They never finished the job and now I have leaks where I never did before. They had already come back 10+ times to fix so many mistakes. I spoke with the owner’s wife who promised to work with me to get the job finished. Then they changed their business name, even their LLC and completely ghosted me. They deleted their previous business page and started a new one with reviews from people they know.

      Business response

      10/24/2024

We have not been back 10 plus times, and you have 1 leak that is very common it happens every now and then. My 1 solution did not work on so I sent a crew to tear apart and fix permanently but you still them and kick them out because you wanted a 2nd opinion from another company force basement. I haven't heard from you since force basement even posted a video of your basement saying they was going to take care of you. So why do you keep harassing me?

      Customer response

      10/24/2024

I am rejecting this response because:

I was corresponding with your wife, *******, who promised to speak with you and get me an itemized price list, as well as the warranty information. I have this on record and according to your wife, the call was recorded on your end as well. Then I got no responses multiple times. Then I saw that you deleted your ****** business page and made a new one with a new name and all 5 star reviews. This is not a common leak. Because she ghosted me I never got to explain what i  learned from my second opinion that I had a right to obtain. The problem is that the system was done incorrectly and would never work for that entire corner because the floor should have been leveled to the sump pump first. I have 2 licensed businesses that have written statements explaining this. The “solution” you proposed was not a solution because it will not work. Plus, I did not pay you for a baseboard system simply going to my existing drain. There are multiple gaps in the system around the perimeter anyway and if I get any other company to work on this, it would void the so called warranty anyway. I paid for something I did not fully receive and I have given ample time and chances to fix it properly, not put a bandaid on it. I should not be required to pay to get this fixed properly out of pocket, because you do not seem capable of doing so. So I am requesting the cost it will take to get this entire corner redone.

      Business response

      10/25/2024

We have attempted multiple times now to redo the corner that is correct. The level of your floor has nothing to do with your leak. As I stated I have 20 years in this industry, and yes leaks are common, and yes if you call another company of coarse they are going to say whatever it it takes to rip out system and put theirs in for money$. Your solution is redo corner with drain tile to the sump pump we have tempted multiple times now but everytime you change your mind and want to call I different company. I have been doing the best I can to help you. Your system is working fantastic just like I promised and guarantee no water for 2 years not even with the crazy severe weather beginning of year. Just that one pesky corner in leaking and you wont let me fix it. Why would you void your lifetime warranty with another company who is not even going to warranty it. Just let me fix it under warranty and keep your lifetime warranty. Also yes leaks are very common after system is installed nature of the beast it happens. Sometimes it's fixed 1st visit sometimes it takes 2 or 3! visits. At the end of day I have solution to fix permanently had you on schedule 2 times even was in your basement ready to work the 2nd time then you stop us because you want another opinion from another company. Like I said your floor level has nothing too do with waterproofing, and other companies want to rip it out for money, and your system has been working great for 2 years besides one very small leak in corner you won't let me fix.

      Customer response

      10/30/2024

I am rejecting this response because:

I never told anyone to leave. ***** was at my house on behalf of your company to assess the situation and to fix it. I had stayed up late and got up early to prepare the whole corner & my son’s room that is connected. I was excited to have this done once and for all. When ***** came in he proposed drain tile as the solution and then said he would still be concerned with that because of where the systems will meet and because my floor slopes downward in that corner. So after he called people & got other opinions he came in saying that you suggested chipping the footing, and he even said I was 100% right that that was not a good idea and he would not do that to his house. He left another time to talk to ppl & landed on dry trak going to my existing drain. In my video, it is confirmed that dry trak or chipping my footing to make the water guard work were presented at this time as my only options. He left after suggesting I get other opinions. He also said he has never seen this type of water guard before, so we also discussed the fact that the whole thing was supposed to be drain tile, but you decided to put in this water guard without telling me. I have all of this recorded. So essentially, if drain tile is the answer here, I would have never had these issues to begin with, if I had just been given what was quoted to me. Your first fix for this issue was adding a sealant to try to attach the piece that was cut to the wall. Which would never work because there was no opening for water to go down into the system.

