I've lived at what is now known as Crossings at 66th Street for seven years. I have paid rent every month on time. I had fraud on my bank account on 6/28 in which a portion of my rent was stolen. I called Crossings at 66th Street today asking what proof I need from my bank in case my rent was late, after the 5th. My bank said it could be up to two weeks before the money is put back into my account, pending bank investigation. I was told after speaking with the property manager that unfortunately, there is nothing they can do. No proof can be provided, no late charges waived. This year, I was charged a $164.00 "Lifestyle Fee." I was told by property manager *** this includes "exercise equipment" and everything I am already paying for. The exercise equipment = one set of monkey bars for children. In order to renew my lease in 2021, I had to (forced) to start paying the internet and cable bundle at an additional $100 per month. There is no option for one or the other. I do not use cable. I don't even have an option to use the provider I want to use. The washers and dryers have taken about $30 of my money, to which I've emailed the washer and dryer company (as directed) many times with no response. I had a rat (not a mouse) in my kitchen on a sticky pad that I came home to on a Friday after 5pm. I submitted an emergency request to have this rat removed and was told it was not emergent. Thankfully, I had a male neighbor who removed this rat so it would not remain in my kitchen over the weekend. I can go on, though I won't. I love where I live. I do not want to move and I consider myself a good tenant. My rent has gone up from $850 to $1398. What am I paying for exactly? The water damage to my ceiling that keeps getting worse that hasn't been addressed? There is no customer service nor help when I need it. The resolution I am looking for is, IF I need to delay paying rent, I need any late charges waived.

In response to the complaint made on July 1, 2024, we were unaware of some of the items listed in *** ******** complaint. Although, we did inform her of the late fee she did not speak with myself the Property Manager on this matter so I was unaware of the issue. If she had spoken to me directly we would have come to an agreement on the late fee if it was assessed. She has since paid rent on time and no late fees were charges so there is no compensation we can offer at this time. I have also researched her other complaints regarding her apartment and we have always addressed any issues brought to our attention and made the necessary repairs timely. The last maintenance request received for *** ********'s apartment was on February 25, 2024 for hot water not turning off and it was completed on February 28, 2024. We do have certain fees associated with our community that are laid out in the lease and she was brought aware of those fees at the time of her renewing her lease. We do appreciate *** ******** as a long term resident here at the Crossings at 66th and would like to continue our relationship with her and want to reach out to her directly.

      Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me.

I was a tenant at Adagio at ******** ***** from January 2022 - January 2023. I provided 60 days notice I was not renewing my lease and did a final walk-though the vacant, clean unit with the complex manager on January 13, 2023. There was no claim against my deposit, but they failed to return my deposit within the ******* statutory required 15 days. I received a Notice of Claim form showing I would be refunded my full deposit (so, not a claim) on February 15, 2023. I called the local manager, ***** ****** and he followed up with a copy of the ledger from their **** office showing the refund issued February 17, 2023. It is mid-March - almost 60- days later and I still have not received my refund. They have the correct new address. They are in violation of ******* law and have no reason for failing to refund my $528.22.

[BBB transcription via email and attachments, see attachments]

Attached is a copy of a complaint we received #******** along with our response and a copy of the check dated February 17th that Ms. ****** has cashed.

Thank you for giving us the opportunity to respond to the above complaint. Check number
      **** for $528.22 was issued to Ms. ****** on February 17, 2023, and mailed to **** ****** ** ******** ** ******

With all due respect, we mailed the full amount of the deposit to Ms. ****** to the address
provided. As you know we don’t control the post office. We have not had any
communication with Ms. ****** at the Corporate Office and would have been more than
happy to resolve the issue had we been aware. We can put a stop on the issued check,
reissue a new one and mail it to Ms. ******.

Finally, we take all our responsibilities as apartment operators very seriously. It is
unfortunate that we were not given the chance to resolve this issue with Ms. ******
      accordingly.

Any questions, please contact the undersigned at ***** *********
      Respectfully,

       Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********. ****** ********* was contacted several times but did not offer to provide me contact information for KRI Properties or refer me to the home office. The check finally arrived on March 16, 2023. The check was issued late and the refund took a total of 60 days. This is a violation of ******* law and it KRI's responsibility to be in compliance, not the ** Post Office.
