On 5/1/2024 my son, ********, took me to look at a manufactured house at Regional Mobile Homes ********. ****, a sales agent, advised that delivery of a new one was many months. We inquired about purchasing the one on the lot. **** and Crystal, CFO, advised that the turnkey price would be $285,000 and they could have us in the house by the end of June. I indicated that we wanted the house and returned the morning of 5/2/2024 with my wife to let her see the house and confirm that we wanted it. ******* and *****, GM, again stated the turnkey price was $285,000 and we could be in by the end of June. We put down $50,000 to purchase the home based on price and DELIVERY.On 5/17/2024 we returned for the closing where Regional defined turn key as only applying to the structure itself. My 50 plus years in the construction industry defines turn key as any and all things required to enable the client to occupy/run their business/home. At the closing, I agreed to widen the drive from the road to final site. Regional agreed to install water line and connection to septic tank. I understood that Regional was providing ALL items required by *****************, **. ***** stated that they would try to have us in by the end of June.The sellers agent, *******, did a brief summary of each section and had my wife and me initial/sign the section/page. My wife is 81 and I am 83 years old so maybe we did not completely catch everything; however, I understood that for the $286,500 includes {added fireplace hearth excluding sales tax} everything required by the county, and necessary for us to use/enjoy the house was included.The inspector for the County made an inspection on 8/22/2024 and noted parking and driveway required gravel. Regional called 8/23/2024 and advised that they did not have gravel in the written contract [ consists of 34 pages].We request the house complete with county approval and Certificate of Occupancy.Model 624-84-4-32 Serial No. ******************Business response

I purchased a new manufactured home from *********** and country in February of 2024. It was to be delivered about 3 months later. When they delivered the single wide manufactured home to my address I noticed something was different about kitchen. Someone had rearranged refrigerator and water heater. I was not told about this change before it was delivered and the owner will not take it back or move the refrigerator and water heater back where they were. I have been told that HUD made them change the layout but I have called HUD , the factory in ******* where it was built and talked to several other agencies who take manufacturing home complaints and no one will accept responsibility. They all say the same thing. Talk to retailer. I have been talking to ******* since May. He said he will not fix the floor plan back like it was. He admitted I should have been informed but wont make it right. He has asked what I want to make me satisfied and I told him I wanted the kitchen back like it was. I paid $80000 for this home. That is a lot for me as a widow. I am not happy about this and it has caused me to also lose 33inches of floor space in the dining area. The wall between laundry room and dining area was moved almost 3 feet to accommodate the water heater in new location. That is a lot of space in a single wide mobile home. I had to wait almost a month to get door keys for front door. Bathroom shower door has still not been replaced it does fit. Walls in closet and laundry room are having to be replaced and studs added to hold shelves that came out during move here. Receptacles in 2 rooms werent even there and had to be added. I am very disappointed with this house and just adding a front porch isnt going to fix my interior wall problem. Can you please help me get this resolved!Business response

Purchased a house from Regional Homes of Lumberton NC end of 2023. ******* ****** was my salesman. Had lack of communication since he got my deposit. Moved in12/22/23. Repairs sent to him via text multiple times. 4/8 was told ******** bought them out and new procedure for repairs was in place. 4/26 Told me to email it in. Did so 5/8, 5/29, 6/21 with no response. Text him asking for updates 6/3, 6/6, 6/13, 6/25 with no response. ******* has read receipts on so I know he is receiving & reading them. I have also called with no response. I have multiple issues with repairs that need to get done including HVAC not having refrigerant in it for 2 months and making a horrible noise (hard start and hard shut down. Compressor is compromised due to it running with no refrigerant), My son’s closet door does not shut. There is no caulk in any of the bathrooms, laundry room, kitchen etc. it’s causing issues in master bath shower. Master bathroom shower glass is leaking. This was discovered by the plumbers. Crown molding looks horrible and needs to be redone. Also was noticed by the plumbers. Hood vent in kitchen makes noise anytime the wind blows. There is no grout in the kitchen backsplash All appliances, HVAC, water heater need to be registered for warranty. Was supposed to have been done by ******* and offered to be done by her. The front door is scratched up from having duct tape on it for a few months. ****** GM took the tape off and whoever got the residue off scratched the door. The floor in some spots are sinking and then raised in other spots. There are also cracks in the walls and grout but was told that needed to wait closer to the one year mark to get it fixed. Not much water pressure that is coming out of the outdoor spigot located in the back of house. Trim falling off completely and then in other areas it is pulling away from wall. I paid $260k to get this house with down payment of 60k. Just want my house Fix and done right. (Videos would upload from emailInitial Complaint

Salesman said mobile home was a solid used mobile home, and only needed cosmetic work, you couldn’t tell when buying and all the walls and subfloor were rotted, termites eating up the wood underneath, broken pipes everywhere, thousands and thousands of dollars of damage to the home.Business response

