      I moved out of Maple Manor UMH mobile home community in January, 2023, to move into subsidized housing due to disability status and limited income. The District Judge ruled it as an abandoned property, for which UMH Properties, Inc. would receive fair compensation. There are, however, extra charges involved in the removal of the mobile home from the site. Unknown to me, UMH Properties, Inc. sought to charge me, the former owner of a mobile home, the sum of $2,994.00. Instead of contacting me directly, however, UMH Properties, Inc. went directly to a collection agency, instantly damaging my credit rating. On May 10th,2024, through the local UMH Properties manager, I informed UMH Properties, Inc. that there was no way I could afford to pay this unjust sum. Again through the local Property Manager, a settlement was arranged and signed by both parties that I would pay $1,500.00 with the stipulation that:1. The first installment of $645 was to take the fee out of collections,2. The next three installments of $285.00 each would finish the debt.I paid the first installment of $645.00 on June 27, 2024. UMH Properties, Inc. did not honor the first stipulation of the agreement. The debt is still listed in collections many weeks later, even after making two out of the three remaining installments. There has been no contact from UMH Properties, Inc., there has been no removal of the debt from collections, and there has been no acknowledgment by the collection agency that the debt is in settlement for $1500.00.I am yet to pay the last remaining installment of $285.00 and am reluctant to do so unless UMH Properties honors the signed contract between us, specifically, that the account be taken out of collections and that the amount owed be reported to the credit bureaus as $285.00, reflecting the payments against the settlement I have already paid. I would like this to be done within 48 hours of your attention to this case.

      I and my husband have lived in **** ****** ******* for 25 years, I also am the one who cleans the mobile homes for you when a tenant moves out. I own my trailer. My husband was a felon when he bought the trailer and moved in 1996. as you know they are to not have weapons, he got caught removing someone elses gun from his vehicle because he knows that's 5 years. Long story short,he was still convicted and sentenced to 5 years, he is being released in November and parole has to call and make sure he is allowed back. I am not sure who they talked to,but parole said that he was denied. My problem is that his name is on the lease, the bills ( rent) are all his name so why is he being denied?

      My family and I have had numerous issues since moving to ******* ******. Here are just a few: 1. They have 'rented out' the pool, even though that is a breach of the leasing contract. We pay for the amenities, and they are not able to rent it out to private parties. 2. They have REFUSED to put in the speed bumps that have been sitting at the back of the property. Cars consistently drive on the 5mph road at speeds of over 30mph. They have the option to put in a deterrent, and they will not do it. This is important because there are no walking paths or sidewalks or yards for the kids to play in. So, they play in the street. 3. Part of the amenities that we pay for are the clubhouse/fitness center which are only open when someone is in the office. They have promised keypads since before we moved it. Never happened. 4. The splash pad has not worked since we moved it. Another amenity that we pay for, that we don't actually get. 5. Within 24hrs of arriving, the manager screamed in my wife's face, even after she asked for space. 6. BY FAR THE WORST THING: One of our maintenance workers was arrested for child molestation. Now, this is NOT the fault of UMH; BUT, they did not even make an attempt to get this information passed along to the residents. Many of us have children that could have been impacted in a horrifying way. Law enforcement was asking for anyone to provide any more details, and it was possible that someone in our community could have been impacted and able to provide more. The lack of action for the dangerous cars, and inability to communicate important information that impacts the safety and well being of the children in the community. My family and I cannot feel safe in a community that shows clear apathy toward our children's safety. We have sent emails, called with no answer to UMH resident help, left messages etc. No one is answering. The property managers have also not been on site since the arrest, when typically they are here enforcing rules.

      Have been awaiting my security deposit since August 2023. I’ve reached out to the community owner, staff several times. Was told in October that I would receive the check sometime the week of Oct 27th. Nothing, I’ve followed up a few times to no avail.

      Warm water from the cold water top for 3 to 5 hours. Phone calls go unanswered. Water at dangerously high toxic levels. No one in corporate or local office response. Pipes break, continually, but we're never told. Wouldn't that be making our already toxic water more toxic?

      Harassment, I parked in Handicapped which is 99% empty BECAUSE I AM HANDICAPPED when the **** MANAGER LEFT A NASTY NOTE ON MY DOOR I WAS NOT ALLOWED TO **** IN HANDICAPPED ****ING. There was no place to park because my friend ******************* was dying and I came to care for his dog which was extremely sick and could not walk. This park manager has been harassing me for 10 years now since she started working there. She is continuously breaking the law and attacking human beings - the first time she called and attacked me I was staying with my mother while I moved and was waiting for my new home to be ready. WHY AND HOW THIS AGENCIES FEELS THEY ARE ALLOWED TO VERBALLY THREATEN AND ATTACK HUMAN BEING IS BEYOND ME. UMH PROPERTIES NEEDS TO ADDRESS THE DIGRESSIVE WAY THIS WOMEN ******************** AND HARASSES PEOPLE.

