I hired AIS Renovations for $10,000 to construct/install a roof over my patio area on April 28, 2022. I chose AIS Renovations because I wanted the work to be done correctly, within the guidelines of the local and Ohio Building Codes and professionally for quality and durability. I was given a drawing/plans that were also submitted to the Grove City Building Department for approval and for the necessary permits. The plans were reviewed and deemed unacceptable due to non-compliance with the Ohio Building Code and other codes applicable to this project. AIS Renovations added the additional requirements and resubmitted a new set of plans to the Grove City Building Department. At no time was I informed of the needed changes or given an updated drawing of the revised plans. The footers for the project were dug around July 20, 2022 and the additional work was done within 2 days, 2 weeks later. The frame inspection was completed on August 12, 2022 and turned down because it was not per approved plans. AIS Renovations also nailed the new roof into my existing garage roof shingles. I have been made aware that is not an acceptable practice and has or will compromise the shingles and garage roof. It has been nearly 7 weeks since the failed inspection and I have contacted my salesman every week and called the office directly and nothing has been done. I am only seeking what was originally agreed upon in the contract, and what is acceptable by the Ohio Building Code, in addition to the repair of my damaged shingles and roof. My concern is the structural security, the possible leaks to the garage roof and the negative impact on the ability to sell my house with the current building code deficienciesBusiness response

First the plan was approved by building dept. Mr. **** the inspector stated you can't put rafter on plywood. Had he inspected this project for how this home was built, it has no plywood it has 1 x 8 and 2 x 12 sheeting.
It is impossible to even get an inspector to ever admit they are wrong. Mr. **** also advised the customer that his shingles are compromised because of putting nails through it. If that is the case every house that has a satellite dish has been compromised.
I am changing plans to make a close up process and will submit to Mr. **** for approval. When approved we will complete.
In the mean while there has been no leaking even though we have had rain.

We used AIS Renovations for a $24,000 bathroom remodel that began in August of 2020. AIS Renovations finished the remodel on February 3, 2021, 25 weeks following demolition and nearly 17 weeks over the agreed upon timeline of 8 weeks. Per our signed contract, AIS Renovations was to pull all permits (plumbing, electrical, and structural) and complete all necessary inspections. We received verbal confirmation from the owner of AIS Renovations at our final walk-through on February 3, 2021, that all inspections were completed. On April 20, 2022, we received a letter from the City of Columbus stating that our permits had expired signaling that the necessary inspections were not completed and the permits were not closed. After contacting the Columbus Permits Office, I discovered that only a rough plumbing inspection was completed. On May 5, 2022, I called AIS to inform them of this issue. On May 6, 2022, I was informed that they did not retain any copies of the inspection forms and could not confirm that they were completed. After hounding the owner of AIS Renovations for three weeks, the plumbing and electrical permits were allegedly completed on May 25, 2022 (although we were not given any paperwork). It has now been nearly two months and the structural inspection has not taken place despite several attempts to contact AIS Renovations. These inspections should have been done throughout the fall of 2020 and completed by February 3, 2021. It is now June 27, 2022 and the inspections have still not been completed. Not only is AIS in breach of our contract, but we also fear that the open permits and lack of inspections will negatively impact our ability to sell our house in the future.Business response

AIS Renovations is working as efficiently as possible to obtain the final stamped inspection for the shower pan, an engineer has been contacted, and AIS will be in contact with the homeowner to schedule a time for final stamping ASAP. Attached is the building permit, electric final, partial plumbing final, and water test. A framing inspection was not required.
Delays directly resulted from COVID, and all inspections were completed via Zoom.
AIS Renovations will ensure all permits are obtained and complete the job.