It is important to note that you have downplayed every mistake that has been made by your company. “One little leak” is actually 40 ft total that is leaking from multiple areas, because the system was cut in half and cannot work properly. Your reasoning for this was that the footing was too high. However, no other professional, including anyone you have sent for your company, could figure out why it was cut in 2, so this was never a viable option & should not have been done. The manufacturer of the water guard also stated that this alone voids the warranty of the product, because it was not installed properly. This means you want me to trust a “lifetime warranty” that is solely based on your word that you’ll fix anything that may come up in the future. Even though you have proven that your judgement cannot be trusted and the only times you respond to me is if I make a ****** review or this review. You texted me after I left this review from a new number trying to put the blame on me again for not contacting. You even tried to tell me that was the number you’ve been texting me on since July, even though I still have that entire convo on a different number. Your wife was aware of the situation and continued to ignore me on the number I was instructed to call. I was also never provided any warranty information on what is included or how to even file a claim. So there is no warranty, other than the manufacturer warranty. I am not the only person that has had issues with you. After a few negative reviews, you deleted your business page and made a new one with 5 star reviews from people you know.

This is why I am requesting a refund of the amount to fix this properly with a reputable company. I have included pictures of the timeline for this whole project. The bold+italicized points were times someone for your company was at my house. This may not be a fully comprehensive list, but all of the information currently recorded is true and backed up with screen shot, video, and picture evidence. I allowed these fixes every single time. Never once did I “kick anyone out” to talk to another company. As you can see in the timeline, I did not seek another company’s input, and relied solely on you and people from your company by consistent correspondence for a year, to try to have this completely fixed by your company. I have plenty of valid reasons to not allow you to touch my home anymore. The least pay out I will accept is the $7,832.31 that we discussed, which is the remaining total of the loan I obtained for this project and not even the full amount to have this fixed completely and fully (which includes an in tact warranty).

      Business response

      11/01/2024

I have talked to ***** and that is not the situation. I have attempted to help you over and over and now it's been 2 years. I'm still willing to help you and fix your issues but your refusing and just keep harassing me at this point. Let me fix it and keep your warranty.

      Customer response

      11/01/2024

I am rejecting this response because:

If you even read the timeline I attached to my response you would see why it has taken this long and this many attempts to get this fixed properly. Much of that was you and your company ignoring me. Some of the time in between is because I also have a life and you have caused this to be another job for me to deal with, instead of just taking care of your customers and responsibilities. You have only popped up to “fix it” when I have left a review somewhere that you’re afraid will make you look bad.

You can say you spoke to ***** all you want and try to make it a he said she said thing but I have our entire conversations from that day recorded. I have covered all my bases and recorded everything because you continuously lie and try to act like you’ve done nothing wrong. I will be posting the video soon but you can see in the timeline how this has been handled and that I have given more than enough opportunity for you to fix it.

I have shared the timeline with all the events and issues to give context to anyone that may try to believe your lies about me being a difficult customer. But the bottom line is you installed something I wasn’t even made aware of and not what I was quoted. And you installed a 40 ft corner improperly, regardless if you thought it would “still work.” This shows you did not even know how the system worked, if you thought cutting it in half would still work. You didn’t even think of the so called warranty when you did this either. There is no other professional that would think that cutting that in half would ever work.

The only reason you want to fix it now is to save face and to save the money that it would cost you to have a reputable company fix this.

I have been too patient through this whole process and that’s a reason it’s taken this long. I do not owe you another chance, after all these chances, to dig into my house and try again. You have not proven to me that you even understand the issue fully and all the constant lying shows me that I can’t trust you in my house again either. I am not requesting the full amount of my project, even though there were tons of issues through out. I am only requesting the amount it will cost to get what I was supposed to get in the first place.

      Business response

      11/04/2024

We have offered to come fix any issues multiple times. You choose to not utilize your warranty so therefore there's nothing more we can help you with. You have been constantly harassing my business and are clearly looking for an argument at this point. Bottom line is, we would like to fix it for you. It is and HAS been up to you whether you'd like that. If not, we are done here. Thank you.

      Customer response

      11/06/2024

I am rejecting this response because:

There is no warranty. You can’t just say there’s a “lifetime warranty” and provide your customers with no warranty information or how to file a claim. As a business, you are required to provide this information. A warranty is not just a spoken promise from a guy (you) that you’ll fix it when you feel like it. Especially when you’re notorious for ignoring your customers.

