We got several bids for some concrete work on our back patio. We went with Josh because he seemed honest with his assessment and it was a fair price, and also estimated to be quicker timeline than some other companies. Communication was fairly good at first when we had some follow up questions before signing the contract. However, communication quickly dropped to zero. We signed the contract on 6/25/24. We got the first text from Josh on 8/6/24 apologizing that they've been busy but he would reach out that week to schedule a date for our project. We didn't hear from him, so we reached out on 8/19 to follow up. No response. We texted again on 8/21 to follow up. He did respond immediately and apologized and stated he would be coming out next week to walk the job and schedule it. We did not receive any other communication. We then texted on 9/6, 10/8, and 10/11; and sent several emails and placed several calls with voicemails to multiple numbers (Josh's and the main companies). No response. We are completely understanding of being busy and missing an email or text, or even a few, but this is unacceptable for (lack of) communication with a customer. We are absolutely unable to get ahold of anyone at the company through various communication methods and many attempts over a span of several weeks to 2 months. Again, we understand business and life gets busy; however, even just a text or email saying 'sorry, we got backed up and need to push the project to the spring' would have been totally understandable and no problem. Just need the communication about it. Luckily, they did not ask for a down payment and we are going back to look at our other bids.Review from Jerry T

I hired JM Caulking to caulk our patio and back walkway that is made of stamped concrete. Josh came out to give us a bid, told us that the job was less the minimum bid, so he would have to charge us the the minimum pricing, which we agreed to. That was the last time I ever spoke to Josh. Everything was conducted through email. He asked us on Thursday July 11 if it was possible to come out and do the job at 6:53 AM. I replied back at 8:27 asking what time was he thinking of. I didn't receive a response until 11:32 AM stating he didn't see the message, but could do the work on Friday and the crew would be out at 8 AM. We said fine. A little before 8 AM on Friday, we heard our back gate open and close a couple of times. We assumed it was the crew, but no one knocked on the door to let us know they were here. The sprinklers had run earlier and my wife had watered the plants prior, so there was some water on the patio. But it was not saturated. I then received a rather rude email from Josh stating that he made it clear the crew was assigned to be there at 8 AM and couldn't work because the concrete was saturated. Now at no time did Josh ever tell us that the sprinkler should be off, or the work couldn't be completed and charged me an additional $120.00 on top of the $750.00 he bid. We watched the contractors sit at the end of our driveway smoking. I still haven't spoken to Josh yet, between he sent me an email rescheduling the work, I told him I thought the $120.00 was unfair. He expressed to me that unless I paid the extra fee, the work couldn't be done. So of course I paid the extra. I am disabled and needed to work to be done. I have never had a contractor who refused to speak with me before. I chose this company based on the ratings. I can't rate this company high.JM Caulking & Construction Services Response

Customer was told in an email the night before than we would be out to his home address at 8 am to get started on his patio. Our crew showed up at 8 am. To perform work. Employees took photos (documented) of soaked patio and hanging flower pots. Employees sat near work vehicle talking to owner on the next steps on what to do. Employees were directed to leave and Customer was contacted by owner. Customer was informed of situation and was confronted about the saturated back patio. Customer was also notified that it would be $120 to send crew back out as gas and labor for 3 men (drivetime) were included in the original (minimum price). Customer was not forced to pay this and agreed (documented conversation) to pay the fee before any employee was sent back out to perform the work (3 employees) due to the water issue the customer had created. I recently hired JM'S Caulking back in May to coat my garage floor, caulk my driveway, and tear out and replace cement on the entry to my driveway. It was the worst decision I have ever made. On May 17 a member of their crew came out and put a sealant on my driveway. After that was done, I didn't hear from them until June 20th. I received a text from Josh telling me he was behind and I needed to pick out a color for the garage floor( Coating) I couldn't understand from May 17 -June 20th why I couldn't get a phone call to tell me he was behind. The contractor suppose to call the customer. It never happened during this time frame. When I did tell him the color I wanted ( 1/4) Domino) the whole process of all this work still didn't get done until Thursday July 20th. When the work of the entry way to my driveway was torn out, I came home from work and found cement in my grass. The second station of my sprinkler system was affected and didn't work. I called him and he said he would clean it up the next day. Even though he did clean it up the best he could, a few of my sprinkler heads are still leaking and not quite working properly. When he did call me to tell me that their company isn't responsible for some of the heads on my sprinkler system because they were loose already, I got really upset. My sprinkler system worked perfectly fine before he started the entry way to my driveway. There was nothing wrong with the sprinkler heads close to my driveway. When I got upset on the phone he didn't like the way I was talking to him so he hung up the phone on me. The communication was horrible from Day 1 when he started the job. He would very rarely call and he would come and do the job at his convenience. This was a 1 week job that took over 2 months to get done. ABSOLUTELY RIDICULOUS it took this long to get done!!!! My mistake was I was very passive when he did this job. I should have been more aggressive and tell him the way it was going to be when he did this job.JM Caulking & Construction Services Response

