      I rent from these people, and I have put in several work orders for repairs that were supposed to be taken care of before I moved in. They have not fixed a single thing. The basement floods.

      ** ***** rented the property with ******* ********* ** *** ***** ****** starting on April 1, 2022. The Section 8 Housing Authority has an inspection done on 03/30/2022 and it didn't pass that inspection, we had it reinspected with them again on 04/01/2022 and all items had been repaired or replaced per their inspection requirements. On April 11, 2022 she advised us the sewer was backing up along with some other items she wanted fixed. We arranged for a sewer company to go and snake the basement drain that same day. Then on May 24, 2022 she sends us another request to have some other items addressed like the filter on furnace and refrigerator, shower nozzle, leaking faucet and carpet again. We had arranged for a carpet cleaning company to come and clean the basement floors, but she was not calling them back with a time they could be there. On August 9, 2022 she called for an inspection with ******* ********* ** ** ***** ****** complaining about the basement issues, they came in and told her to remove the bedroom she had in the basement for her son, it was not to be used as a bedroom and we need to address the water problem again. On August 23 the owner requested to have a foundation company come in and see what they can do about the water issue. After that no other problems with the water in the basement. 

      Now in September, she is trying for rental assistance with ***** program, and she filled out her information, then they sent it to us and we let her and ***** know we cannot fill it out until she fills in the correct rental information that she owes or doesn't owe. We are still waiting for the corrections.

      The Owners always have the final say how and when things will be done.

      My house is managed by this company. I have been paying on late fees from last year. However, they are charging me $50 and then $10 a day late fees for this month's month rent that I am not late on. It has been paid. The manager said that this is what they are going to do, but there is no mention of this in the lease. I have been in this house 8 years in June and I have done all the upgrades myself. The landlord hasn't done or paid for a thing.

      Dispute Resolution Department,

      The tenant ******* ******* of *** ********** ** said we are charging her late fees on her current monthly rent.

      That is not the facts, she owes rent on the 1st day of each month and if it is not paid by the 5th of the month (it has to be postmarked by then) we use the postage date for entering the day of payment. Her lease states late fees are $50 plus $10 per day until the outstanding balance is paid in full.

      We have been working with her on her back late fees, on November 15, 2017 she agreed to pay some late fees on every other check she gets paid. We sent her a 6 month lease at that time with the understanding she would be paying on the late fees.

      Then on January 30, 2019 she called in and said her brother moved out and she would be paying all payments up to date by the end of February. She paid on the 22nd of March with a balance due of $1,700.00.

      On January 27, 2020 she would be paying at least $500 per every 2 weeks for late fees.  On February 26, 2020 she called into office and said will continue with sending $500 per month toward late fees.

      On Friday July 10, 2020 we sent her a 1 month lease, if she keeps up payments we will send her a 6 month lease as long as she keeps up payments.

      COVID hits, she keeps rent paid but not on time and we told her she was to keep paying something on the late fees.

      We did tell her she still owes us for an NSF charge from July 13, 2021.

      On November 21, 2021 we raised her rent by $50.00 as she had been paying the same amount of $900 per month since her move in 06/02/2014.

      On March 11, 2022 at 10:10:58 am she call me at the office to complain on late fees, I told her the last $50 was for an old NSF fee that she never paid off from July of last year. But we credited her $50 toward late fees.

      AS of today she owes $1,620.00 all late fees. I told her if she just keeps up on her agreement with us we could remove some of the late fees, but that will be totally up to the owner not us.

      As far as her paying for work done in the property, it was for her putting a tear in the kitchen flooring, pulled off towel bar and light bulbs. That was on 06/25/2015.

      On 04/22/2019 she clogged the toilet and we had to replace 4 more light bulbs.

      Those are the only maintenance items she has had to pay for. The owner has paid for all other repairs and replacements.

      We have a tenant ledger to keep up on all rents. Late fees and any other charges.
