      The job for which I dealt with CS NH was recovery/rebuild after a car plowed into the side of my commercial building, demolishing a tenant space bathroom. I am giving CS NH as high as a 2-star only because the immediate work they did to deal with water damage was handled promptly and in a businesslike fashion. From there things went downhill. For starters, CS NH wanted approximately 70% of payment on the rebuild quote up front--unheard of in the building industry, or at least in all my years of hiring contractors. They missed the original starting schedule they gave me, albeit with a decent excuse. However, on a job that obviously had real urgency associated with it, when I asked them to revise their payment terms for the job before I would sign an agreement, they stonewalled/"ghosted" me. For a week, emails, phone calls and texts to the project manager elicited no response except (sounds like car sales!) "I'll ask my manager." Towards the end of a week with no indication of a start date or that they would even do the job, I phoned the owner of the company. When I had not heard back from him in about 22 hours, I fired the company and had to start from square 0 to find a new contractor to do this urgent job.

      Would give these idiots zero stars if you could. Todd and his crew are the best at excuses, delays, lack of communication, and walking away from a job. So pathetic that they couldnt even finish the hack job they did of our one car garage. Left us with a ruined driveway he blamed on the demo crew, exposed nails, unsealed foundation, and NO GARAGE DOOR! Im sure this clown will comment with more excuses but the proof is in the pictures. Will definitely be pursing legal action!

      This project was an insurance loss from 12/23/22 and CSNH became involved on 2/15/23, two months after the loss occurred.
      CSNH presented a repair estimate to Insureds carrier for approval and the insurance carriers adjuster did not agree with our estimate as he felt it was giving back more than what the insured had prior to loss.
      They felt that the structure was a tired old building that had outlived it lifespan.  (Photo is available upon request)
      Their proposal was to raze the existing structure and replace with a prefab shed on set onsite.
      CSNH negotiated with the carrier for months to make them understand that even though it was a tired old structure a prefab shed was not like kind and quality. Further, site conditions would not allow for placement of a prefab structure without significant modification / upgrades.
      5/1/23 CSNH was able to reach an agreement with carrier to replace the structure with a stick built building.

      One sticking point was that the insurance carrier refused to pay for a new entry door set as their position was that there was visible rot unrelated to the loss and therefore they only allowed to remove and reset the door.

      5/11/23 Insured signed CSNHs Work authorization.

      At this time the insured expressed their desire to find a way to decrease the cost of the project. CSNH was able to value engineer the project to meet the insureds wishes.

      CSNH applied for demolition permit as well as building permit.
      This was met with challenges unrelated to the work.
      This property is a pre-existing nonconforming lot with history of an easement and a land purchase/swap .
      The city required a plot plan and design drawings for this permit process to proceed.
      Normally a contractor would reach out to a Civil engineer to create a new plot plan and an architectural designer to develop architectural drawings.
                    In todays climate this would have delayed the project weeks if not months.
      Todd W****** AKA The Idiot had the knowledge and capabilities to develop both plans to satisfy the City of Concord and receive a building permit
      Demolition permit was received and demolition of existing structure began 6/15/23
      Once the structure was removed it became apparent that there was virtually no existing foundation for this structure to sit on.
      CSNH appealed to the insurance carrier for coverage to install concrete piers to support the new structure.
      CSNH received authorization to install new piers to support new structure
                    These piers do not need to be sealed as the insured has asserted.
      CSNH started construction of new structure around 7/25/23
                    This structure was built to code with higher quality materials of the existing structure.
                    This structure was inspected by the code Enforcement Official of the city of Concord and had no issues.
                    CSNH accommodated the insureds wishes with changing color to a dark blue which was more difficult to apply.
                    Each piece of siding was individually painted to guarantee proper coverage and a fine finish.
      (progress photo is available upon request), I think we can all agree that the new structure is a considerable improvement from the existing.
      8/23/23 CSNH was asked to solicit options to replace the existing rotted garage doors with a new overhead door, which would have been an upgrade.
      Tood W****** took on this project, he reached out to three vendors in search of a cost effective door that would satisfy the insureds request as well as fit within the budget that was line itemed in the repair estimate, not an easy task.
      The other issue that arouse was that once the proper concrete piers were installed there was a space between the base of the exterior walls and the existing grade of the ground.
      CSNH once again appealed to the carrier for relief to make this additional repair.
      9/7/23 CSNH was granted permission to make additional repairs and this was completed.
      10/5/23 Todd W****** reached out to insured with an update on garage doors, which was he had not reached a solution and was working on it.
      10/23/23 CSNH received a nasty email form insured regarding delay in door issue.
                    At this time CSNH made the decision to refund the dollar amount that was covered by the carrier to remove and reset the doors as this is all that CSNH owed the insured
                    CSNH was trying to satisfy the insureds wishes of a new door and that did not meet that expectations.
      Another case of rule #3, No good deed goes unpunished.
      The insured then posted a negative review on search engines and appealed to the BBB.
      The outstanding issue of the damage to the pavement is there.
                    When completing demolition there is often collateral damage no matter how careful you are, that is why it is called demolition.
                    CSNH has once again appealed to the carrier for coverage to seal coat the driveway.
                    We have not received that approval to date.
      CSNH is willing at our cost to apply a bituminous sealer to the existing driveway at our expense to resolve this issue.

      To recap;
      After reviewing this dissertation I feel CSNH acted in a professional manner. CSNH negotiated in good faith with insureds carrier to develop an accurate repair estimate.
      With our expertise CSNH was able to fast track the permitting process.
      CSNH addressed issues that arose during construction.
      CSNH made every attempt to provide requested changes requested by insured.
      CSNH is willing to apply a sealer to driveway at our cost to close out that issue.

      Please accept this as CSNHs only reply to this request.
      CSNH is moving forward on 11/3/23 to place a mechanics lien on this property and move for a Sheriffs sale of the property.
