      Upon moving into the home there where concerns about the foundation and leaks in the basement. We had addressed the issues in our Change in Terms Addendum and we where promised that the foundation company, ******** ******** *********** ***. would be the ones to come out and do the waterproofing and fix the cracks in the foundation. The company finally came to our home about a year later and only fixed one crack and we still have water issues in the basement. The waterproofing that we were promised was never done. Our more serious and urgent matter, is the mold that we are currently dealing with. We discovered a mold spot in our garage on the wall, and after further inspection, we discovered mold within that wall that connects to our kitchen. The mold was caused by a screw that was drilled into the main sewage pipe during construction. Instead of the contractor or builder drilling the screw to hang the cabinets into a stud, they drilled directly into the water and sewage pipe. Which resulted in a constant drip for the past two years inside of our kitchen walls. We are outraged because we share our home with our four children, with one of them having asthma and the other being immunocompromised and has recently had heart surgery this year. I immediately contacted the builders by email (**** and **** *******) because that is the only means of communication that works. We have not received any feedback from the builders.

      1. Fence The builder agreed via email back in March 2022 that he would remove both neighboring fences as they were over the property line. When we did our walk-through, only one fence was removed. We brought it up to the builder and he said unless it is drawn on the survey showing the fence over they cannot do anything. We sent them an email later and asked for the fence to be removed and again they said we needed the survey to show the fence was over the property line. We had the surveyor come out to reshoot the property line and draw The neighbors fence over the line. We sent that to the builder and he is still refusing to remove the fence. He is now saying that we need additional steaks at each point the fence crosses over. This was never needed since he agreed back in March 2022. 2. Remaining trash/debris on property Builder signed an addendum stating all human generated trash/debris would be removed with in the plat, that I outlined. This was not done prior to closing. They later came out and refused to remove the broken down fence, cinderblocks, bricks, etc. and would only pick up plastic trash. They were claiming that the broken down remains of the buildings/fences were not considered human generated debris. They are refusing to clean this up. We even called the county and got permission to do so. 3. Microwave There was no microwave at closing. They later gave us a microwave that was too large. Now they gave us a microwave that is too small and does not fit in the cabinet cut out. The outlet is directly behind the microwave which is also pushing it out. The front two legs of the microwave are hanging out of the cabinet. We expressed that the outlet should be in the cabinet above in order to fit a microwave better. The microwave that is also here has 2in. gaps around the entire cut out. They are refusing to provide a proper microwave. Overall, the builder is either refusing to correct these issues or they completely ignore us when contacted.

Response from business is inaccurate. No one can to the house to attempt to remove fence. "I believe you have mistaken but no worker has ever come to the property to attempt to remove the fence. The only worker that came to our property was for the trash/debris which he only removed a small portion. We have footage that we will gladly show you indicating no attempt was made regarding the fence and only the trash. You indicated, via email, stakes were needed at each point the fence crosses over. If this is the case in order to remove the fence, then it is your responsibility to get said stakes since you agreed in March 2022 to remove both neighboring fences from the property prior to us closing on the house. " The county has given permission to proceed to clean hip all trash/debris numerous times. Therefore, they are allowed to do so. " To address your response regarding the removal of the human-generated trash/debris in our yard. We have written approval from Anne Arundel County's Forester, Bud Rees, whom has been to the property and is well aware of the area to go ahead and remove the remaining trash/debris you left. He is conscious of our clearing of the area in order to remove the garbage. All that said, you have permission from the county to come remove the trash/debris you left when building the home. This includes but is not limited to, a broken toilet, chain link fence, cinderblocks, bricks, wires (one of which is live), wood from the buildings you tore down, etc. (See attached letter for reference). " Please see attachments for further clarification.
