Bridgestream never advised my father he was on a month to month lease. When we last signed a lease it was last year for his least starting in November. Now that they are advising us of the month to month lease they are also increasing my father's rent from $699/mth to $738.95/mth. They refuse to update anything in his apartment and he has been there for numerous of years. We ask due to the high increase in rent if they can update his bathroom, change the carpet and paint his walls and they declined. My father's house is clean and they advised his house was dirty. We're not asking for a lot it is normal wear and tear on in his unit from being a long time tenant that has never been late on his rent. They even mentioned his 39 calls to maintenance in a email as if his calls were too many for the amount of years he's been there. I was confused about that. I would not recommend leasing from this company. They only care about making money and not their faithful tenants.Bridgestream Property Management Response

I am very sorry to hear your opinions of Bridgestream. Bridgestream is a 3rd party Property Management Company and we do not own the property your are currently residing in. The market rent for your property is $850 per month and the owner asked us to issue a rent increase because the lease was Month to Month. We did relay all of your concerns to the owner, but at this time, the owner was not willing to complete the requested repairs. He would be willing to do these, but we would then need to bring your unit to the market rent of $850. Is this something you would like to explore?Review from Eric S.

This company has taken my application fees and now is ignoring me, weeks later. I have left voicemails and emails. I have even tried going to their office but couldn’t get in because I couldn’t make an appointment. Seems like this company is trying to run a scam to make money off of application fees with no intent to contact anyone anytime soon.Bridgestream Property Management Response

Eric, we are sorry that you feel this way but that is not the case. When any prospect submits an application, we typically have a decision within 48 hours and then we communicate the decision at that time. In researching your application, you applied on August 7th. On August 9th, we emailed you with the results of your application. With that communication, we provided you with the reasons behind the final decision. That’s a lie and just goes to show this company is full of BS. It took 2 weeks for me to hear back and I wasn’t denied until after I made this report. I have timestamps and dates that I can show as proof if you’d like.Review from J. R.

Making tenants pay for a convenience fee, which entails nothing that is convenient. I have insurance for the apartment I rent through a company I chose. They make you pay for their insurance they provide as a convenience even though I have provided my own and uploaded my policy to their website. The sewer backs up for the entire building in 02/21/2023 this company tried to make me pay for the service that is part of the maintenance that should be maintained by the company. That error was fixed when I brough this to their attention, then the lease I signed in 01/23/2023 and uploaded to their website for a year lease, the lease changed on 03/01/2023 increasing my rent even though I had digitally signed the lease they sent me back in January. When I tried to contact them about this, I was told I never signed a lease, and that the owner can change the rental agreement each month since I never signed one. Even though I physically spoke with a person in February about the error about being billed for the maintenance and paid for my rent until 06/01/2023. I have saved all emails and have tried to contact this company about this and have been completely stonewalled with no response. Obviously, I do not have access to the website they control so I cannot even retrieve the uploaded legal document I signed. This company is nothing but a fraud and should be fully investigated by all legal measures available. Since I am a part time employee with minimal income and a family to support while battling multiple health issues, I have no monetary means to legally go after them for the negligence this company has done not only to myself but multiple people. I hope someone holds this company accountable and the persons responsible to the full extent of the law and fight them in court. This is an evil company that is disgusting. Worst decision I've ever made was giving them an opportunity as I lived at my residence for over 10 years.Bridgestream Property Management Response

James, we provide all Residents the opportunity to communicate to us through your online portal, thru text message, via email directly with your Property Manager or you can email the general inbox at rentals@bridgestream.org. You can also call our office directly at 937-259-9818 or you can call your Property Manager directly.
After looking into your concerns on your lease, when we took on Management of your unit, we received a lease dated the 13th of January, 2022. This lease was a Month to Month lease. On January 27th, 2023 we sent you a renewal offer. We then then send you an email reminder to sign your renewal or provide notice to vacate on January 28th, January 29th, February 17th and February 20th. Because you never signed any of the offers, you automatically defaulted to the MTM option, which was outlined in the renewal offer we sent.
As part of your lease, we do require that all Residents maintain Renter's Insurance. If you have your own policy, in your lease it outlines clear instructions for the coverage amounts needed, how to list Bridgestream as additional insured, and where to send a copy of your policy. Once you follow and complete those instructions, we remove the $10.95 renters insurance charge from your account.

