      Title: Frustrating Experience with Maintenance Delays Rating: ?????As a tenant of Henderson Properties since 2021, I've encountered consistent issues with their maintenance service. It's a recurring nightmare maintenance requests take an eternity to fulfill. When my stove started sparking, it took three weeks of relentless calling just to get someone to answer the phone. A month later, I finally got a replacement stove. Now, my patio door needs replacing, and it's like pulling teeth to get any action. Props to the maintenance crew they're fantastic. But the problem lies in the company's disconnect. Once they leave, good luck getting anything done. I can't wait for my lease to end. No tenant should have to beg for weeks to get basic issues sorted. My advice? Steer clear of this company.

For requested repairs and replacements such as the ones you cited, Henderson Properties works with the individual homeowner to get approval before completing the work. It can take some time for us to get those approvals, but we do our very best to expedite that process as much as possible. In reviewing our records, it looks like an estimate has been sent to the homeowner for your sliding patio door but we have not yet received approval to proceed.       I'm a tenant of Henderson Properties. They auto-drafted my account and caused a cascade of overdraft fees and returned payments. They said they would credit the funds back and it would be Monday (they drafted on a Friday). They had overdrawn my account, leaving me with no money for the weekend...I couldn't pay my health insurance, prescriptions, or other bills that were due and would have been covered by the funds they fraudulently withdrew. I continued to check my account daily and the following Thursday, a week after they withdrew the funds without my permission, I still didn't have my funds returned. Instead, I had a late notice from them for my full amount of rent, despite them telling me they had reversed the charge and credited all of the bank fees. When I complained again, they sent me a screenshot of their account showing what may have been a returned credit to me, but my bank had no record of it. It also showed their available balance of over $1.2 million. They prey on people who don't have a lot and exploit them for financial gain. They don't maintain the properties well for the owners (I've been here 5 years and the **** has never been serviced.), they don't respond in a timely manner for maintenance requests, and I'm talking about severe water leaks that are actively causing damage. I wish I could leave zero stars...

Based on your records we understand that you were on a temporary payment plan to satisfy an outstanding balance, which you did successfully. It seems that your bank issued an extra payment towards that plan that wasnt needed, and therefore promptly rejected and returned by our accounting team. We hate that there was a delay in it being reflected back into your account, and we made every effort on our end to expedite the process. This included opening two different tickets with your bank to help facilitate the return. We apologize for the inconvenience and am glad that the funds are back in your account, as initially intended.

      My name is *******************************, I was currently on section 8 during the pandemic I was evicted, they also said that I cause over $20k in damages which is not true, because of this I have been disqualified for low income housing, which has left me homeless, I have reached out to Henderson property management asking for a print out of these charges,I have gone to they office, they wont even open the door and speak to me, I have exhausted all funds and currently living in a hotel, this is so unfair, Please help, Because of this matter I have been denied housing

      Hello ********,Our records indicate that you were a tenant back in 2021 and were behind by approximately $16,545 in rent at the time of your move out. This balance was never paid according to your account file. Additionally, several thousand dollars in damages were assessed (approximately $4,209). This included but was not limited to missing light bulbs and fixtures, ruined carpet, and excessive wear and tear to the paint and trash left behind in both the interior and exterior that needed to be discarded. For over 30 years, we have handled all move out inspections and charge assessments consistent with state regulations and industry standards. Similarly, we make every effort to collect on owed rental monies as well as damages on behalf of the homeowners we represent. Because your account balance remained unpaid for an extended period of time, it was ultimately sent to a collections agency. If you have any remaining questions about this aged balance or intend to make a payment on the funds owed, please contact the collections agency and they can walk you through next steps. Thank you.

      If I could give them Zero stars I would. They have been avoiding meeting with me to go over overcharging me for maintenance issues for over two weeks now. I keep asking for a face to face meeting with their maintenance supervisor, to which I finally got an email this afternoon of two date and time frames for a telephone call.I have proof of work that was billed to me which was not performed and estimates for repairs that were not needed. Even the renter has been present when they were there and can testify that the work was not completed and that they took flood lights off the side of the house and left on the ground and another light they left hanging by the wires on another part of the property.They need to make a time available and I will be there with my proof, so they can refund me for all of the repairs that I was overcharged with.

      My renting experience with this company was awful. First, they are slow to respond to maintenance requests, and when someone finally comes out, they band-aid the problem more often than actually fixing it. Second, there were large trees in the front yard with dead limbs falling onto my car constantly, and I had to start parking in the street to avoid further damage to my vehicle. After several requests for Henderson to do something about it, they claimed it was "not their responsibility" and never did anything to resolve it. I lost use of the driveway of the home I rented for 4 years because they would not do the right thing and have the trees trimmed. Third, the house was overrun with ants, mice, and squirrels that I paid a small fortune to try and fix, but the house itself is just so old and in disrepair that the pest company couldn't do much without the landlord cooperation, which Henderson said was MY responsibility. Fourth, I left the house cleaner than it was when I moved in, yet they charged me outrageous fees that ate up my entire security deposit. The charges were bogus and grossly overblown as well. For example, $415 to pick up a small pile of leaves that would fit into a typical kitchen garbage bag and ******** small ****, $125 to change a battery in a smoke detector that I had just recently changed in order to make the alarm stop chirping, $70 to remove a single dish from the kitchen cabinet that I forgot to grab. In my 4 year tenancy, I found Henderson Properties to be very lazy, unconcerned, and quick to fabricate "fees" in order to keep your deposit. Yes, I read my lease and yes, I know that these bogus charges are not laid out in my lease. I took photos of everything before I moved out, and the pictures prove that I did what was required of me. Do yourself a favor and avoid this company. There are much better property management companies in ********* with nicer, better maintained homes for rent.