The only time you respond to people is when someone leaves a public complaint somewhere. Customers should not have to chase you down to use “the warranty.” What are you not understanding? If I allow you to “fix” it, I am risking more damage to my home. I am risking more stress and disruption to my life because you may not fix it correctly again. Look at how many times someone from your company had to come back to fix just the windows. They were falling out of the wall and you walked away from the job like it was done more than once. Actions speak louder than words and your actions have proven that you do not know what you are doing and may not even be capable of fixing this. It took this long to even get you to admit that the entire corner needed to be redone and you can see the timeline that I attached of how many times I attempted to resolve this, with the understanding that you would fix it. Then you and your wife decided to completely ignore me and change your business name and delete your previous business page. The only reason you are responding now is because I have made this complaint and your accreditation here has already been revoked (even though you’ll just say you “didn’t want it”).

Unfortunately, I seem to be the first customer you have done this to but I gave you so many chances and time to fix this that you were able to do this to multiple other people after me.

I have given plenty of opportunity to fix this. You are not capable of that. The continuation of saying there’s a warranty when there is not is fraudulent business practices. You advertise this all over your website and reviews. But there’s no accountability and you did not even install the system where there’s even a manufacturer warranty anymore. So I want the funds that I am owed to get this fixed by a proper company. That is my right as a consumer.

I have been patient and professional, while you have not been. You only want to fix this to avoid giving any refund. And according to these complaints here and reviews on the business page you deleted, you have never provided anyone with actual warranty information.

      Business response

      11/07/2024

Your warranty is in the contract that you signed before the work started. Again, you sit here and complain about how we don't want to fix it and this and that but when it comes down to us reaching out to set up a day, you decline. The only thing that fraudulent here is the way you constantly harass my company because you're upset with the work but then refuse to get it fixed! Instead you record my workers without their consent and then bring in another basement company and make up more lies so you can keep looking like the victim. WE HAVE TRIED MULTIPLE TIMES TO COME FIX THE ISSUE AND YOU REFUSE! THERE IS NOTHING MORE TO IT. Go back to your email, get the contract, utilize the Lifetime Warranty. I am NOT responsible for you losing your contract. If you just want to argue back and forth, don't waste your time. You want us to come fix it, awesome, we will come back out again. Until, you decide WHEN you want it fixed for FREE, please refrain from further contact.

      Customer response

      11/07/2024

I am rejecting this response because:

The only contract I signed was a handwritten invoice that I had to send you when the job was done because you didn’t know how much I owed. The “contract” you are referring to is an electronic contract that was sent to me a month later with a $0 balance because I had already paid in full and I did not sign this. The “warranty” clause in this document is a few sentences explaining that your company will fix any problems for the life of the home. No explanation of how to file a claim or what is included in this so called warranty. It’s just an empty promise that you’ll fix something that you didn’t even install right. This is not a warranty. I did not sign this. And it was not provided to me until a month after the job was done and multiple requests. Then the customer is required to chase you around for a response and hope that you are even capable of fixing the problem. Because you won’t take advice from any other professionals and take it personally when someone wants a second opinion. What kind of “warranty” is that?

I am continuing to respond to this complaint to make sure I am complying with every step in this dispute. It is not harassment to respond to a BBB complaint or a ****** review. These are public forums that exist so potential customers can make an educated decision on who to hire. At this point, I am sharing my story to hopefully save anyone else from this experience. Unfortunately, there are multiple complaints and I wonder if they could have been avoided if I had shared what was happening sooner, instead of chasing your company around for a resolution.

I don’t know anyone else that would allow a company this many chances to fix this many problems. I had every intention of promoting your company when the job was done with before and afters. I love promoting small businesses, especially a family company. Instead, this is the experience I was provided. I know you want to fix it now. Because the alternative is paying for your mistakes instead. You want me to allow you into my home AGAIN even though you have proven to me time and time again that you do not know what you are doing and could damage my home further.

After everything that has happened I deserve the funds it will take to get what I was promised and not have to work with you ever again.

