      We signed a contract with Regal Exteriors to replace the sheathing and siding on our house as well as complete some interior repairs.As per the contract, we made a $10,000 deposit to start work and paid another $4,000 for materials. The first day of the job, the owner hired the wrong subcontractors whom ripped two walls off of our house without permission as this was not the plan discussed with Regal's contractor, ***. There were 4 months of discussion in text messages and verbally agreeing to the plan. The owner of the company never filed for exterior construction permits with the county and lied to us about doing so. The county confirms that no paperwork was ever submitted. Because of this, our project is on-hold until we secure the permits and will be fined.Regal also dumped construction supplies into our garage without our permission causing further damage to our personal goods and making a huge mess out of the insulation fibers which are now all over our garage and possessions.Our house is now exposed to the elements and as Regal stole our money we are now struggling to find a new contractor to save our home. They did not properly wrap our house with 6" overlays.We are not in possession of $4,000 worth of materials and nothing close to $10,000 worth of work was done to our house.Regal has committed fraud, they are in breach of their contract and are negligent.We seek a full refund of money paid to hire a reputable company to complete work on our house and to pay for damages caused.

      he's right about the contract but it was interior and exterior. 5000 for out and 5000 for in, at signing. which she paid. then its suppose to be another 5000 which we let her financed for the out and the 5000 for in which we technically started the interior subfloor but she said she had someone that was cheaper, so i told her we started and had the materials and some labor which she paid and has all materials which was ******* which she Zelled which she has all materials and paid for us picking up and the labor for starting floor and delivery, but as we kept going on the outside there was mold on the drywall as shown, and confirmed by text to ripe it out which made it interior work now too. so she owes us the other ********************************************************************************* text. the problems we were having with her was she was in breach of contract, and we were at the ***** she gave us and could not proceed. the problem with house wrap was temporary due to having to do drywall work first then proceed to exterior she would not allow us to do both at same time. also changed house wrap as per her receipt per her request. she broke the contract. here are all the pics of messages back and forth.

      I am rejecting this response because:

      Both parties agreed before signing that if there was someone less expensive to install the subfloor that would be the best option for all parties. Also, we (the customer) never gave permission for inside work to begin with Regal Exterior. There was a receipt of us (the customer) paying the contract signing fee $5k and then no communication about when interior work would commence.

      We, asked for written timelines from Regal and never received one. We (as the customer) would have paid the $5k asked for "start of interior work" in order to begin interior work. NO INTERIOR WORK was communicated about before start and NO INTERIOR WORK was completed. We have pictures of this as you see to date no interior work has been done yet. Interior drywall cut was part of the exterior. Regal walked with our deposit. We (as the customer) over paid for a delivery of the subfloor by Regal Exterior who rented a Uhaul without our permission (we were told they had work trucks as well as a storage warehouse), and also charged $840 for one person to pick up interior batt insulation rolls and subfloor panels. The $840 they charged without our knowledge was unconscionable for half a day of delivery labor for one man. We paid this and paid all invoices they asked for on and before due date.

      At this point, Regal Exterior has committed breech of contract and consumer fraud by walking from a job the customer not only paid for but overpaid for by about $6k. There's no other way to cut it. The customer paid $10k in deposits to date, and Regal did about $4k in work and materials left on site ($2.5K siding materials, and 1 day of work for 5 laborers at $250 each=$1250 totaling $3750). Men didn't show up when promised, no permits were pulled, and Regal Exteriors has refused to email us (the customer) their insurance policy and refused to make contact.

      we did start inside per her request, we have some pics in the basement and no pics of the girls bedroom under the rear window we cut out some drywall, to remove mold, which started interior work per her request as noted on first picture. which she still had not paid for the soffit and fascia and now the interior. she broke with the contract and didn't pay what was due.

      I am rejecting this response because: The interior work was never started, Regal Exteriors falsified claims of filling for county permits, and stole our down payment and walked from the job without completing anything close to $10,000.


      The interior contract covered the following parameters:
      ?-Bathroom floor tile upstairs
      ?-Bathroom tile around tub install
      ?-Install drywall and materials into kitchen and bathroom
      -Install kitchen cabinets?
      -Vent in kitchen run to attic through roof

      None of the above items were ever started.

      The molded drywall was exterior facing. It was removed on the interior of the house, by their choice, and was part of the exterior work. By law, when a contractor finds molded or rotted materials it needs to be removed. This was discovered during the exterior removal of siding and sheathing.

      The soffit and fascia were included in the original quote. Regal never brought up that they wanted more money until exterior work started, which is illegal. Regal stated that they wouldn't save the materials and their subcontractors were going to scrap it for money. These materials were stolen from us.

      Regal has not addressed any of their wrong doings nor have they provided us with their insurance information.

      On 6/3/21 Regal Exteriors gave me a quote AND an invoice for $225 to replace a small (12') section of siding. I agreed to the job. AFTER they delivered the siding and showed up to work I was told the price would be $650, nearly TRIPLE the agreed upon price. I told them I couldn't afford this and they told me they already delivered the material and that I could make payments. I felt bullied on the spot into making payments and felt I would have to pay for materials even if they didn't do the job. I reluctantly let them do the work and I made two payments. When the last payment of $200 was due, they threatened to turn me in to collections if I didn't make the last payment. I didn't want my credit ruined so I sent the last $200 check but told them I wanted them to return it uncashed and **** my account paid in full after being paid $425 for a job originally promised at $225. I told them I would register a complaint with BBB if they didn't consider the $425 payment in full. They never contacted me about my request and cashed the check. They now have $650 for placing a single 12' piece of siding. After they cashed the final check, they revoked the original invoice for $225 and changed the invoice to $650 for five (5) strips of siding, although only one piece was used. To make matters even worse, the single strip of siding they put on is not even secured! It is loose across the entire bottom and will undoubtedly come off in the near future. I feel they used deceptive practices to get business; they used intimidation to get payment; and they did shoddy, unacceptable work. I would like a refund of at least $200, preferably $400 to reflect our original agreement; and I want the siding properly secured.