Customer signed a contract with us for caulking and sealing if his driveway, polyaspartic floor coatings in his garage, and a repour of his approach on his driveway. Prior to the job starting, Customer had constantly called having the owner come back out to explain the process to him on multiple occasions to make him feel comfortable about the process, we did so. We gave the customer a color deck for the floor coating for him to choose a color. We also sent Customer the website to the colors online. We, again, directed Customer to go to the distributor and look at flakes and samples in person because he was indecisive and agreed that he would. After customer received all of this information and directive, he was told to call in a color to our office so we could begin the work. We waited for him to pick out a color for his garage floor and during the time had we had to assist other customers that we had contracts with. At the point the customer was so indecisive that it through our entire schedule off and we had to push customers job out. We reached out to customer via facebook messenger (where the conversation is recorded). We told customer that we would seal the driveway to get it done in the meantime and we had to wait to caulk the driveway until after the floor was done so we didn't get material spillage on the garage expansion joint. We eventually reached out to customer because of the long wait for him to decide what color he wanted for his garage floor. During this time, we found out afterward, that he did go to our distributor and never discussed anything with us per our conversation. We reached out to customer and specifically told him we had to get this going and he needed to pick a color asap, he did so (he took a screen shot immediately of a recent ad that we had up on our social media post and said "I want this"). This didn't give us any directive because our photos were edited with high resolution and color effects. Finally after we persisted that he give us a color code, we got him scheduled for the garage. After the garage floor was coated, two days later we caulked the driveway and tore out the driveway approach. We noticed we (unscrewed) one of the sprinkler heads near customers driveway during the prep work for the concrete and left it off until the pour was finished so we could clean it out. There were no other sprinkler heads (damaged) during the process. Once the concrete was poured customer had mentioned that we ruined his entire sprinkler system during the process. We came out two days later to clean out the sprinkler head that came off and tested the entire system. We had recorded the following: The sprinkler system was working just fine with normal water pressure. We noticed that the sprinkler heads along the entire driveway on the west side seemed like they had minor (obstructions) in them. Josh took apart one sprinkler head and found a half inch string in it, cleaned it out, and worked just fine after testing it with the system on. Upon Josh's evaluation of the sprinkler system he found that it had been neglected and just needed the heads internally cleaned. The sprinkler system was determined to be just find but, needed maintenance which we were not accountable for. This same day we noticed a spillage of polyaspartic on his driveway; our crew told customer not to touch a bucket, that was left overnight in the grass next to upper driveway that leads to the back of the house, that had a quarter inch of polyaspartic in it. Our crews left is there to dry so they didnt risk getting any drips on the long driveway leading to the utility trucks. Customer ignored our warning and instructions and moved the bucket ontop of the driveway and spilled. The sprinkler heads: We tried to explain this to the customer but he insisted on arguing and blaming our company for the "clogs". We told customer we would handle if for free out of pocket just to keep the peace but, customer insisted on arguing. We came out the very next day to backfill and seed the areas where our forms were at the approach. When the job was finally completed (the duration he was quoted for - one week; it took customer time, constant appointments to help him pick a color, and a few messages for him to pick out a color) the customer insisted that we come and pickup a check from him. Upon arrival we did a quick walk through and customer directed all of his effort shortly after this to arguing.Review from Kaye D.

From the first contact with JM Caulking and Construction, I was impressed with the professionalism. The estimate went smoothly. I was told what was involved in the project, how the work would be done and time frame. The office called with a time that was convenient for both of us. The gentleman who came to do the work made sure I understood what was going to be done and proceeded to get started. I was impressed with their integrity, team work and clean up. Explained the reason not to drive on it for 48 hours after the caulking and sealer were put down. A very pleasant experience. I would recommend them highly.Review from Jacque W

We highly recommend JMs Caulking. They did a great job caulking our driveway, inside our garage and around a portion of our foundation. I just had my driveway, sidewalks, and patio recaulked by JMs caulking. Toby did a good job estimating, answering all my questions and Austin's team did a good job removing the old caulk and put in backing rods and new caulk. Looks great.
I highly recommend JMs caulking.
