      I had been discussing the option of moving to a different apartment in my building at **** ***** **** with my local manager/landlord. He emailed me that he had to check with his supervisor in order to give me permission. As the due date was approaching for my lease to be renewed(July 31, 2022) I asked if I could still renew my lease if we could not find a different apartment. He implied it was ok. I turned in my lease on Sept 22nd and my October rent was the updated amount($635). On Oct 5th, I received an email that my lease could not be renewed because my apartment needed to be renovated and I was being evicted, even though I was a good tenant of 3 years. In addition, I could not apply for any available apartments under their current management because this conflicted with the Fair Housing Act. My landlord refuses to meet with me in person to discuss this further in spite of several attempts to gain information about this matter. My mother is assisting me in hunting for a place to live but it is very difficult this time of year. **** ****, the Wagenbrenner Manager, did respond to my mom's email and admitted no one's lease is being renewed in **** ***** ***** because the apartments are being renewed. I found (at least) two neighbors who did have their leases renewed(last March and September). I believe another neighbor is also being evicted on the same premise as I am. I was in constant contact with Mr ****, by phone and email, between July 27th thru Sept 20th. He never mentioned this situation until the first week of October. Based on his comments about needing to renovate apartments, I am wondering if he delayed my questions (about being able to move to another apartment) until he did not have to renew it(even though he did accept one month's rent based on the new Lease). I have three options I am willing to accept 1) another apartment off King Ave, 2) Renew my lease until spring 3) Compensation if I find a new place in the next 60 days(for certain expenses)

      **** ***** **** Rd is under renovation, all units in the building that have not been renovated, the residents are being asked to move so that we can make the updates. The resident was given a lease renewal offer prior to the renovations starting, she did not return the lease renewal by the expiration date, resulting in month to month tenancy. We delivered a non renewal letter on October 6th, 2022 asking the resident to move by 12/31/22. Proper notice to vacate is/has been given to resident(s).

      Wagenbrenner had renewed my lease, in September, and allowed me to pay the updated rental amount for October(see attached).

      I was also in contact with my landlord, to seek a different apartment (within any of their buildings) so I could move away from the back door which slammed shut (and triggered my migraines).

      Their emails(attached) indicated they were fine with me waiting past the July 31st lease renewal date. I did renew my lease before it expired. I did not receive any notification of being evicted, vs going

      month to month.

      When I would bring up this deadline date, Mr **** indicated it would not be an issue because he needed to verify my request with his supervisor.

      They will renew some tenant's leases but, if your lease is not renewed, Wagenbrener will not allow you to move to any available apartments in buildings associated with the building she current occupies.

      The building is managed by Wagenbrenner. They do not own it. However, they fail to provide adequate Tennant support. The apartment building is secured by a locked entrance. As a result us mail and other couriers have to leave the mail outside of the door which is leading to Our US Mail as well as other packages being stolen. I’ve left several messages for managers at Wagenbrenner and they will not call me back. I asked for the name of the owner of the property and Wagenbrenner will not provide it. They also have not provided any attempts to resolve.

      We understand the frustration of the resident – and have recommended that all crimes be reported to the Columbus Police Department.     The mailboxes shown are locked US mailboxes are located outside the building, as are most mailboxes. The USPS Carriers have keys.     Fobs have been given to most private delivery services. The exception to this is Amazon, who was offered a fob, but never followed-up.    We have made several attempts to communicate this with the resident.

      The apartment building operates on an HVAC chiller/boiler system (the entire building is switched from heat to air conditioning in the spring, and back to heat in the fall). The HVAC was originally scheduled to be switched over to air conditioning on Friday, 5/6/22. However, it was found that the HVAC system needed repairs and is currently not working. Wagenbrenner has informed tenants that the repair company won't arrive until 5/13/22 or as late as 5/16/22, with no guarantee that the system will even be repaired by that date. The current temperature outside is 85-90 degrees. Landlord is not in compliance with the lease agreement to maintain in good and safe working order the heating, ventilating and air-conditioning system. It is not reasonable to expect tenants to wait over a week for the HVAC system to be repaired. Wagenbrenner is unwilling to deliver window air conditioning units or provide a billing adjustment to tenant's rent payment. Tenants would never be allowed to breach the lease agreement without monetary penalty/threat of eviction/etc. There needs to be equal accountability for the landlord to uphold the lease-obligated responsibilities.

      We understand that it is a hot and uncomfortable day.    We became aware of the broken part last night, and approved the replacement through ******** *** *mmediately.  

      ******** *** *s a third party vender - with whom - we have a service contract with.   

      The install date is their first available time.

      Within this non insulated building, which has piping issues. One example my gas bill was increased due to a leaking water pipe in my tub. This organization never fixed it before I moved in and gave me a conservative masked statement that did not in any way show they were taking responsibility. Second current example is a neighbor above me takes a shower and the water is filtered into my tub below, and then is drained out. I believe they continue to make false statement to residents in order to place the responsibility on us. This is an internal piping problem. The piping in this building is old and its always from my experience nothing is done until we the residents start making complaints. The residents deserve better service for what we are paying for rent in this particular area. Why is the filthy water from the second floor apartment able to come into my tub? Why?

      Please accept email. An inspection was to be done on the gas and before this happened, the maintenance crew asked is "your water running". The water hot water was being spilled out since I moved in, it had increased. The issue was finally fixed. I believe they do not care about the tenants complaints, they just want us to accept there "As is studio apartments ".

      The ownership cannot make comment on the building's insulation R value - although it was likely constructed similar to buildings of the era. A work order has been submitted for the leaking pipe "under the tub".  It should be noted that a leaking pipe UNDER the tub would like cause a leak to the unit BELOW - and not within his unit - although our technicians will investigate nonetheless. The building is on a twice annual water jet maintenance program -to help clear any blockage in plumbing.   This is next scheduled the week of 1/24-1/28.    A work order has been submitted to investigate this as well.