      Business response

      11/08/2024

The warranty should have been sent out but if it was not, then unfortunately that was before we utilized our program that sends them out via email. We know that you are a customer a d that you have a lifetime warranty so therefore we can still apply this to your system. It's up to you if you want to utilize it or not. I will go ahead and send you one today so that you have it on hand. As for you protecting other customers, that is not needed. You have been one of the few customers that has been unable to please no matter what. You keep going on and on just to continue to tarnish and slander my name. Especially, this new business that isn't even run by the same people. Yes, what you are doing is harassment. You have an issue, we gave you a solution FOR FREE and yet you still continue to argue. We not only have a whole new crew, but management as well. Last year was a hard year for our business with a lot of lessons learned. We have been trying to make it right for you but you refuse so there is nothing more we can offer you. If you have further questions or statements you can call **************

      Customer response

      11/17/2024

I am rejecting this response because:

Sending me warranty information that you have since created almost a year and a half later is fraud. The same goes for any contract you try to send me that I did not sign. The only warranty that may have existed was the manufacturer warranty and you voided that by installing the system poorly and improperly.

This is not a new business. You changed the business name after multiple negative reviews. It is still run by ******, his wife and his father in law is the management. Hiring new crew to do the work does not make this a new business. You claim you have 25 years of experience but multiple professionals have examined your work and stated it looks like a diy homeowner did it. Nothing you have done shows you know what you are doing enough to be doing this type of work on people’s houses.

It is not harassment to file a BBB complaint after numerous attempts to contact you to resolve this. Slander is making false statements and everything I have recounted is true and I have the proof to back it up. If you feel that pictures of your company’s work tarnishes your name, that’s pretty concerning. This is a pattern for you. To ignore your customers until you receive a negative review. So expecting your customers to accept your word as a lifetime warranty is absurd.

There are several open gaps along the basement wall where the work was done. I have asked numerous times for an explanation for this however they have refused to return my messages. Also when they left I forgot to ask for warranty papers and did not leave me any. I have called repeatedly to get warranty papers, but they still have not sent me any furthermore, there "business" address is actually a delipidated run down house in the middle of a neighborhood. No business signs or anything, I know this because I drove up to the area.

I had called them to have foundation repair done. They came out give an estimate to put in brackets, some type of stainless steel straps to keep the walls from bowing in any more amd close a window and replace a silnplatebthat was torn out that required the city inspector to come be involved. They lied about the work being done amd requested payment. I sent pictures to show the work wasn't done, they then caused the wall to cave innamd separate even more. I sent pictures of this as well. They dug 6 18" auger holes in my front yard and said don't worry the holes will fill in over time. This was in September. It didn't. They never fixed the window or the hole that was between the house and the brick foundation. They lied to the city inspector amd said it was complete amd somehow got them to pass the inspection without even coming to look at it. He just took his word for it. Meanwhile I hired other contractors to finish the house who then saw they hadn't done what they said. Asked to meet with the owner he 1st said ok then refused and said he wouldn't come out and they're not responsible for refilling the holes or anything else they didn't do that was in the written contract. I have pictures and text messages of it all. He even lied amd said he didn't have to get a permit. After speaking to the inspectors that wasn't true. He said he was walking in the door on the phone with me to file a permit. That wasn't true. I need my money back as I had to repay someone to do the job they were supposed to do and they just never tried to fix the problem. I feel because I am a woman they felt I would never know it wasn't done. We had a terrible mouse problem because they could just walk right in. The city had a job to check it as well amd didn't. I believe that's why he never responded because they took his word for it. I don't know if he knows them or what but the ball was dropped on their end also. I have way more pictures, videos amd text messages that can't fit on here

We installed wall anchors because of the failing foundation. You can clearly see in her picture us installing wall anchors to support her failing foundation. She took the picture of the gap that we was hired to stabilize, but took the picture before we even had product installed. The foundation is now stabilized and will not move any further. I was contacted by a fly by night contractor who probably doesn't even have a license as sent me pictures of work we didn't even do. We installed anchors and filled in windows cracks and seal sill plate gap with concrete, if you still have settled holes in yard we will be more than happy to fill in for you. Yes I did get a inspector I have the paperwork to prove it, and yes I was walking in the door when we spoke but they was on lunch for a hour and no one was in the office. Our work was completed as stated if you have other issues we will be glad to help. Please let us know if we need to fill holes in your yard as dirt is going to settle we did do foundation repair.