We started the process of buying a mobile home in August 2023. This company repeatedly lied to us about how much we would be spending and what came with the trailer. Our numbers were sent to the bank multiple times because they tried to add in hidden fees. Our order was lost several times and they never reached out to us to give updates. Once our mobile home was finally delivered, they failed to complete setup. We had to hire an outside company to come install skirting. There have been multiple leaks that they have neglected to come fix and our cosmetic check list of repairs has yet to be done.Business response

After looking through the bank documents, there doesn't seem to be any fees added to the deal by the retailer. As far as the order being lost, more information is needed to determine what that means. Setup of home has been completed and inspected by the state. Installation of skirting is one of the last items to be completed because all utilities under the home have to be hooked up. As far as hiring an outside company to install the skirting, we often hire contractors to install the skirting if necessary. This particular outside company came to the sales center and picked up the material and was paid by Regional Homes. All known leaks have been repaired at this time and there is an open work order with cosmetic issues. Customer should be contacted soon to schedule a time to address those issues.Customer response

If my complaint would have been read carefully, the business would see that I stated that the numbers being sent to the bank had to be corrected multiple times because they tried to add in extra fees (ex- power pole, septic, etc) that we told them we didnt need. Im not sure how to find out if the order was lost because I didnt lose it. That would need to be looked at amongst the numerous text messages between salesmen and myself. Setup includes skirting and it was not ordered when we asked for it (45 days after delivery, being sure utilities were installed). The skirting company was eventually paid by regional homes, but that was AFTER I refused to be billed for it. We literally sent a video of a leak to the manager and nobody ever came to fix it. We fixed it ourselves. We have been contacted to complete cosmetic orders as of 5 days ago (after they were turned in for not completing the job). I also tried to contact the main man at the regional homes headquarters THREE times throughout the process and he never returned my call. Funny how hes willing to respond to this complaint.

Purchased home through Regional Builders and company will not fix/resolve missing issues of the home. We have tried numerous time to contact via email/telephone to to get our issues resolved. We have mix matched flooring, missing window blinds, missing cabinetry, along with other defects in the home. Regional Homes have made promises to fix issues and did in fact fix partially some of the issues in September 2023. However, they sent the contractor with the wrong materials and and did not supply the contractor with all materials needed. We have tried without any results in contacting Regional Homes to resolve this issue with no response. We feel that we have been sold a home that was run through the process without any regards to customer service. We feel that we made a huge mistake dealing with Regional Homes. We are living in a home that we are unsatisfied with due to the incompleteness and poor customer service we have received from *********************************************.Business response

The issues were reported are manufacturer related and could not be repaired without the proper materials from the manufacturer of the home. *********** request was submitted to the factory for final repair as the factory holds the one-year warranty on the home - not Regional Enterprises dba Columbus Home Center. On 07/07/23 paid deposit of ****** to ****** home center for lot model of onward model on town& country lot,to meet ********** ** restrictions With porches Week later paid 2500+land. Interest was **** with ****** monthly payments on *******. No communication from THC i found access to online account & discovered the interest, price,& payments increased drastically to 10.95-129,000& 1500/mo. Got a refund! following that other home places (seths manufactured homes)contacted me numerous times offering to fulfill the initial guarantees of THC& including staying on the timeline of setup& delivery of the lot model(late August)I finally agreed & then i discovered the new home center was a salesman also at THC under a different company name. He did get a closing date & reassured us that this experience would be as promised.were 1st time buyers.No communication from their side followed&the online account showed no changes&no home was delivered. December they delivered the wrong home, not the lot model we were shown& bought july7. THC then called apologized & promised to get the correct home delivered & setup to meet restrictions within 2weeks.I have repeatedly try to back out because of the unprofessional issues i was told i had already signed. My delivery was pushed back due to salesman being on vacation, salesmen being sick, grandmothers being sick, drivers being sick personal issues etc..i was never notified of any actions or setbacks.the neighbor notified me of the delivery of a second home as i currently live an hour away from site. I insisted i did not want to go any further because i never intended to move during the winter, i was not informed correctly on the timeline or the present interest& payments the house is now at site not in livable condition. They have promised to build a second 12x12 porch on the front & promised to make things right but the issues continue.I openly disagreed with any deal other than the one& only deal/home i was shown. ******************* ****Customer response

I attempted to reach ***********************, the sales mgr because the first payment was due 01/15/24 and the amount is still *******. While i understand im responsible to pay my payments, i should have the amount i was guaranteed. Also because of the home centers delays i am having to pay bills at 2 places instead of the one i had purchased.Business response

The ** at THC states that the issues with washer/dryer and brickwork have been resolved. Now that brickwork has been completed the contractor who will construct the porches has been notified. Waiting on date for work to be scheduled. Any questions the customer has with financing and costs associated with the loan should be directed to the lender.Customer response

