      We applied to this trailer park December 2 and was charged $70 for me and ***** ******* and we were told the process takes approximately two business days to which they do a credit check , rental check and vet check and a background check . It has been two weeks and I’ve called every other day , they are telling me different things every time. They said they left several messages to which the rental office confirmed they received no messages nor calls. They told me my rental managers fax was wrong then her email was wrong and then that they called back and got the correct email now and were waiting on my rental form to be completed by the property manager and that she hasn’t answered. so I called the office and they never received the form. I 3 wayed my landlord and she gave them her info they said this is the last time they will send it and property manager ******* **** told them she never received it . They told us this happened to another couple and they withdrew their application . And that me and my husband needed to get our rental office to answer even though it’s their process and then told me that their hands were tied . I asked can we get it filled out in person she said no. This isn’t my job to get information for their process and they never told me that there was a certain amount of tries it will take to get my info and if they didn’t they would deny me and keep my money . They are very dishonest and I don’t appreciate the way we’ve been treated and the fact they STOLE our hardworking money because they don’t want to complete their own processes . I am requesting a refund of our application fee because they set a process and they refuse to follow it and we were never told that there was a certain amount of time to call to get the information or they would reject our application. They weren’t honest upfront we have no control over when someone answers the phone or return calls. I feel like we’re being discriminated against because we are young.

      Our tenant selection criteria consists of Four categories:  Income, Credit History, Rental History, (including past Landlord references) and Criminal Background.  We deposited their payment the same day as we do with ALL payments received.  We then processed the background check through our third-party Criminal/Credit history background check company.  After that had been processed and had received a potential approval based on the Income guidelines and criminal and credit part of the background, then our staff attempted to contact their prior landlord to verify the rental history criteria.  Our staff attempted to call the number provided on the application on 12/2/2022 at 1:44pm and left a message.  On 12/6/2022 @ 1:30pm  they attempted to contact again.  On 12/8/2022 at 10:10am they attempted to fax our Landlord Reference Check Verification form.  I, personally, was in the next office when our employee finally did speak to the prior landlord and she was professional and direct and was NOT rude.  As of 1/13/2023, we STILL have not received the Landlord Verification form back from their prior landlord!

      The delays in achieving an approval or denial had no impact on a potential move-in date as we were, and still are, on a waiting list for available homes. 

      Application fees are non-refundable and we have already incurred the expense of running the background check anyway along with the additional time the employee spent attempting to receive the landlord verification.

       

      We hope this resolves this complaint and closes this case.

      I am rejecting this response because that is NOT true. ******** communities three wayed your business in which the property manager told you she never received a phone call nor a email with a verification form. She asked you to send it again because your staff claimed they did and she never received it even after verifying the email . She has since then sent two different places rental verification for both of us with no issue immediately. You have other reviews in which you don’t give applicants a response after they pay their application fee so I already know you never planned on getting back to us ! You can easily see we pay ALL of our bills on time and we have you TWO landlord references the other to which you never even mention therefore you decided you were not going to check with the other because you had ZERO intentions of ever allowing us to stay at your community ! Your story changed multiple times first we were told it would take two days for the background check when it then took four days after the background check you said you never heard from the landlord I did call my landlord office three times I’ve got the same answer every time they never received any phone calls there — your story doesn’t make sense at the end of the day. I’m still keeping my negative reviews up because it is 100% the facts of it and you will get your karma for scamming, hard-working people and I will take any chance I get to warn others, I hope keeping our $70 was worth it!