I am rejecting this response because:

The statements he's making are untrue and I have text messages which I can forward to your email because there are many of him lying saying he filed for the permit and ******* ***** the city inspector said several dates and times he did not.  The pictures have a properties function that can prove the daynamd time each one was taken. The texts prove they pulled the wall out further. I have uploaded a before picture of the wall as well. The carpenters were there to do the floors and paint when they noticed the floor wasn't level and upon further investigation of me telling them what I paid for they found the hole that was never fixed until they fixed it and as you can see from before and after pictures the window was just sitting on the ground. You could push it in with your finger.

All of the text messages can prove what I am saying is true from beginning of this nightmare with this company until the end. This company is the one who behaves like night workers.  I will send all texts from me amd his wife along with the details of dates and times as well as text messages between myself and him and the city inspector amd myself.  I have to much proof for him to continue lying about it. The system only allows 8MB in size and I have way more than that.

Had a leak in the basement. The original plan was to tear the floor back a few feet from the wall and remove 2 feet of drywall from the floor up. Then tear out the concrete floor and install some floor drains. During demo on January 8, 2024, it was discovered that the leak was coming from a crack in the outer wall, not the floor. It was recommended that the whole wall be torn out so that all the seams in the concrete wall could be treated, and still install the floor drain. We agreed to let them continue. After the repairs were made, K Mag was supposed to install the floor back the way it was and have the drywall mudded and sanded so that it was ready for paint. After they completed the work and we inspected the work, we discovered that our cabinet doors, would not open because they were hitting the wall now. I also noticed that they only screwed the new drywall to the studs along the edges of the panels. There were no screws in the middle of the drywall panels holding it to the studs, you could push the panels and watch them flex. They also left a gap where the drywall met the drop ceiling and just used a sealant to fill in the gap, which got all over the metal ceiling track and looked horrible. They cut the holes for two outlets too big and chose to mud over the holes to fill in the gap and then stuck the outlet covers on the wet mud. Also, the drywall mud was far from being done, it was rough and not smooth enough to start painting over. On top of that they were supposed to clean up after themselves and they did a horrible job of it. My wife unfortunately didn't take pictures of the mess, but she spent a couple of hours cleaning up the floor and our bathroom sink that they left debris in (they were not working in the bathroom). Our vinyl plank floor has a ton of scratches in it now, because they didn't cover their work area. K Mag attempted to install the floor back together but was struggling and decided to stop. They took $500 off and said to let us know what the total cost was and they would refund us for the rest of it if it was over the $500. My wife wanted to wait before paying them but the owner insisted we pay right then so he could pay his workers. The owner came out the next day to see why the cabinets would not open and I also went over all my other concerns. He said that he would keep sanding and try to fix the wall where the cabinets are. He also said that primer would cover everything up. I told him I was not pleased with the quality of their work and that I would rather have another company come look at this and get their opinion. He said ok and to let him know what they said. We received a quote for $1,025.32 to fix the floor and a quote for $1,140 to redo all of the drywall. When the contractor came to inspect the work, they were shocked at what they saw. We have reached out a few times to K Mag and they will not respond to us. It would be really nice if K Mag refunded us the $1,665.32 extra money that we had to pay to fix their work, but I would take at least the $525.32 they originally said they would cover for the floor. We were severely overcharged for the quality of the drywall work, especially when you compare it to what the contractor charged to do the same thing and they even primed and painted the wall.

I completely refuse refund. I personally went back to repair drywall and sand but was told no they wanted another contractor. Was no gap in drywall that was the drop ceiling tiles not sitting completely flush on track. The basement was clean and mopped the best we could we jackhammerd concrete and has to grind concrete for foundation repair and basement waterproofing. We clean best we could and even took time to mop. I use caulking on seam of track on drop ceiling and drywall meet as that's what should happen. Job turned out great and I was there to repair the bottom drywall next to drawers as I'm assuming a rock or something got jammed behind drywall but customer refuse to let me repair.

      Customer response

      02/26/2024

I am rejecting this response because:
There was definitely a gap in the drywall. The drywall was cut right where the drop ceiling met the wall and because of that there was no room to mud the new drywall to the existing drywall above the drop ceiling. Using sealant to fill that gap looked completely tacky and horrible and it was all over the tracking of the drop ceiling. On top of that the drywall was not even fully secured to the wall.. Another thing was we received a $500 credit for the floor, which was nice, but we were under the impression that we would be credited for any additional cost over the $500. The flooring company quote was just over $1,000.

