Construction Services replaced my roof and gutters. About 4-6 weeks after the gutter replacement, I noted water stains on ceiling in dining room (July 2024) . The ceiling was in perfect condition prior to July 2024. On the front of the house, adjacent to where the ceiling stains were, there was a tear in the siding that was not noted previously. I strongly believe when the gutters were replaced this tear was created or exposed and was not properly sealed. The tuck-pointers working on the rear of the house in late July 2024, sealed the area in question at no additional charge. I had the tuck-pointers do the repair because they were highly competent and I was confident I would get a good result and it was the quickest solution at the time which was a priority given my schedule and the threat of additional damage. The tuck-pointers also felt the flashing and caulking done by the roofers was sub par and re-caulked all worrisome areas. I had Construction Services come take a look at the ceiling and the repaired tear on 8/16/24. ***** the owner, declined to take responsibility. I would like to be compensated for the cost to repair the ceiling in the dining room.Business response

When the roof was installed there was an area of rotten wood that needed to be replaced under a very old copper dormer roof. We replaced the wood and did our best to get the old copper back together. Ms ***** was unhappy with that, so I had the copper replaced in that section and just to help get the job paid and completed I PAID FOR HALF OF THE COPPER. I have been in business 23 years doing hundreds of projects per year and I am the most fair, honest and reasonable person when it comes to my work.
Two weeks later Ms ***** called me and sent a photo of a very old water stain on a ceiling and wanted me to come check it, i explained this is an old stain and keep an eye on it. She agreed and that area was never a concern moving forward. Then we installed her guttering and she paid the balance.
Weeks later I get a call that the ceiling in the dining room had water stains, Ms. ***** is not in town very often, leaving for 6 weeks at a time as she explained to me previously. I scheduled to meet her and upon inspection of the water stains, they are directly below a covered dormer and no way was a roofing issue. So i inspected the guttering and thats when she told me she had tuckpointers that smeared caulk in an area near/above the gutter because they thought that was the problem. Well our gutter installation did not require nor has any gutter job in 23 years required cutting siding above it. I took pictures to show her but she was very closed minded to problem resolution if it didnt include me being responsible. I checked the flashing down the dormer wall and everything was perfect. I do believe the water from a very strong storm we had did come through where the caulk was applied by the other contractor, but i was never given any call regarding this issue until weeks after they applied caulk. There is no evidence that the gutter install created this opening, the gutter was installed properly on the fascia board.
As i walked up to show Ms ***** the photos and explain this she said, OH so i guess you dont think this is your fault!? I explained my conclusion, and as i was about to offer just to pay half of a repair to the ceiling she started raising her voice and being unreasonable so I left. Ive already paid $800 for her copper that she should have paid so i feel first of all that this ceiling issue is not a roof issue, secondly we did not cut siding on the gutter install and i feel i have been 100 % fair to date. Lastly never given the opportunity to see the concern until another contractor applied caulk to the area without her providing even a photo of it for me to see.

I appreciate Construction Services response to my complaint but do not see an offer of a resolution in those comments.
I do not agree with the characterization of the copper roof issues. I was in town while the company completed the work on the roof. They did not make me aware of issues related to the flat roof on the porch or the copper connecting to the flat roof. I founded the issue after they completed the work and the connection was not sound and would have leaked in short order. I was upset they did not bring the issues to my attention so we could address the appropriate repair proactively. We did so retroactively and after the copper was replaced, I did ask for a discount but it was much smaller than $800, my records indicate $300. I incurred an additional expense of $1,400.
The company also did damage to a retaining wall on the property and the neighbors yard which they fixed at my request.
I have had painting, plumbing, tuckpointing, hardwood floor refinishing, wallpaper installation and landscaping done on this house in last 8 months and have had no issues with any other contractors. In fact, I gave a cash bonus to several of the other contractors.
On the day the owner came to look at the water stain in the dining room he spent about 5-10 minutes explaining the reasons it was not his responsibility before I cut him off and said I would file complaint with better business bureau. I am confident the water stains in the ceiling in the dining room are a result of the work on the gutters. This work was done in June. There were no stains or issues with the ceiling. I have a picture from the dining room in early July. I took the picture because I wanted to show my sister the new wallpaper. I did not notice the water leak at that time but you can see it in the picture. I did notice the leak about a month later at which time it had grown and have submitted that picture. I do not have a picture of the area that was caulked prior to the repair. The Tuckpointers, who did an excellent job in general and I would not hesitate to recommend, caulked the hole that was exposed during the gutter repair. Since then the leaking impacting the dining room has resolved. I did not call the Construction Services until after the hole was repaired because my primary concern was to re-establish the integrity of the area and the Tuckpointers were on site doing other work and agreed to fix the issue related to the leak causing the water stains in the dining room ceiling.
I have a painter coming to look at the ceiling in the dining room on 09/27/24. I feel this complaint would be resolved to my satisfaction if Construction Services pays for this repair. I do not expect the cost to exceed $500 and potentially it could be lwas.Business response

Again, in 23 years it has never been necessary to cut siding when installing gutters on fascia boards. Since that is the area in concern, i have no photos of what this looks like, was given no opportunity to inspect it before caulk was applied. I will offer to compensate Ms. ***** $250 which is a reasonable amount to paint a 10x14 ceiling.Initial Complaint

On August 10, I talked with ***************************, the owner of Construction Services, about fixing a loose piece of vinyl siding on the back of my home. **** said he could take care of it and I texted him some my address and a few photos.In a text reply, he said he would do this repair for $150 and would also silicone the lock channel.On August 17, **** and ***** (his son) stopped by my home and reattached the piece of siding. During our conversation when I was paying him the $150 (which was paid in cash), he stated if it came loose again, he would fix it as no cost.On August 28, I texted **** that the siding has come loose in the same place that he had fix two weeks prior. **** replied that he would try to get to it the following week or it might be after the Labor Day weekend.Over the next two weeks, no one showed up to reattach the piece of siding. I texted him several more times and was give a new date that someone would try to come by.On September 13, I texted **** and asked if someone would be able to stop by today and fix my loose piece of siding since his son didn't come by the previous Friday.After several texts back and forth, **** replied I have to fit this small stuff in. I will get to itIt has now been a month since I have heard from **** and nothing has been done. At this point, I think it is best to get a refund for the $150 I paid and find someone else to do the repair.I have attached a Word document with a transcript of the text messages exchanged between **** and myself.Business response
