      On 12/15/23 I spoke with Bree Montgomery w/Home Properties Solutions, a lead generation company. I'm a new loan officer trying to grow my business. I asked Bree several questions about the process, lead quality, and their commitment regarding turnover timing of lead registration forms. A fast follow through is paramount to lead conversion success. I should've known something wasn't right when she rushed me, but she offered a time sensitive discount so I took it. Bree outright lied to me. I asked a lot of questions and she had great answers. She said: 1. I would get exclusive leads 2. Lead forms were not forced. In other words, people could view homes without filling out a form - so no incentive to feign interest. 3. She said I'd receive the leads as soon as the customer filled out the registration form, or within seconds. 4. She gave specific results for the last 6 months in areas I purchased that aren't even close to reality (ex: one area generated 17 leads - 11 became purchase transactions and 2 became refi transactions There is no contract and nothing in writing other than my notes and the results log I've kept. Of the 16 leads I received from 12/15/22 to 1/9/23: -1 was wrong number, 5 gave false addresses, 7 never answered or returned call/email, one was a duplicate lead - of the 7 that spoke to me, 6 either didn't remember filling out a form or filled it out 2 weeks or more prior. One already found a loan officer, one isn't even in Texas anymore, one was thoroughly confused, one said someone else must have filled out the form because he did not and they're not even looking for a house. Two claim interest but can't do anything now - both came in within minutes of my first complaint to the company. They refuse my refund request. I can provide multiple emails where Bree claims that the buyers are lying and/or Bree doesn't know why they say the forms are 2 wks + old. I want to keep this from happening to others, and I want my refund of $998.

      I am very sorry to hear that you are not happy with the program. A lot of new loan officers do not understand how lead generation companies work. Above everything, no lead generation company is selling you a dream. You are going to get tons of leads that are not workable, for multiple reasons but if you are doing your follow up on your end, you will close deals. We have been in business for several years and work with thousands of successful Realtors/Loan Officers in the US. All calls are recorded and the sales rep did not oversell the program. She specifically said, "It is a numbers game... and most lead generation companies need at least 90 days to pay for themselves." 

      We are a lead provider. We provide real-time leads. While we filter them, we do not vet them. All leads are user submitted on a site geared solely towards purchasing real estate and have indicated a desire to do so. All leads are made aware on the site as well as via email that they will be contacted about purchasing property. As stated in the complaint, in the client's own words they are a, "new loan officer" Unfortunately, it appears as though the client's lack of experience was their largest stumbling block.  Had they reached out to Member Services prior to submitting this complaint, we would have been happy to work with them on best practices from folks who have converted our leads. The client is now offline and will never be charged again. We wish them the best of luck in this new career.

      I continue to get unsolicited emails that violate the CANSPAM act as there is no unsubscribe link or other required information in the email. I've asked to be removed from their email list multiple times but continue to receive spam emails and no response.

      Constantly, they email me from different emails. i continue to tell them i am not interested and they keep emailing me, they have even called me when i told them i wasnt interested. I don't why they keep emailing me, even when asking them to remove me from their email list...

We have not received any requests via email or phone. I am reaching out to you because we are looking for one loan officer to work with our home buyer referrals. We only work with one loan officer per county, in all fifty states. We list all the conventional, luxury and resale properties directly from your MLS. We never force information out of anyone in order to view properties. We have the buyer reach out to you directly instead of you cold calling and dealing with tire kickers. We generate on average 15-20 referrals every month that are only sent to only ONE loan officer. I would love to take a couple of minutes of your time to go over all the information with you in full to see if it is something you have an interest in.
