      I have been notifying my landlord sence I move in about things needing repaired nd yet they failed to get the issues resolved my master bedroom light does not work when u turn it on all u smell is burning wire my 1st bathroom leaks water everything my neighbor takes a shower all the water be seeping threw are bathroom my dishwasher does not work im being charged $860 to live here supposed to have a 2 bed 2 bath well one bathroom works just can't get a bath/shower nor does the temperature of the water doesn't stay the level u prefer it once u set it or adjust it u will enjoy maybe a minute then after it turns scolding hot then really cold every apartment has there own heating tank these issues need resolved with the ppl up stairs using there shower could cuase my bathroom ceiling to cave in witch is a hazard master bedroom light switch when gotton turn on you can smell something burning iv done brought these issues up to the landlord and she doesn't seem to want to do anything about it im afraid that one day my master bedroom gonna be in golf with flames due to electrical issue I have done report this issue to the health department the code inforcer and safty department of **** I don't know what else more to do

      ***** ******* said that I owed back rent and I have copies of my money orders and then she said that even if I paid my rent and the company didn't cash it that puts me behind. Her regional manager ********* ******* said that ***** should have not said that because it's for the water. Water has been included in my rent, I never was given notice about my rent going up because of the water and I never signed anything. Also I have talked to other tenants and their water is included for the size apartment that I have 2-bedroom, 2 bathroom. ***** gave me an update to date ledger and on the top it says CURRENT but a week later you say that I owe an extra $180.00 and they will not take my cashier's check for my rent unless I give them the other money. I'm curious as to why she is telling me something different from her regional manager and why is the regional manager telling me something different about *****. I also noticed that through all of this I have been paying 820.00 instead of $810, So where is the other $10? Why is there contradicting explanations? Every time she accused me of not paying rent I had to pay $10 per copy of money orders. I have contacted Legal Aid but I am over the income guidelines, I have called crime victims, Local sheriff. How can my rent go from $820-$865 without notice and I never signed anything. I have not given them no extra money because they don't have an explanation.

      On 10/11/2023 myself along with all tenants at the Mount Vernon Apartments located at 2650 W. Market Street, Lima, Ohio 45805 received 3 day Eviction Notices. On my notice it stated that I owed them $3,158.00 for non payment of rent. I asked for an itemized statement as too what the amount is pertaining to, as I have a copy of all my cleared checks. The home office manager from Michigan stated that they could not give me one and stated to either pay the amount or talk to the judge. I moved in April 2023. The home office manager whose name is ********* ******* stated that ***** who is the local office manager, will not be back in the office until 10/16/2023 that I needed to email (which I did on 10/11/2023) ***** all cleared checks and then she will forward them onto her (*********) and to hope that a legal eviction is not filed in the meantime. I said fine and dandy, but what do I owe the $3,158 for and again ********* could not give me an answer. She said that there were no records saying why I owe that amount but needed to pay it or be evicted. Many tenants are paying this without knowing why they owe money. Some is only hundreds of dollars while others owe thousands of dollars with no prior notice given. The new owners of Mount Vernon Apts is Friedman Real Estate out of Michigan. Is this legal? Can they do this? Can they actually after providing proof of cleared checks, make up this amount of money and not state why or what it's from? Tenants are stating that to let them take them to court, but once an eviction is filed, it is on your record permanently whether you win or not. They are extorting tenants and some are paying with fear of being evicted. Please help me with this situation!

      We signed a holding fee agreement on April 27th, 2023 and paid what they called a non-refundable security deposit, the cost of which was determined after a credit check. **Note, we had to re-sign the holding fee agreement after we paid the deposit because they forgot to include the cats - relevant in the supporting evidence** In the holding fee agreement, it stated that we would "provide required information" within 72hrs of signing the holding fee agreement. We provided everything they asked as outlined in the holding fee. They then stated after we gave them our deposit that we needed to provide vaccination records for our cats. We did not have them on hand, however in good faith we made an appointment with the vet and sent them the confirmation of appointment which was scheduled for the day after the 72hrs was up. They rescinded the lease, stating that we did not provide the vaccination records within the 72hrs but we were not informed this was required until after we gave them our money. They pocketed not only the application fees (totaling $50) but also the security deposit which they are now conveniently calling a non-refundable holding fee. We would like our security deposit back, and we're also requesting our application fee back since they were the ones who unwarrantedly broke the holding fee agreement. Attached - text correspondence with the leasing agent (****** *******) and myself (**** *****). Also attached a copy of the holding fee agreement.

      mid January I inquired about an apartment at Mount Vernon and Thur email correspondence the manage ****** at this time had us come in On Jan 27 , I paid for an application fee for a total of $80 dollars along with application and all my documents they required. We was told we would here back in a few days after backgrounds were ran. On February 8th ****** the manager messaged back saying we're approved after a three week wait , and that was it. Then on February 15 she said she was out sick and we would contact us when our unit was ready. Our move in date was March 1st, however between February 15th to March 1st. I've called and Left over ten messages , at least a dozen emails, with no response. So went to office personally just to have a note on the door that no manager on site. And all three workers quit and no one has been in the office since . My son whom lives out there now says they all quit three weeks ago and I have no apartment or place to live .

      We live in a 4 story apartment building. Many disabled people live on the 3rd & 4th floors of this building. The elevator has been broken since the middle of January. There are people that live here that have been unable to leave their house for 6 weeks due to being disabled. We have all filed complaints, we have called the city, we have called the elevator company. The office states they don’t have the funds to fix the issue. NOTHING is being done to fix our elevator. My disabled father lives with me on the 4th floor, he can barely get in & out of the house. We are all fed up & at our wits end, and none of us are sure what to do. The problem isn’t even close to resolved.

      We have had multiple issues with this apartment and the landlord is very unattentive. Most days she isn’t on the property, which leaves the mail room locked so we can’t access our mail during certain days and hours. There has also been snow and cold air that came through windows and doors that are not secure, including my balcony door. I have gaps between trim piece and floor in my room, letting cold air in. Which also raises my electric bill tremendously and has gotten me sick and flared up my asthma twice now.. We have a “24/7” maintenance man on site and I called multiple times about my issues on December 23 and did not hear back until 5 days later after I sent a email. I got a call from ***** telling me ****** was at my door. I wasn’t sure why they were there but I told her I could come home and let them in. I brought up gaps between floor and trim to her and she stated that’s why she sent ******. I tried explaining the heater wasn’t the issue it was the gaps and it ended in me hanging up on her because she was being rude. She is now trying to foot me with the bill even though she never once told me they were coming until they were here. On top of all of that they have been emptying out pipes on the first floor that smell like human feces and dumping it right outside the door, spreading it through entrance along the way. I had to pick up my dog and carry him to a spot in the yard that looked safe.. Very unhealthy and unsafe for my health and my animals. I received my electric bill and my bill was 388$. I went to speak to ***** about my bill and she told me she would contact corporate. I then received a note on my door stating they took off 200$ on my final month here. Which helped yes, but no one has come to fix these issues they just offered to take money off of our final month.. I still have cold air coming through the gaps, the problem is not getting fixed there just stepping around it. Overall this is a very unhealthy and unsafe living environment.
