I hired them to install a patio slab. They were to take the old one out and put a new one in. I talk to Fernando on the phone, but his non-English speaking subs do the work. They completed the work. It was laid down in two batches. It was two different colors.

On March 14, 2023 I contacted them because there was a lay of cement which moved up. About 1/3 of the patio cracked and turned to sand.  he came out and smoothed it, but it cracked, and he came out two more times. Within three hours it was cracking again.

Now it is cracking around the perimeter.

      "Hello BBB,
I have attached the chat history between me and Cabrera property home company. I notified him when I saw the crack and he had promised to come and fix but never showed up. I made him aware before one year of the initial work. II am reporting it now because I thought he would come and repair it but he is not and now he is not answering my calls indicating that he is refusing to do the right thing. I have paid a lot of many, and this concrete and it cracked after a few months.  so, I informed him on time, as early as possible but he refused to come and since I hoped for him to show up, I kept calling him and texting that is why it took me this long to report to BBB after I realized he was not willing to repair the treble work he did.   Please help me resolve this issue. Thanks"

      good morning,
the complaint received is for picture 6453 and 6450.
6453: shows a joint where the new concrete joints existing concrete (pic 6454) as concrete settles the joints will crack (see pic 6449); this is normal condition.
picture 6450: shows a hair crack on the main slab; the cause of the crack is from settling - we can fill this crack  tat a small cost of $100 but will continue to crack eventually since is concrete.

[If you do not say why you are rejecting the company's response, BBB must close your complaint.]

      Complaint: 21693440

I am rejecting this response because:
      1. ( 6453: shows a joint where the new concrete joints existing concrete (pic 6454) as concrete settles the joints will crack (see pic 6449); this is normal condition.)

This was never explained to me before job was done, he is the expect who knows what happen after joint concrete is built so he should have explained this to me to make a decision before building. He should please come and repair this as he told me before that he would do.

      2. picture 6450: shows a hair crack on the main slab; the cause of the crack is from settling - we can fill this crack  that a small cost of $100 but will continue to crack eventually since is concrete.

Same applies to this issue, He cannot charge me for something that was not explained to me before job was done. This settling condition of a concrete should have been explained to me. if this was the case with concretes who in world would pay money to have concretes, only to have it crack. What he is saying that it is normal for it to crack is not true, my neighbor has concrete and there is no crack, I had concrete at my previous house, and it did not crack, either he does not know the job and he deceived me, or he is just trying to rip me off. Please he should kindly come and fix this or refund my money.
      Regards,

      Ama Asante

      Tell us why here...

      response to items below

      1) It is generally known joints will split; this happens on sidewalks and other concrete and not generally explained to customers as it is a known condition. houses that have a concrete driveway and concrete steps into the house - the builder normally would not explain to the owner that at some point the joint will separate; or on the sidewalk areas - since this is a common condition.

      2) the settling condition of concrete differs from place to place; some areas will take longer that others it is unpredictable when concrete will crack. the cost of $100 mainly covers materials and labor wiith no profit as a courtesy.

My response:  This the reason builders do a good job to prevent cracks. My house is newly build and there are no cracks/splits on my driveway or sidewalk, plus when my neighbor's driveway had an issue after his house was build, the builder replaced the concrete. Not everyone know this split nature, you cannot tell me that I should know this when I have no idea, if I knew I would definitely not send money on something that will end up like this. I will not just throw money away. He has to come and fix this or refund my money.

Same applies to this 2nd issue. he has to repair this as well.

thank you for reaching out back, unfortunately joints at concrete are there for separation and nothing can be done as it is normal for them to separate. the small crack on the concrete can be repaired for $100. thank you.

The crack is not a small crack. It is cracked all the way through. This crack needs to be repaired and i do not have to pay for this repair. You did not do a good job that is why it cracked. You have to come and fix it. This is wrong.
