I came to an agreement with the contract sent by Heritage Contracting, LLC. They requested 75% up from ($8190.00) of the binding contract of $10,920.00 to remove & install a metal roof. I had options to use 28-gauge metal with others at a lower price. Heritage insisted to use a higher quality metal of 26 gauge. I chose Heritage basedon their recommendation. They picked up the check & cashed it immediately. The owner claimed he received an inaccurate bid from his metal supplier & tried to persuade me 28 gauge is just as good & the metal supplier also left out $1100 material. I thought we came to an agreement (via email) that I sacrifice the quality of metal & pay the additional $1100 if they picked up a few simple jobs. 1. Stain a tiny dormer (I supply stain). 2. Fix deer feeder with scrap wood. 3. Fix small amount of bee damage (I supply parts & material) 4. Fix a bottom part below 1 step that only needed a 2 x 6 ( I supply the lumber). The revised contract Wasn’t sent until they were onsight & working. Then, they refused to do the small extra items. I refused the additional payment they expected bc they waited last minute to send a revised contract that didn’t have the additional work. Also, at this time, Heritage Contracting advised that I need insulation in the roof. They refused to do any work, but later offered to remove the existing metal & allow someone else to complete the job. I lined up a roofing company & insulation company to do the work AFTER Heritage removed the metal. They were a no show and sent yet another last minute waiver expecting me to sign. I blocked out 10 days to get this work done, which shut down my cabin rental & a potential lost revenue of ~$4141. The cost of my metal was $4469.54 from original binding contract. Their revised amount shows $5579.70. They’ve paid $8190 & have performed a days work. Looking for 50% of lost potential lost revenue & 50% of the cost of metal & what they have been paid ($3639.50).