I did sign the lease and uploaded it to your website on January 28th, 2023, with my JR / JR electronic signature and it even said so until after I spoke with a lady at the office on February 23, 2023, about being charged for a maintenance fee which she corrected. I asked at that point would it be possible for me to pay rent out till July, she said that I could either come in or use the tenant portal which I did use and what the total would have been. On February 23, 2023, I paid $2,284.99. Then March came I looked at my portal and found the rent went from 575.00 which I did sign in January 28th, 2023, and upload. Then it changed to I've never signed a lease and new rent was 600.00. I have no control over your website or why it changed. You can see on your website that my renter's insurance is posted and was posted on January 28th, 2023, and uploaded and in good standing and the $10.95 renters' insurance charge has never been removed. I've followed each of your instructions and you still continue to say I am in the wrong. I am saying something may have happened once I spoke with the lady at the office about the maintenance and my account got adjusted, more than the fee that I shouldn't have had but also my lease and insurance I uploaded.Review from Hanna F

I was denied renting a property with Bridgestream claiming I didn't have steady income. I have been employed with the same company for two years. When I was finally able to speak with someone this person was very rude amd dismissive, refused to call me by my name despite me telling her how to properly pronounce my name, and claimed the property was rented. The property is currently advertised as available for rent on the property management website as we speak.Review from Amy M

Property managers are disrespectful and do not care if properties are maintained. Management is useless and point fingers. Properties are held together with duct tape and serious maintenance issues are ignored. I currently have one side of a kitchen sink that drains to the floor not through pipes rendering my sink useless. Window screens without holes or even in place are considered a luxury and do not get replaced. Health and safety are at the bottom of their concerns and refuse to communicate or respond to concerns.Review from Jacob E

Lots of red flags. Bridgestream claimed that they could hold a property for myself and a co-applicant for 2 weeks. Then a day later, we were told that we had two business days to pay for the first months rent or the availability of the property would pass to other customers. They wanted a month’s rent and a deposit to be paid before signing a lease. The agent that we spoke to seemed annoyed when we asked to see the lease before handing over such a large sum of money. I have never been asked to pay a dime before signing a lease (besides application fees). After handing over my SSN for the application process, I can only fear how they will handle such confidential information. Important information was communicated over text (unprofessional) and everyone that we spoke to seemed to be on a different page. This business seems set up to pressure vulnerable people into paying large sums of money without any protections.Review from Karen P

If I could rate this business in the negative numbers I would. We were showed a property. Paid all of our fees. Paid all of the pet search fees. They made over 300 dollars off of us only to come back and add 70 dollars per month per dog and fifty dollars per month for the cat. The blamed the pet search company. I called the pet search company their recommendation was 25 a piece! They made it so we could not afford it. This house has been on and off the market for months so they are making as much money as possible before renting. These corporations need to be stopped! As a company, it is our goal to be as transparent as possible with our application and screening process to rent one of our units. Our application criteria and process are clearly outlined on our website under our How to Apply Section listed below.

To ensure we are protecting our Client's homes, we partner with a Pet Screening company called Petscreening.com. They gather information about pets from the breed, age, vaccination records, etc... to determine the risk of damage to the property by the pets. Each pet is then given a risk rating and then we charge based on that rating. We have proof from PetScreening.com of all the price recommendations based on the risk of each of her pets. We even offered to lower the pet rent slightly to assist Karen, which is outside of our normal process. I don't know how Karen would have been told that her pets were only going to be $25 per month in pet rent.

Bridgestream doesn't answer phone calls, “lose” any complaints u have, and change their name to not get sued. not a trust worthy management they even write their own reviews to have a good rating. they won’t do any upgrades in your house after you do start renting and they use scare tactics to get you to move out willingly instead of forcing an eviction. They charged me $3,400 for damages and repairs that of things that were already damaged when I moved in, now I get to pay for it or it will ruin my credit. Incredibly rude staff and they are complaining irrational, no humanity when they are charging you. I shouldn't have to pay for the property fixes just because you want to upgrade all the outdated things in the house. I did nothing to deserve this amount!!!!!! RiDiCULOUS !!!!Review from Jeremy S.

Deadbolt broke in December after repeated attempts to look at lock, was told to call lock Smith when it was 20 degrees outside. January 17 fridge went out, with multiple attempts to fix last December still without fridge to date. There motto is file claim with my renters insurance. Avoid this place like the plague.
