The date the work started was 05/30/2022. It was "supposedly" complete on 07/31/2022. The amount of the contract was $75,000. Per the contract, the company was responsible to furnish all permits and licenses. This company failed to do so until AFTER the work was done. The company finally furnished permits and both electrical and plumbing failed. The master electrician on permit corrected all electrical issues per the inspection instructions. The master plumber on permit has not responded to the inspectors requests. We need to have the plumbing corrected per the inspection and the master plumber will not respond. We now have to pay another master plumber to correct all the plumbing this company did. We are requesting that this company pay for the work that is needed by the master plumber that we contract.Business response

Business Response /* (1000, 5, 2022/12/01) */ This customer is not being forthright. Originally our contract was 98k. ( ******** was at 14ok ) They asked me to shave my price down.I agreed to remodel kitchen, bathroom and painting, floors on 1st level. For weeks everything was going great.They asked to add more work. An island , 2 back doors ,baseboard heaters etc.. Things were going great.We have been working 6 days a week and making great progress. After the work was done they asked for permits on bath/ kitchen.After everything is done. We put back where existing was. They said we want a permit. (On the day of final walk-thru )She tried to destroy my company with false complaints to BBB & M.H.I.C. We pulled permits for elec / plumbing ( which the customer Electric passed. And my master plumber doesnt want to work with her making everything so difficult.) On aug 10 2022. She sent me a text said. I have hired a plumber and it cost 2500.00 to fix. #1 she owes our company over 7,000.00. ( she must come current on payment for us to do anything else at her house. ) #2 we are seeking 25% of contract price as stated on our contract.( we will be attaching a mechanics lien on the Carrollton rd property if not handled amicably.) # 3 not allowing us a final walk-thru. #4You can't bring other contractors and do work on property without allowing us to make corrections.Nobody's perfect this could have been handled better customer completely shut me down and wasn't willing to work with me. QR will have lien on aforementioned property on or before 12/ 25/ 2022. This is our only unhappy customer. BBB knows our reputation A+ Zero complaints. Hundreds happy. We have an arbitration clause Consumer Response /* (3000, 7, 2022/12/02) */ (The consumer indicated he/she DID NOT accept the response from the business.) #1 The company was responsible for obtaining the permits for the work that was to be done. We assumed this company obtained the permits. We inquired and found out that this company did not obtain the permits. We then requested that the permits be done. #2 This company did not ONLY put back where existing was. This company installed 14 recessed lighting where there were none. And installed a a double vanity where there was only a single vanity and replaced a tub with a walk-in shower. Permits were absolutely required in our county for this type if work. #3 Both the electrical and plumbing inspections failed. The electrical work was deemed UNSAFE by the inspector. The licensed electrician on the electrical permit worked for 5 days to correct all the discrepancies done by this company. #4 The licensed plumber of record on the permit has not responded to the inspectors. I have proof that he assumes that it was only for a final inspection and no work is required. This company did not use a licensed plumber to do the plumbing work in our home. We never met this plumber so other than being slandered by Mr. ******, why would this licensed plumber think I am difficult to work with? We have been informed that the licensed plumber this company put on the permit has lost their license to work in our county and by the end of the year, actions will be taken to revoke their license to work in our state. #5 The text on August 10 actually states "Just an FYI, a licensed plumber is here and all your plumbing work is wrong. $2500 to fix your work." I never stated that I hired a plumber. This licensed plumber was called in to look at all the plumbing work done by this company. He was gracious enough to find the sewage gas leak and cap it off. The sewage gas leak was caused by this company and the owner said that it had been fixed when it was not. This company left an open pipe inside the wall and the gas was leaking into the entire house. I can provide BBB with this licensed plumber's information separately if need be. They can attest to the fact that they were not hired to correct this company's incorrect plumbing. #6 We signed a contract for $75,000. We were quoted a higher price by this company which included work that we ended up REMOVING from the contract due to not having enough funds to include these items. WE did ask this company to SHAVE down their cost. WE REMOVED ITEMS