      My experience "working" with Henderson Properties has not been pleasant. I applied for a property close to a month ago. I had called them a couple times a few days after and the messages were not returned. The first time I couldn't even leave a message because the box was full. I sent a response through their website which was not returned. I sent an email from one of my personal email address, it was not returned. I did have an email in the application email that went to my junk stating they needed email addresses. If I had not found it, I'm not sure they ever would have responded to me. They had contact information and phone numbers, but of course they won't do any leg work themselves. I supplied the information they asked for. I asked if I was the only applicant. No response. 2 weeks after I had applied they let me know they had a successful applicant. That would have been nice to know at the start of the process. I'm not even sure the successful applicant was the first applicant. I then transferred my application to another property. This took them a few days to do and I didn't get a response until following up days later. Since then, I haven't heard from them. They've had all the information they've needed for close to a month, but can't approve an application. Every time I call, no one ever picks up. It goes to a messaging machine which then is never answered. I eventually gave up calling as it's helpless. It's near the end of the month and if I had waited for them I most likely would have not ended ** in a rental. I applied to a separate company for a lease and was approved the next day. The property that had a successful application wasn't even updated within days on their website listing this. They collected who knows how much in application fees. Them charging $75 for an application and proceeding to not even do what they are charging for seems like a scam.

      I really tried to be optimistic about renting through here again, as I was a previous tenant..but I couldnt even get anyone to respond about me and my partners application we put in. We spent over a week with no contact, waiting for a response to even hear if we had a chance at the property we applied for. Week two, I started dialing random numbers to try to get ahold of anyone.. ******* was helpful, who didnt even work in that sector of renting, and eventually got me in contact with **** in hopes to get more information. Day after day passed, week after week, to the point where I thought.. well, if you cant answer your if I swing by I can talk to someone! ****, I spoke through an intercom to a very short and passive employee who turned me away, but assured Id get a call in the morning from someone. The call never came. It has been a month now, trying to communicate and get a refund for our applications that were not processed. I understand that you all are short staffed, I really do feel for you, but its completely unacceptable to charge a $75 application fee, encourage the applicants to call and make sure the unit is actually available, state that you have a 3 business day processing time, and then GHOST us. I can tell by your ****** reviews this is not the first time it has happened. I gave ample time before submitting this because I really wanted to see if there was a solution - as the last time I spoke to ******** (June 7th) she said she was looking into a refund ASAP. I have not heard back from her or ****. This is really, really upsetting. If someone can please reach out to me that would be greatly appreciated.

      I am a tenant and have been on time every SINGLE month and was paying 3/5 days early. They then upped my rent $50 a month and also FORCED me into a new system subscription called Second Nature. This is for Henderson to make more money off of us. for $28 EXTRA AND NON NEGOTIABLE they will send a filter out every two months and report your credit every three months. In all three months that I have paid for the service i have had to BEG for someone to send a filter. Henderson is a greedy, money hungry, terrible customer service, CONTRACT BREAKING company. Absolutely DISGUSTING behavior.

      Hello ****,As mentioned to you previously, we have partnered with the nations leading resident benefit specialists, Second Nature, to provide you and other tenants with exceptional benefits including credit reporting, monthly gift card rewards, top-grade ****************. The filters are delivered on a quarterly basis (every 90 days, not 60) in line with the replacement requirements detailed in your lease agreement. While we do not control when Second Nature distributes these filters, we have reached out to them to expedite your quarterly delivery. If you wish to replace your filters in between their normal 90 day delivery period, you are certainly free to do so. According to our records, it seems that this 90 day period has not yet passed, which is why you have not yet received filters or benefited from the credit reporting feature. That said, if you wish to unenroll and forfeit these benefits and others moving forward, we can discuss some options with you.

      This is worst property management I ever dealt with they dont answer your phone calls they dont reply to emails I went and look at the apartment the message me saying if was interested to fill out an application and I did that was almost four weeks ago but they snatched that ***** for my application out of my account

      If I could give them negative stars, I would. This *** is a joke. They do not call back, give violations to certain properties but ignore other issues, and charge $130 a month for nothing. My parking spaces were removed when they redid the paving. I have been trying to contact the *** to have it fixed, but it is going on a month with no solution. SO, I haven't had a spot to park in for a month. Their solution?? "park in an empty spot". I honestly have never worked with a more unprofessional, horrible *** company before. I hope someone reads this and decides to go with a different company. This place is awful.

      Were sorry to hear of your negative experience, however, our records indicate our HOA team has been in contact and communicated updates as they were received. Please note the property manager has spoken with the owner of 167 ********* to let them know that there was an error in the new numbering of the parking spaces by the paving/re-striping vendor. She has also let them know that they would only have the two spaces that they originally had prior to the paving project. Please know that the two spaces that are labeled 167 are your spaces. Yes, we understand that they are mislabeled, and this will be corrected by the vendor. However, in the meantime you have 2 spaces that you are welcome to use. This information was communicated via email and also voicemail. Please reach out to your HOA team directly if you have additional questions. Thank you.
