      We hired Erie Inspection in November and at first were very happy with them. **** was excellent and answered all of our questions at the walk through. However, a month and a half later when we closed on the house within a week we noticed a leak in the back addition of the house. We contacted Erie and they send us to the 90 Day Warranty that was included with our inspection. However in the meantime we found numerous rotting poles in one of the out buildings that we paid extra for them to inspect. Upon inspection by certified contractors it has been found that the whole back roof was installed incorrectly. The flashing to the house was never installed properly and the roof is no where even close to up to code. We have tried to talk with them and receive an automated voicemail with only options to leave a voice message with a promise to call back. 4 certified contractors have now stated that there is absolutely no way that this should have been missed. Unfortunately, due to the small print on the inspection contract, the buyer only has 30 days after the inspection to file a complaint that the inspector missed something, we didn’t have possession by 30 days and now we’re stuck with a junk roof, multiple structural issues, and absolutely no return phone calls to try and right the wrong. If we could give them 0 stars we would. Wish the front office would stand behind their inspectors work.

      To whom it may concern,

      Erie Inspection Service is writing this response to a complaint filed with the Better Business Bureau for a home inspection we performed on November 23rd, 2022. The home inspection was performed at the property located at *** ****** ******* OH 44883. Our client, ***** ******, made a formal complaint to the BBB regarding a roof leak and an issue with the pole barn.

      For clarity, Mr. ****** is making three separate complaints:
              1. That we (Erie Inspection Service) have not responded to his calls
              2. Roof is leaking
              3. Poles in out building are rotting

      Below is our response to these complaints:

      1. That we (Erie Inspection Service) have not responded to his calls --- We have returned Mr. ****** calls and have recordings of each call. We partner with a 3rd party to provide limited warranties with every home inspection we offer. The warranty company is working on Mr. ****** claim and has asked him for invoices from the professional contractor who made the repairs to process the claim. The last update we received from the warranty company was that Mr. ****** has not supplied the needed documents to process the claim and informed them that he made the repairs himself, which is not allowable according to the warranty policy.

      2. Roof is leaking --- We specifically noted 3 concerns regarding the condition of the roof and recommended that they be evaluated by a qualified contractor prior to closing. Roof showing signs of its age, staining, granule loss - Recommend budget for future update based on age and condition. Defective drip edge flashing – needs to be evaluated by a qualified contractor prior to closing. Plumbing vent improperly installed and will be prone to leaks. Will require regular maintenance to keep temporary sealant functioning

      3. Poles in out building are rotting --- We noted that the roof was defective and needed immediate attention. The roof was exposed allowing rain and weather to enter the structure. A home inspection is a visual inspection of the readily accessible areas and cannot always find hidden defects.
