      Advanced Realty Management, now ****** Management is not collecting the debt. The Association is through the association’s legal counsel and any issues regarding the delinquent account should be directed to the law firm, not ****** Management.

      I have a deck over my garage that the condo association needed to fix because of a leak. They had a roofing company install a rubber sheet to fix it but they didn't remove the shed and extend the sheeting under the shed, so now there's a leak in my garage underneath the shed and the drywall ceiling is falling down in my garage and there's black mold all over it. I have called them repeatedly about the problem and have gotten zero results. One time I called and they told if they could figure out witch roofing company did the original repair they would get back with me and they might be able to fix the problem but they wanted me to remove the fence and deck. I had built a new deck and fence after they half fixed the roof the first time. So I told them I didn't think I should have to do that because they didn't do it right the first time. They should have removed the shed and fixed the whole roof instead of cutting corners and saving money. We pay them with our association fees to do this kind of problems. I've been trying to get some results for two years now. Now they won't do anything. Please, I need help.

      This is an issue between ******** ****** Phase VI Condo Association and one of its owners. Advanced Realty Management is the Management Company that servers the Board of Directors in the day-to-day management of the Association. I have consulted with one of its Board members and submitting the following response to Mr. Belt’s complaint.

      The Condominium Association replaced the roof as it is required to do by a qualified licensed roofing contractor as soon as it was reported and the owner met the pre-conditions to replace it. Owners in this Association (by the condo’s governing documents) are required to remove the decking so the Association can install a new flat roof under the deck and then the owner is to reinstall it. The decking runs into the shed area and the owner refused to remove it. The roofing contractors had to run additional flashing and rubber membrane to compensate for the lack of owner cooperation.

      After the new roof was installed, the owner subsequently installed his deck over the new roof. The owner also reinstalled the patio doors that we asked him to remove so the rubber membrane could be wrapped under the threshold of the door.  It is my understanding that the unqualified owner reinstalled the patio doors and decking after the new roof was installed. The owner never however repaired the ceilings in the garage as the condo governing documents require. The ceilings he is asking to be repaired are his responsibility to be done and should have been done after the new roof was done. In addition, the damage caused by the leaking roof was significantly worse because this owner waited years to report it.

      The Association did not cut any corners. The Association required the owner to remove the patio style door and the decking that extends into the shed to make sure the installation was done correctly.

      The interior damage, as required in the condominium declaration, is the responsibility of the homeowner. His substantial delay in reporting the problem made the owner responsible interior damages much worst then they should have been.

      We also have pictures of the owner’s resident that discarded hot coals on the roof causing additional damage to the brand-new roof installed.
      The Association has completed all of its responsibilities as it is defined in the Condominium Declaration.

      Any damages he is reporting caused by his neglect and unqualified installation of re-decking and door reinstall are his to repair. The interior damages were always his responsibility. I can’t speak to if there is any insurance money available on his personal insurance policy. That is something he would need to check if he does in fact have any insurance.