I can assure there is no gaps where drywall and drop ceiling meet just a simple butt up joint. So I did what was supposed to be done and seal the joint we couldn't use compound so we used silicone as we should. The gap provided in pictures is simply between drop ceiling track and the drop ceiling tile not the drywall. I take pride in our work and willing to fix any mistakes as I tried but yall refused and wanted me to pay another contractor to redo all. When all I had to do was sand and repair drywall by counter and that would have been ready for prime and paint and would have looked great.

I am rejecting this response because:
You are still not acknowledging that you said you would cover any additional costs to fix the floor over the $500 you credited us. We are still waiting to be refunded for the additional $525.32 we had to pay to fix the floor. There was 100% a gap between the drywall and the drop ceiling track. The original dry wall went all the way up the wall and the drop ceiling is down a few inches below the top of the drywall. When you installed the new drywall, you cut the original drywall right at the drop ceiling track. The right thing to do would be to take out all the drywall, including above the drop ceiling track or at least cut the drywall a few inches below the ceiling so that it would leave enough room to mud and tape the seams. Instead, you cut the drywall right where the ceiling met the drywall which left no room to properly mud and tape the seams. With that decision you chose to apply sealant to cover the gap left between the drywall and the ceiling and told me that primer and paint would cover it. The pictures do not lie, I wish I had taken pictures of the gap before the sealant was applied. I refused to have you fix anything because I could see the quality of work that was done, and you just said primer and paint will fix everything. Primer and paint will not fix the sealant you smeared on my wall and the metal ceiling track and the two outlets that were caked in mud with the outlet covers stuck in the mud. The contractor and everyone that saw the basement and pictures were completely shocked by how the drywall looked. When I paid almost $10,000 for a job, I expected the result to look like it did before you came, that was far from the case. It is also alarming that the company I had come in to completely fix the drywall charged me like a quarter of what you charged for your finishing work, and they even primed and painted the wall. Asking for a $1,665.32 isn’t a whole lot compared to the $9,725 we had to pay you. We would have appreciated if you had worked with us on some sort of refund and this whole complaint could have been avoided.

In late August we entered into a contract with K-Mag Basement Solutions to correct a water problem that entailed water seeping onto the basement concrete block walls. No water had seeped on the floor but had stained the walls and with each rain the problem seemed to get worse. I contacted K-Mag and a Sales Representative came and stated that they had the solution to stop the seeping and told us they would jackhammer the floor by the walls and put in a drainage system that would stop the seeping. They would then put down new cement and it would look good. He said the seeping would stop as the water would drain into the sump pump and the would be no more seeping on the basement walls. on September 12, 2023 the work started and was finished the same day. The lead worker stated that this will stop all seeping and not to worry as they had done many of these. Between September 20 and 22, Chillicothe received over 3 inches of rain. On September 21, water started seeping again on the walls in the same places as before and new places where they jack hammered. I called the sales representative and he had the owner call me. The owner was not familiar with the work that had been done and said that the water in the basement floor had been corrected and that the walls were draining correctly and that there would be no structural damage and that was what their system does. I tried to explain that we had no water on the floor and all I wanted is no seeping on the wall. He continued to say that their system will prevent any structural damage to the foundation. He then said get a de-humidifier and paint the walls with a sealant and then we will not have seeping walls. We already have a de-humidifier on our heating/cooling system and I was led to believe that this work would end the seeping on the wall. After the rains today we have seeping water on the floor where they put the new cement on. I asked that the owner would come to the house to see the situation, but he has not responded.

The staining is moisture all basements have moisture some more than others. I recommend painting the wall with epoxy paint that will seal the block wall and keep the moisture out. The waterproofing system was installed to drain any water out of the block walls as they hold water.

I completely reject this response as there is water seeping on the floor where they jack hammered. We never had water stained on the floor before. I asked that the owner come and see the job that was done. He would not. As my original letter stated, there are new stains on the wall. water stains on the floor and the salesperson and lead worker stated that after this process the stains would not appear again. I have had other companies come and bid on correcting this failed project. They have stated that the job was not done correctly because no drain was put in the area in back of the sump pump. The salesperson said that the lifetime warranty will make me satisfied with the work done. I am out $2,470 and now looking at another company to correct the situation.