      yes the job was sold for 1 pc. @ $225. we only had 1 pc. deliveried i started to work but stopped due to it needing 4 to 5 pcs.stopped and called homeowner and explained problem after she agreed to price Which is now $650 we went picked up at menards and bought 5 pcs. and installed 4 1/2 pcs. she paid a ck. #**** for $650 and then she stopped payment she couldnt afford the full $650 at that time so we put on payment plan of $225 now and $100 a month till payed off she gave me ck#**** for $225 on 6/18/21 and then ck#**** for $200 on 7/16/21 we haven't received any paments after that till we called ask for it. she payed ck#**** for $200 icould be wrong about this ck# but thats what are records show. hear are text messages and see for your self. if any further questions call me @ ************ this is my cell.

      Good Evening,
      I am requesting to reopen the complaint #******** as it is not resolved.  

      I have reviewed the response from Regal Exteriors, and they have not answered why they would have increased the price to triple the amount of the original estimate of $225.  They did not deliver one piece to the yard, but several pieces which sat in my yard until he later came back with the triple cost charge.  I attached to this e-mail the original $225 estimate that was sent to me, and that I accepted. Prior to my informing the company of my intent to file a complaint with the BBB, the estimate had been issued as an "invoice"for $225 in pay2go software. It was then converted to the $650 invoice AFTER I paid the remaining amount and informed them that I intended to contact the BBB.  I have no official documentation of a $650 "estimate", because there wasn't any prior to my informing them of the complaint.

      I felt threatened because the company informed me they would turn me over to collections if I did not pay the remaining amount that I wished to dispute, so I did pay it all. I have consulted with numerous tradesmen since this happened and have been informed that the amount of work in comparison to what was paid, materials used, and how they went about their business practice was fraudulent and unethical. I only wish that I had access to this information before I reluctantly agreed to payment installments. I never would have agreed to it.  But I felt pressured to go forth with the extremely modified amount, because the materials were already ordered and sitting in my yard before the price was tripled. 

      To resolve the issue, I am requesting that the company reimburse me half of the total cost paid, which would still be $100 over the original estimate.  I am also not satisfied with the quality of work done, as the siding is not even attached (see last picture which is a close-up of the piece of vinyl barely attached). I would have them come and repair it, but I do not trust the quality of their work and would not recommend this company to anyone after this experience. I welcome any mediation the BBB will assist in to resolve this issue, and to help deter this company from this type of deceptive practice in the future.

      ok first thing we had 1 piece not 5 and i gave you the choice. i presented 2 options fix the bottom and leave or remove the other ones above the missing ones too due to they were not in good shape and had hole throughout i figured if your going to do new ones that you would like to fix the other ones too. we don't strong arm anybody we give prices and if you felt like the price was to high i would have let you call other companies to get pricing, i could just return the material and we would of be out nothing. we also didnt hear anything about the siding coming of or not properly done right till the complaint also you made a payment a month later. as i tell all homeowners the reason we stay local is even if you feel like something is wrong call me i would rather come out to look at it and find nothing wrong then have you wait till it gets worse and creates more probelms. Im willing to come and fix the piece that is coming off but thats all we will do. we dont force anybody into doing anything we give our prices and let people choose and a high percentage we get called back.

      I am rejecting this response because: I don't recall that conversation at all about replacing other pieces that were already on the house. We only discussed filling in the missing siding. During initial assessment there was talk about doing later a specialty protection board along the bottom of the house later on if I was interested, but not replacement of existing siding,,There was definitely more than one piece of siding in the yard right after $225 estimate because I remember being worried about how long the "pile" would be sitting there, that it ruin the grass..Bottom line..it is price gauging to increase the estimate/invoice by triple the amount. I had agreed to $225, I felt put on the spot to pay $650 for this work. I would have went with someone else, but was not told I could do they when they surprised me in person with the new price, only that I could make payment installments to them when I told them I could not afford it and had to cancel the initial check for the whole amount. I do not want any further work done by thiscompany, only to be reimbursed a small portion of the excess inflated amount. Even if they were to return 325. That is still $100 over the original estimate. This would be a fair way to resolve it. Especially after hearing what other people would have charged for this job and what siding costs..The original estimate was the accurate reflection of that amount of work. Not $650 triple the amount! Please consider this as a fair resolution to reimburse $350.The way the process of of estimate went about from $225 from one person *** raised triple by another after being invoiced is NOT right.I am new to the home improvement scene as a consumer, and never expected that situation to unfold in such a manner. I was confused,and felt taken advantage of almost immediately afterwards. This is a poor way to negotiate work.

      I'm saying the same thing i said before there was only one piece, and for the grass there was no grass look at the picture look at the time line on the estimate to the invoice and then the checks there was a time she was going to do it then stop payment and was going to do it in the fall then we did a payment plan. we do the job that needed to be done right because if not done right there will be complaints about the work that we only did half and didnt cared about how the rest would look thats why i gave you the choice on doing the job if you wouldnt have done the extra i would of had you sign on the contract that i offered but you declined to cover me for the future.

      I am rejecting this response because: I feel the fairest resolution to this concern of Regal Exteriors changing the invoice given to me for $225, to an estimate then for $650 which is WAY over the initial invoice (not estimate), would be to refund a portion of the cost I felt pressured to overpay.  

      At least bring it down to double the initial invoice amount! That would be fair. Again very minimal work and materials involved here that would add up to triple the initial cost.  I have since checked with other vendors on this after the fact. I was completely taken advantage of here.
