The following items were missed on the inspection: - Water heater covers were not installed, which exposed live electrical and is unsafe. - Plumbing around the water softener was leaking and a plumber had to be hired to repair. - Flush handle on the toilet gets stuck and constantly causes the toilet water to drain. Plumber came and repaired. - Water softener was completely out of salt and peroxide, therefore it was not even working. - All electrical boxes in the basement were missing covers and exposing live electric. - Outlets in basement are missing ground wires. Electrician came and rewired outlets. - 10amp romex wire is going into an electrical box that’s rated for 15amps. - Kitchen outlets near sink are not GFCI, neither are their breakers. - Barn light switches have no cover and are exposing live electrical wires. - Majority of Barn receptacles have no cover and are exposing live electrical wires. - Some siding is coming off the barn. - Inspector did not inspect barn attic. - At least 15ea broken/cracked outlet covers throughout house. - The wood flooring in the main living room shifts when you walk on it at certain spots. - Basement wall is constantly leaking in 2 areas. - Air-infiltration is occurring in basement around doors due to missing sealing. - Doors had small holes in them due to door stops. Doors had to be repaired. - Door stops were missing rubber bumper and had to be replaced. - Sink is missing garbage disposal. - 2 of 3 Garage lights were burned out. - Several signs on the ceiling of water leaking through roof. - Light fixtures in the master bathroom were installed upside down, had to be removed and reinstalled correctly. - Exterior boiler is missing panel that covers electrical components leaving them exposed to the elements. - all 4 water lines to washer dryer are leaking below the subfloor, drywall to be removed and water lines replaced. Mold will need to be remediated. Who knows what else I’ll find and have to pay to fix..Business response

I am sorry to hear of this complaint. Unfortunately, we were not made aware of this until we received a ******** ****** ******* and now this complaint. Much of this could have been resolved with a simple call or email. We strive for 100% customer satisfaction, and to be the best inspection company in central Ohio. To this end we sent three inspectors to the buyer's home and provided a report on the condition of the home at the date and time of our visit. Many of these items were included in the report, while others limited by standards and practices of the state of Ohio, and lastly the inspection agreement. All of that being said, we have an unhappy customer, and would like to resolve the issue.
We would like to refund the home inspection fee of $445. We ask that the customer consider the above, and amend their complaints to reflect our willingness and transparency.