IN ORDER TO MEET OUR BUDGET. We never received an amended contract or an itemized listing of the costs for any additional work. The island was paid in full. WE purchased the heaters which REPLACED the existing ones in the kitchen and bathroom. #7 This company did not work 6 days a week as stated. I have texts as proof that there were many days that no one worked in our home. 90% of the time only ONE person was working in our home. I witnessed this myself because I work from home and was there each day. #8 No false complaints have been made by me against this company. I have proof of everything that I have written. This company did not provide a quality product. The work done by this company was deemed by our County Inspectors to be unsafe and could result in permanent damage to our home if not corrected. If this company's licensed plumber will not or cannot do the work necessary to pass the plumbing inspection, then we are requesting that this company pay for the work to be done by a true licensed plumber. Business Response /* (4000, 10, 2022/12/05) */ This customer still has an outstanding balance of almost 6,000.00. If she wants to pay a plumber $2500.00 she can then would leave a balance owed of $3500.00 I surely want to handle this amicably If she is not willing to then I guess arbitration is in order. This company is a fault for doing the plumbing work all wrong the first time around. This company had a master plumber pull the permit and has not responded to any of the inspectors. If that master plumber would respond then we would use his services. But since there has been a lack of response from the master plumber on the permit, this company should be held liable to pay for a real master plumber to correct all of their shoddy plumbing work. We continue to accumulate proof of this company's inadequate quality of work. Business Response /* (4000, 14, 2022/12/08) */ The Final walk thru payment Was not paid $2500.00.The 2800. For the 2 added doors NOT PAID! Customer did not pay the assoc permit fees. If she has a licensed plumber for 2500.00. Then go ahead with the work and pay me my final payment and let's move forward. Consumer Response /* (4200, 16, 2022/12/09) */ (The consumer indicated he/she DID NOT accept the response from the business.) Contract states that the company was responsible for acquiring permits. Does not state that the fees for permits were to be paid by homeowner. New licensed plumber may cost more than $2500 when all completed after finding even more discrepancies in the plumbing done by this company during the county inspection. We are having to pay out more funds to correct everything that this company has done wrong during the remodel than what they state we owe. And as a final note, this company was not honest when applying for the county permits. They lied to the master electrician by telling him that the inspection was to be the FINAL inspection when it wasn't and told him that they only replaced existing fixtures which wasn't true. They also lied to the master plumber by telling him the same. That it was a final inspection when it wasn't and that they only replaced existing fixtures which wasn't true. This plumber is now losing his license to work in our county AND is in the process of losing his license to work in our state due to his lack of response. Business Response /* (4000, 20, 2022/12/15) */ There were 2 doors added to the contract $1800.00 & $900.00 labor &materials. Plus we did not do a final walk-thru $2500.00 walk thru payment not paid. There is a balance of $5200.00 to be paid to Qualified Remodelers. BTW - I was told by the inspector. since the work was past the rough-in. I have to process it as a final for it to go thru at this point. We don't LIE The project looks amazing. I want to use an arbitrator that level heads will prevail. Attached is an amendment to the original contract stating that we agree to submit for arbitration through the ********************************. Please reply to this feed with the signed agreement. In my contract states ANY MONEY OWED BREACH OF CONTRACT. Business Response /* (4000, 36, 2023/01/05) */ I would like to move forward with BBB arbitration. But this customer says she doesn't trust the BBB and suggesting another. If she uses another she is to pay 100% of the cost. If through BBB we split costs. Also my contract states she must PAY IN FULL for me to accept arbitration and give her a warranty. We are in the process of putting a lein on the home. I never once stated that I did not trust BBB arbitration. To be honest, I thought BBB only did mediation. I'm following the instructions I was given by the Maryland Home Improvement Commission by going through the ********************************. This contractor is now being vindictive and malicious because I have substantial evidence that his work (his crew's work actually) was substandard and not up to industry standards. I have attached a copy of the discrepancy listing that I also sent to the ******************************** for BBB's records.