Construction of the decks has started and weather permitting they should be complete in a couple of days. In regards to the payment, due date etc., all concerns would need to be directed to the lender. All land/home closings are handled by the lender and their closing agent. We bought a home through REGIONAL HOMES OF ******* **.Everyone warned us not to buy from them due to bad business practices, that they would do a crappy setup,and then spend the next year dodging calls, emails, visits.... even coming out to the home after that "one year warranty" had passed to say they would make it right. we have been struggling with this and continue to do so but what did they do? They told us whatever they had to so we would shut up, never fixing a single thing. Now we have a 32x80 home set on a dirt pad that was too small this info from setup guyand now the house is settling unevenly puing apart causing new cracks inside, windows leaking... and this home was purchased as our "last" home for us and our disabled son... and they KNEW how important it was that the setup be done properly so no leaks would happen, since mold is deadly to our son.Once they had my 65k down payment, ****************** and staff changes have done nothing for people like us who just wanted them to honor their end of the deal JUST LIKE WE DID.....I have call logs, emails between me and thier "manager," promises of coming out to do work only to be left hanging, no call, no show...The problems my home has are all caused by them. At this point, my husband would be happy if they just did a ******* of my home replace the wheelchair ramp they will have to remove to level the home and then fix the wall cracks that they themselves said they are responsible for along with replacing any rotting wood inside or out and finish the stuff on our punch list.Me on the other hand feel that the home should be replaced with the exact home and possibly through in a walk in shower/tub combo and transient window in hall bath roomThey also knew my husband underwent emergency open heart surgery due to an aortic aneurysm and unroofing of an LAD Months after home was delivered They just didn't give a c*** Now my husband has a4.5 aortic arch aneurysm and I certainly can't do what REGIONALHOMES JOBBusiness response

The home was purchased October of 2020. The General Manager went to the home October of 2022. The owners expressed concern regarding the home settling. The General Manager had the mover look at it and it was found to be within state requirements. The General Manager texted and called the owner back to tell him that the home did not need releveling. However, the owner stopped communicating. The General Manager did not see any rotting wood or leaking windows. The shower had an area that looked damaged from water from the owners getting in and out of the shower.Initial Complaint

Purchased a mobile home in December 2022 and gave final payment of $81,000. on January, 6, 2023. They delivered the home in May 2023. The heat pump was installed June 26, 2023. The final inspection from our county cannot be performed until they replace the siding that was lost during transport and they haven't responded to request to finish the house so the final inspection can be performed. They have never even done the punch list, which we sent them numerous times. Every time we call they say the have no records of any of this. This has been going on for months and they won't return phone calls, I don't know where else to turn.Business response

I discovered 2 weeks ago that this client's home had never been finished (missing siding). We ordered the siding, and it has arrived at the sales center within the past few days. I have scheduled a contractor to complete the missing siding early next week.

The company had a contractor call and set up an appointment to do the work and then the contractor called back to cancel citing he wasn't being paid by Town and country for this work so he could not complete it. This won't be closed until they do their job. My house cannot have the final inspection until this is done and I cannot get a certificate of occupancy. This has been going on since January. Hey ****, This is *****. I really appreciate you reaching out to us to get the repairs done on the house. Here is list of the stuff as well as pictures:
*The wall trim along the top and bottom in certain areas is either not tacked down or is bowing from the move of the house.
*There is also a side trim of a wall panel that is not tacked down as well as a cupboard trim that isn't completely tacked down.
*there is a door frame that is loose and not tacked down.
*There is a crack in the ceiling in the laundry room and small guest bedroom.
*There are two closet doors that do not shut and also a bedroom door that is a tad crooked but that does shut.
*the siding above the front door is a tad big and hangs down and doesn't pop in place.
*The window in the bigger guest bedroom is missing a screen and also does not lock on the one side. (screen size is approximately: 29.5 inches in height x 45.4 inches in length and 51.5 inches corner to corner)
*The blue protective coat on the fridge was never cut off and is hard for me to get it all off.
*the siding they replaced my siding that came of in transport is a different color but I am not worried about that.
*the secure tape for the lights was left on and as I try to get it off leaves a residue but that is not a huge deal either.
I don't think I forgot anything, However, I will be home during the day most days so when someone comes to do the repairs I can help point them where they need to look.
It took 6 or 7 months to get my home from time of purchase and then took them almost 2 more months to get someone to even set in up all while permits were not pulled till long after they should of been. Then when they set up they never unstrapped any of the appliances, we had to do that. Then we contacted them for months about repairs that were never done and finally 11 months after purchase the siding was repaired and I was finally able to legally live in my home, The county would not approve it without siding. All this time I had used a loan outside of your company to pay for the house and payed monthly for a home I could not live in until November, 11 months after I purchased the home. I stayed on it constantly to the point when I called they would either not answer me or tell me something different than last time I spoke with them. One time they tell me they have the supplies just not someone to fix it next time they have someone to fix it but not the supplies. One time I called and they denied me even being a customer and said I wasn't in their system. They would set times for someone to come set up the house and no-one would show up. The home was supposed to come the plumbing supplies and did not so we had to buy all that and do it ourselves. If you can finally get this dealt with after all this time over a year later, I would be so appreciative. I sure hope you never let this happen to people again. ***** and ****** were of no help to us through this whole thing. Thankyou.