      I was a resident at ********** Estates, a UMH property in **********, ****. Upon move in, after months of waiting on a home to be ready, we finally moved in after providing a deposit November 2019. After already vacating my previous residence and getting moved in over the weekend, I was informed by the manager ***************** that there had been an issue after something changed with how they verify people for residency and I was not eligible despite being eligible in August of 2019. I had to get a friend, *******************, to help me get a lease as my family of 5 was already in the home and couldnt return to our old house. After living there until June 30, 2022, we moved out. I asked current property manager ***************** if I needed to put his name on the 30 day notice we were vacating, and she had me do so. I provided my new address, and also my email and requested an itemized list should there be anything to address. Despite having rent paid through the end of July, I gave **** the keys 3 days early at her request. At no point was a walkthrough of the home done. I recieved no list of damages not covered by the deposit and I have received no correspondence from UMH despite many attempts to resolve these matters since I found out in the fall of 2022. *** now has a debt in collections for over **** dollars and I have no information on what and have been provided nothing. This debt should have never even reached a collections agency as I made sure to provide my contact information and now a third party has been impacted as a result of being a good samaratin and friend. Just as recently as last week I called UMH corporate and was told my information would be given to district manager *****, who failed to call me back this past fall after he spoke with me when I first learned of the collection in **** name and was supposed to speak with **** but never returned any calls.

      Lived there 22 months ALWAYS on time with land rent. House burned down 3-25-22. Only thing left was the clothes on our backs. Bullied by SH. Told me they heard my dog screaming. (20 MINUTES INTO THE ***** I WAS ALREADY ON THE GROUND !!!!,,, told they are talking all my insurance ********* will have nothing left. Insurance paid Everything! Now Feb 2, 2023 I recieve a bill for over 4 thousand dollars owed for rent. The next day,, it was reported to the Credit Report. They drug me thru the mud for 3 months while I waited for an approval to now rent there,,,, AS MY SON AND I AND 2 FIVE YR OLDS WERE HOMELESS. NOT EVEN OFFERED A BOTTLE OF WATER! Move in date was suspose to be June 1st, 2022. They MADE US PAY $25 EACH AGAIN to really to continue living there. It took 3 months and on the June 1st they said I could no longer live there! HORRIBLE PLACE! ASK ANYONE WHO LIVES THERE! I PAID $600 A WEEK HOTEL STAY WAITING FOR THIS HORRIBLE COMPANY! I WANT REEMBURSED MY MONIES. THIS MANAGER WILL COME TO YOUR HOME ASKING QUESTIONS, BEING NOSEY AND HE WILL TREATEN N BULLY YOU. GO TO ANYONES DOOR AND ASK! THEY SOLD ME THIS HOME WITH ELECTRIC WIRING RIGGED N ILLEGAL. WE JUST WALKED DOWN THE STREET ABOUT 10 HOUSES WITH MY NEICE TO LOOK AT A HOME SHE WAS TRYING TO PURCHASE. WE WERE ONLY GONE 23 MINUTES AND THIS HAPPENED! I HIRED A COMPANY TO REMOVE THE SINGLE WIDE DEBRIE. THEY WENT AHEAD AND HAD IT REMOVED WITHOUT LETTING ME KNOW FIRST! THIS COMPANY WAS DIGGING THUR SOME OF OUR PERSONAL THINGS THAT WERE DRESSERS ETC.! NEIGHBORS WERE CURIOUS AS TO WHY THEY REMOVED IT SO QUICKLY. ANOTHER FIRE THERE A FEW MONTHS AFTER MINE,, THEY LET THAT BURNT HOME SIT FOR MONTHS!!! IM SICKENED! FROM THE TREATMENT FROM ******** MANOR! HORRIBLE PEOPLE IN THE **********!!! ALL I CAN SAY IT STAY AWAY! SO MANY PEOPLE HAVE LEFT BECAUSEVOF MY TREATMENT. I WAS THE PERFECT RESIDENT AND NEVER LATE WITH MY RENT! I will send proof via postal mail with there comments, bill, etc!       Landlord Harassment -Mr. ********************* a regional manager for UMH couldn't have been more rude or dismissive of my concerns to the point he was screaming at me over the phone when all I was trying to do is state my concerns over the treatment we've received from the property manager in just 4 short months.We have been living in Sunny Acres in Somerset since the end of March 2022.Since then the property manager ******* has literally been stalking us, making up false allegations about our dog and now she called threatening to take us to court over a trampoline she initially told us shouldn't be a problem because it's fully secured and we purchased a one million dollar insurance rider for it.Nothing about the way this process has been handled is legal or fair. It couldn't be more hypocritical to send your property manager around to **** down "lease violations" when just a quick trip by her house will reveal she's got some violations of her own. That's not even to mention all the other violations you can easily drive around the park and count up, but she has apparently taken up a vendetta against us.She is driving by our house daily in her orange mustang just to check on us, calling multiple times with threats she plans to serve us with court papers on Monday. We have never even received the proper notification from the property regarding our alleged lease violations. Not one single certified piece of mail, only threats over the phone. None of these decisions make any sense, so instead of keeping my children safely in my backyard they want them to go wandering through the neighborhood and possibly either get hurt or get into trouble. UMH Sunny Acres needs to seriously reconsider the arbitrary manner in which they are selectively choosing residents to pick on when others have fences. basketball hoops, and wood burning fire pits. Meanwhile we still have not received several things promised in our closing contract.
