      If I could leave zero I would. They constantly claim to reach out to myself and fellow renters yet we have no record of such messages. They constantly threaten eviction then ghost my phone calls. Absolute slumlords. Greedy sharks in a pool. Would not recommend.

      Thank you for sharing your feedback. We apologize for any distress this situation has caused and want to clarify the efforts we've made to communicate with you.Your property manager was always in communication with ********************* as he is the only one that would respond. 1) On May 20th, he was informed about the rent balance and a small payment was made 2) On June 19th ***** was messaged again, but the phone number on file was not in use. This has been the only means of communication that has worked in the past.3) Additionally, the property manager called *************************** regarding the last complaint, but did not receive a response. On June 3rd an email was sent with no response.Our lease is written clearly and is signed by you stating you understand the terms of the lease. You agreed that the rent needs to be paid by the 1st of every month, but that has not been satisfied, so a landlord-tenant complaint was filed for unpaid rent.

      I've been renting from this company for 2 years now, and I have to say it has been very unpleasant. This apartment is not in as good of condition as they claimed. Doors and windows have gaps so that heating or cooling is next to useless. They once charged us double rent for a month and then tried to evict us over not paying for their error. Completely unproffesional behavior and incompetence is all I expect from them, and don't get me started on their tracking of the water bill, I would rather just handle it myself. Can't wait to be out of my lease, will never deal with this company again, they are honestly scum.

      I am sorry to hear about your negative experience. The best way to let us know about issues at the property or general issues is to submit a work order in Appfolio or reach out to your property manager directly. We have no communication from you about the stated issues. We acknowledge a double rent charge at one point, but that was an administrative error and was cleared out. We will be happy to resolve maintenance issues at the property as well as discussing charges. Thank you.

      I have never dealt with more incompetent people in my life. Absolute lack of communication from landlords. Apartment was not at all cleaned upon moving in and a horrific bug infestation that was never dealt with. Multiple messages were sent to the first landlord, an exterminator came and sprayed once, and no follow up ever again. My roommate and I just took matters into our own hands and purchased sticky traps and sprayed peppermint oil in all of the crevices and corners. We still were killing multiple centipedes daily. Around 2 months prior to moving out landlord INSISTED he needed to show the property every single Saturday at 1 pm, despite my roommate and I still inhabiting the place. We had to switch around our schedules since he would not reschedule or work with us on changing dates/times. Upon calling Riva Ridge and talking to a woman we were informed he cannot be doing this to us and he texted my roommate to apologize. We never once met him in person. Had a fence fall down in our small backyard and it was blocking the back door. This happened in July and after asking multiple times when it will be cleaned up it finally was cleaned and fixed a month before we moved out. It seemed as if our issues did not matter, as long as things were fixed for the next set of tenants. Never actually met the landlord in person, we only ever communicated over text, and it took numerous texts to get a reply from him. Now he is keeping our entire security deposit of $1,282.59 for "patching and re-painting." We are not getting a penny back. The images he provided of the "damages" left behind were exactly how the apartment looked the day we moved in and the day we moved out. The apartment needed cleaning and painted prior to our move in, but lets wait and use our prior tenants security deposit to fix everything is truly how this company works, and I found out the hard way. I will never stay with Riva Ridge again or anything even affiliated with them. 0 out of 5 stars.

      tldr; don't deal with this compnay. If you want to live in a clean, stable apartment that is well maintained look elsewhere. Everything went downhill after they took over.Multiple issues went unaddressed while living in my apartment while it was managed by Riva Ridge including: a dead tree that was falling apart with every wind storm and taking out our power lines, front stairs cement disintegrating, over charging for utilities, sewage backed up into the basement and was never properly cleaned up, the common areas were never cleaned (I requested it and the did ONCE lol), laundry out of order for months on end until they replaced it, maintenance never fixed anything they just gave temporary solutions, a leaking living room ceiling. My friend moved in after me (it has almost been 10 months) they still haven't fixed the leaking ceiling. They raised her rent and lied about making improvements in the 2 week gap between me moving out and her moving in. I lived in that apartment for 8 years and was always friendly with my other neighbors in the house. 3 of the years were managed by riva ridge. They act like people in the house wouldn't be talking to each other. When they took over they tacked on a gas/water fee that was the same as my 2 br neighbors who had laundry in their place while I didn't. They corrected it but wouldn't give a refund.

      Not leaving a 1 star because everything was good until the end. Company took over my building 5th year I lived there. received a phone call informing i was out of lease and company was trying to sign all tenants to new leases, understandable. Then was informed they were raising my rent 30% and i had 10 days to respond. Found another place luckily and started the moving process. After leaving apartment i completed their process and left my apartment with minor paint damage from adhesive wall hangings and minor carpet damage around my kitchenette. i was the third person to move out of my building in the year and the other two apartments were completely remodeled with hardwood floors and new appliances. i was informed after the apartment was remodeled that they were billing me for charges that resulted in them "stealing" my entire security deposit and I was "lucky" they didn't charge me for more. so basically, not only did they upgrade the apt, they charged me for it. I have no problem with the way the company managed my property until they wanted to take my apartment from me and charge more. Never was late on rent and never complained about some of the things wrong with the old building. Please be wary when looking at their properties as they seem to have a good business model with low morals and ethics.
