I applied for a rental home with cypress point . It is managed by bearing point management, I applied for a home and was approved on Monday July 1st and was emailed a link to pay a $1000 deposit before even receiving a lease agreement. ****** **** the property manager text me and told me she would send the lease later . I did not receive the lease until after I paid the deposit. I received the lease via email , the following day which was July 2nd . After carefully reading the lease , I declined to sign . I contacted The property and they refused to refund my $1000 deposit , I was also charged $250 for an application fee and admin fee . The property is still refusing to give me my deposit back without a signed lease agreement. I never took ownership of the home . I was approved and canceled all in a matter of 48 hours . Thank you for your email. As per the terms outlined in the signed application, the application fee is non-refundable and will not be returned if the application is not approved by the landlord or if the unit is no longer available at the landlord's discretion.
Additionally, all fees, including the deposit, will be forfeited if the approved application is cancelled by the applicant after notification of approval or within 72 hours of application, whichever comes first. If the applicant does not move in, all fees are forfeited.
Since your application was approved and the cancellation occurred within the stated timeframe, the forfeiture of fees applies in this situation.

The home was leased a few days after I cancelled. There was no money lost to the business .
