly to the subcontractor as I guarantee you that they would have remedied the situation as they are one of our best contractors and have treated our customers and ourselves very well for a long number of years. If your neighbors are having issues, I encourage them to reach out to me, as I have always encouraged you to do.
Regarding the electrical you are continually missing the point. Had you called me the minute your contractor found these issues and shown them to me, I would have immediately got a contractor out to view it and repair it, EVEN with you being well beyond your warranty period because I have always taken care of my customers. If you weren't comfortable with the contractor who did the work originally for some reason or they refused to stand behind their work, I would have gotten another electrical contractor out to review and remedy the situation.
However - as I said a few days ago when you brought this to me - I physically cannot write a check to reimburse amounts charged by another contractor who performed work that was not presented to me immediately when it was found, giving me the opportunity to take care of it for you, which would have come at no cost to you. Doing so would set a precedent that would allow any customer of any construction contractor to have work done by a third party and then simply ask for a check from the original contractor. You're more than welcome to discuss with an attorney and have them confirm this information to you.
Filing a complaint with BBB and writing a negative ****** review, as you have, because we will not write you a check (due to the above reasons) is libel. If you'd like to present an alternative offer that does not involve financial compensation I'd be happy to entertain it, but I will not entertain the legal ramifications involved in writing a reimbursement check. I'm sorry that you did not send us these pictures and this report the second it was found by your contractor, but that cannot become my problem because you chose not to follow a normal warranty procedure.
