Do not do business with this management group, we thought Ongx could change things for the better but they have only made things worse. The roads are in disrepair to the point the drains were falling in. They're not meeting their roofing replacement numbers. They say they need more money but when you give them more money it's wasted on BS projects like replacing perfectly fine picnic tables with trashy wooden ones, painting mailboxes when that is the government's job, or HOA hick to cover the cost of the water that's leaching into the ground from the pool. They keep changing the by-laws to accommodate more renters. Meanwhile, when all this is happening they are constantly harassing you over stupid little things while this place is falling apart from mismanagement. We sold because of this mismanagement and if you're thinking of buying property managed by Onyx run away and consider yourself lucky you don't have to go through the hell we all have.Onyx Realty Response

Dear BBB, Unfortunately we do not show a current or past account for this name as a homeowner in a community. I truly hope that people are not using BBB to create duplicate or fraudulent accounts to submit reviews, as this review mentions similar items to a past review(s). Nonetheless, we truly wish to address all issues in any community we represent. Onyx Realty is hired by and works at the pleasure of the Board of Trustees for communities that it represents. To give some context, part of this relationship involves collection of the dues, and enforcement of the declarations and bylaws for any given community as the board sees fit. Occasionally the collection and enforcement duties cause some homeowners to be upset, which we understand and sympathize with. Our sincere hope however is that owners reach out directly to us to resolve any issues they may have with the association. Based on the comments made in this review, I believe we know what community this individual is referring to, but because of the anonymous and vague nature of the comments we cannot be sure. The association has commissioned a reserve study to assist with the budgeting and capital allocation for the association. This reserve study is followed, and the community fees are reflected in this. All roofs, roads, "trashy" picnic tables, and mailboxes are part of the items listed in the reserve study, and the association and board are simply following the recommendation of the engineer who completed the study by replacing and maintaining these items. This specific community has all new roofs, and roads will be completed in the next few years. I should also note that in this community, property values are actually at the highest point they have been since the community was built around 25 years ago. At the end of the day, the main goal of the board, association, and management company is to increase the desirability and value of the properties it represents. Thanks,Review from mitchell p

Would not recommend Onyx for a few reasons, I have lived in this development for 23 years, never had a violation until Onyx came in. That may sound like a good thing, but of the 7 violations I have received, 3 haven't even been mine, and one of those was my neighbor behind me, that I and a couple of other neighbors had sent pic of for over 6 months, and somehow I received the violation. The other 4 violations weren't violations and Onyx had to take retract them. I sent multiple requests for two years to fix the street light in front of my condo, which was ignored, I finally gave up and called AEP even though I was told that the report had to come through Onyx. AEP is responsible for the light repairs here and they gave me a workorder number and one for the next one down the street and they were here within seven days for the two repairs. Onyx sat on a leak at our pool and we lost thousands of gallons of water, when I asked to view the water bills, It's the usual runaround and now they are saying to send an e-mail request for the info after stonewalling me for three years. Also, Onyx allows board members families to have contracts here, which looks shady at best. I have mentioned this at board meetings and just get the usual look to the ceiling. Someone in a previous review mentioned the mailbox painting, Onyx had them painted black last year and the paint is chipping off already and will need to be painted every year at our expense now that we have painted them. The boxes are owned by USPS and is their responsibility, not ours. Years ago, a previous board set up a program to raise the fees $10 to get money to repave our crumbling streets, one street a year was budgeted, but now average a street every three years but Onyx keeps telling us we are in good financial shape. Last year we were $200k in reserves lower, but I was told that my numbers were off and they immediately moved on to another subject.Review from Brenda M

Harassing me for a situation that has been rectified. Stating I damaged the siding and I took my own photos and there is no damage but they won’t show me a photo of the damaged siding. I have several photos of the neighborhood with security cameras up and that have actually damaged the property.Onyx Realty Response

Thank you for your review. While we cannot discuss specific violations in a public forum, we take damage to the common property seriously and are hired to protect the assets of the association for all owners in the community. Any damage to the common elements made by an owner would be that owner's responsibility to repair. This is enforced consistently for all unit owners.Review from Sheila C

I’ve lived in a condo community for 25 years… we’ve hired 3 different realty companies over the years… last is Onyx Realty… this company has been the best… very personal and we have board members that are amazing and they work very closely with Onyx… of course nothing is perfect… we have open board meetings once a month and usually the handful that complain never attend the meetings with any concerns… Onyx has always explained reasons for the rules and regulations… in my opinion, the best, most efficient management company we’ve had…Onyx Realty Response

They are the worse management company. We have no money in funds if something major needs repaired. They fine people without the proper notification and without cause. Spends money on painting things that we do not own all they had to do was put in a work order and the post office would have painted the mailboxes because the wrong paint was used people are being charged for new locks on mailboxes because of the paint used.I would like to see this company resign as I know they have resigned from other properties before.Onyx Realty Response

Thank you for sharing and we are sorry you feel this way. This particular association has adequate reserve funding for capital improvements and has a reserve study that is used to plan for the future. While I cannot publicly discuss particular violations, I can say we strictly and consistently adhere to the associations enforcement policy for violations of the deed restrictions. The association feels that the mailboxes have been a great improvement in the community. We look forward to continued improvement.Review from Brian M

Tried to enforce rules that do not exist for our development and instead of owning up to their mistake, they tried to bully me into compliance. I tried to specifically reference my concerns and issues regarding violations we received and they ignored me, did not follow the proper procedure as required by **** law, and instead tried to pick apart my argument and manipulate facts to make it seem like I did not know what I was talking about. When I showed the evidence of what they had done, they tried to use a nuisance violation to get me to comply with the non-existent rule, even though the requirements for a nuisance violation are very specific and they did not meet them. When I showed this they tried to bully and belittle me onto dropping the issue. They didn't comply with legal requirements for informing homeowners of meetings in a timely fashion. Doesn't keep their documentation up to date. Rude and awful managers.
