  FRAUD: I trusted my Developes Word: My Judgement was wrong. Purchase Sales Agreement April 4-4-20 Closed: Sept. ***** Paid the business $245,000 In Full Business committed to provide: Completion in full. Nature of dispute is FRAUD, Conspiracy Develope thinks He is my Landlord. Never repsonsiable for any ones need unless He needs something then He will communicate. OWNER: ****************************** - cell: ************** **************************************************** Woodside ******************************** A** (55+older). Developer: WELD, L.L.C./P.O.Box **** ******************************** c/o *********************** - ************** AUG. ***** Basement: Load bearing beams and floor joists not supported. Concrete floors not finished with many cracks (to/wet). Concrete wall cracked by window (water leaks onto floor). EXTERIORr: Doors and jams not painted, trim nails rusting, Farmer ***** step not secure, ***** post no trim top and bottom, Deck stairs no hand rail, no deck screws (nailed), no garage light bulb, mail box (1 Brown 3 Gray) bolts and washers rusting onto Concrete Slab, Lawn-Drive way,-stret- walkway not completed. INTERIOR: Door butts (top-bottom-ends) not sanded or painted, Loaded hinges no pins, Trim and baseboard not sanded or painted (if panted not painted), Walls primed, walls not painted (master bedroom -bath-closet), (Living Area - kitchen -hallway tp exit onto farmers porch), Window (master bed room) top glass no handle to open and close, Holes (walls-ceilings fans -vanity - cable & elec. covers), Floors soft point & noisey, No Pipe Traps on all drains, 2"x6" construction (asked & Told multipal times to *****), 2"x4" Walls - Duplex unit walls (not told mulipal times by *****), Complained about unit #** noise (56" T.V. - snoring - ect.). ATTIC: Fire Wall not tap or mudded (can see Unit #** Lights on. Dryer Vent not 4" metal exhaust pipe (Plastic Flex hose) CLOSED: Sept ***** Contacted Developer verbally until I handed my written punch list Aug. *****. Developer ******** told me he would "Get Right On IT". "Call Contractors On IT". FRAUD, always puts faults on others, never himself. Developer, Accountent and I had meeting in my Condo. Punch list went will until mail Box colors. (Original Brown 1 ea. - New Gray 3 ea) Developer put fault on ********** Services. I contacted ******* Post Master and replied that WELD L.L.C. ordered the size and color. *****, ********* had a temper Tantrum, Yelling I am the President, I am this, I am that. From that day no communication. I have contacted *********, written, calls, Text. Sept *****, Sept *****, Sept *****, Sept *****. Oct *****, Oct *****, Nov *****, Dec *****, Jan ****, Jan *****. Feb *****, No returned from my contacts at all.

  Good Day,Purchased a New Build Condo at Woodside ********************************* closed and occupied July, 2021.A number of Community Wide Building Code violations have been identified since:Radon ********** Systems not installed per Local and State Building Code.Clothes Dryer Exhaust Venting not installed per Code.Improper Fasteners on PT Deck not as specified per Code.Lack of Fire Stop provisions at adjoining unit Party Wall Penetrations not done.Furthermore a good number of my Community Members have very serious and and minor Punch List Warranty issues that have been outstanding for up to 2 years including:Cracked/leaking foundation walls.Basement concrete slab with 1/4" + cracks.Sagging Floor.Exterior Doors not sealing properly, etc.We are Senior Citizens, many of my neighbors are frustrated, upset, and anxious because they (we) are not being served by our Builder *********************** in any capacity to resolve these Code and or Warranty issues. Most times **************** does not respond at all....We purchased his product in good faith, I (we) expect to be treated fairly and in good faith. I can and will ****** support from my Community members and forward to you if requested. Unfortunately many of my neighbors are not computer literate and/or have been unsuccessful after numerous attempts to work with WELD, LLC to resolution. Many have given up because they feel they have no recourse.
