I hired All Island Pro, **** on 10/27/23 to replace a section of my roof with new asphalt shingle as a result of a small area of leakage into my laundry room. The agreed-upon price was $5,000 and I signed what I believed to be an iron-clad contract. When the work was started on 10/31/23, the men removed all of the shingles, dangerously exposing the rooms below to the elements. I was suddenly told by the owner (*********************) that I now had to pay an additional $2,400 for new plywood to be placed below the new shingles. The charge would be 24 pieces of plywood at the incredible price of $100 per piece. Either I paid the additional charge or he would leave me with an exposed roof. So now instead of $5,000 the cost would be $7,400 (he called this a discount as a result of my inconvenience). I had no choice but to pay him since if I didn't complete the project, it would destroy my home. The subject of possibly needing new plywood NEVER came up before I signed the first contract on 10/27/23 nor was there any mention of it on the first contract as a possibility. I'm obviously not a roofer and know nothing about roofing structure. I signed what I believed to be an iron-clad contract and what ****** did to me was robbery pure and simple. Of course, I paid the $7,400. I also filed a complaint with **** with a copy to BBB under separate cover.

This is his roof before and after. The first contract was to replace the shingles and not change any pieces of plywood. When we opened the roof, the whole plywood was rotted because of having so many leaks and trying to repair it so many times and not doing anything about the rotted plywood, leaded to that bad of condition his plywood was in. Of course, if the plywood needs to be changed, we have to let the customer know we had to charge it because we cant put a new roof on bad rotted plywood while we also guarantee it for so many years. The customer wanted us to change the plywood for free which that doesn't usually happen. If customers need new plywood, they have to purchase it, which in his case he needed new plywood and he agreed to it by signing a second contract including the plywood in it. I have all the pictures from before and after which I attached 5 because that is the limit, but I could send all of them to you. We didnt charge him anything other than the plywood and the roof. He needed 24 pieces for $100 per sheet to be changed, which goes to $2400. We usually charge $130 per piece but just to make him happy we lowered the price a bit, and we ended up charging him only $100 dollars per piece. I personally went there and saw the condition the plywood was in. We just couldn't put a whole new roof on rotted plywood.  Thank you for your time and attention on this matter.

      Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID# ********, and have determined that my complaint has NOT been resolved because:

Unfortunately, All Island Pros response is being entirely untruthful with the BBB. I stand entirely behind what I had stated in my initial complaint dated 11/2/2023 (ID#*********, but I will expand further based on the business response to my complaint. I am not arguing about the appearance of the roof following his repair, although the integrity of the repair has yet to be tested since there hasnt been significant rainfall to date. What I am extremely upset about is *************************** business practices wherein he illegally charged me 50%more than his original agreed upon, iron - clad contract price of $5,000 which he increased to $7,400! Nowhere either verbally or in the original contract was there any mention of an extra charge if plywood had to be changed. I,therefore, took it for granted that the original $5,000 charge in the original contract was all-inclusive no extra charges.  And dont let ****************** lies fool you. I was coerced into signing a second contract. Either I signed a new contract and agreed to an additional $2,400 charge for plywood at the extremely exorbitant price of 24 pieces at $100 a piece or he would have left my roof completely exposed to the elements which could have been catastrophic to that section of my home as previously stated.  I had no choice but to sign a new second contract!!!  Also note in his response: The customer wanted us to change the plywood for free which that doesnt usually happen. This sentence indicates that occasionally, ****** does change the plywood for free. While ****** came to my home, he came inside immediately. All we did was argue about the new plywood charge, after which he went back to his truck, wrote up the new contract, and then left after about an hour. I am quite sure that he never personally inspected each and every piece of the old plywood but relied completely on what his workmen had told him, and, obviously, I would have no idea what rotted plywood looks like nor did they show it to me. For the record, the original roof leak was in an extremely small area just above my laundry room door and was a very slow leak only during heavy rains. The leak NEVER spread outside the original area of about 1x1 foot.

In order for the BBB to appropriately process your response, you MUST answer the question above.

      Sincerely,

      ***********************

1-9-'21 $1800 Replacement of 45x45 skylight Water started leaking into the room from the bottom of the skylight to the edge of the ceiling. Just had a new roof installed. When the shingles were stripped, the plywood below the skylight was wet the whole width of the skylight. There was oxidation around the perimeter and pan of the skylight. It was unsalvageable and had to be replaced due to faulty installation. We were advised that an improper silicone was used. It contracted and easily pulled away and was not even applied to the whole perimeter. We have several pictures showing wet plywood just below the skylight and oxidation under the silicone and throughout the whole skylight. All Island Pro did not note any wet plywood or evidence of leaking at all. They just said, "you also need a new roof." This was an older roof, but we strongly believe the cause of the leak was the improper installation of the skylight. The current contractor confirmed all other plywood was dry and showed no signs of leaking. They only had to replace the plywood directly beneath the skylight. We are seeking a full refund of $1800. This does not include the damage done inside. All Island Pro has been given all info and pictures regarding this complaint and has refused to accept responsibility.

All Island Pro went to this customer originally to replace a skylight. While our technician was there, he recommended the customer install a new roof based on the conditions of the existing roof. The customer opted to just replace the skylight and thats the work we completed, we installed ice and water shield to seal it properly. Then, the customer decided to install a new roof with a different company, the customer reports that when the other company opened his roof, they claimed that the skylight was installed improperly and proceeded to rip it out, replace it and install new roof around it. At no point were we called to come and inspect our work on the skylight we installed while the other company had the roof open. We provided our customer a warranty on the skylight installation, we are a reputable company, and we wouldve honored it if given a chance. We should not be held responsible for the other companys mishandling of the skylight we installed and should have been given a chance to inspect the customers claims about our workmanship. Thank you for your time and attention on this matter.
