Ron Clyde acted as our buying agent. He was fully instructed to comply with whatever the seller was requesting for the sale of the property in our offer. Ater 6 incorrect offers and accusing the seller's agent of an ethics violation, they refused to work with him or us anymore, ultimately causing us to lose our purchase. He refused to refund the $300 fee, and refuses to give us a release so that we may find a reputable agent.Business response

This contract dispute is limited to a single property that Associated Licensees with Clyde Realty, LLC have
worked with the client, ******* ** *******, Jr. and/or ******** ******* *******, in their mutual efforts to
procure real property in accordance with the terms of that Buyer Agency Listing Agreement, specifically for the
purpose of Buying the real property known as:
1.45 +/- Acres and also 2.08 +/- Acres as described per the Deed recorded in Register of Deeds
for Spartanburg County in Deed Book ***** pages *******, see also
Plat Book *** page ***, and also Plat Book *** page ***
and TMS # ************** and **************,
whose property addresses are:
*** **** Rd., and *** **** Rd., and *** **** Rd., Boiling Springs, SC 29316
With all improvements thereon.
The facts of the dispute, with names redacted, are as follow:
Brokerage #1 (Selling Broker) is licensed to practice Real Estate Sales and Marketing in the state of South
Carolina.
Upon information and belief, Brokerage #2 (Listing Broker) through an Associated Licensee of Brokerage #2
SC License # *****, located at *** ***** **** St., *******, NC 28012, supervised by ***** ****** *******,
Broker-in-Charge, Phones & Email = ************, *******************@gmail.com, is licensed to practice
Real Estate Sales and Marketing in the state of South Carolina.
Upon information and belief, (Client, who is referred to as “customer” in the Better Business Bearuea of the
Upstate complaint) are husband and wife and reside, as tenants, at *** **** Road, Boiling Springs, SC
28316,
Upon written information and belief Client did interview, among others, Associated Licensees of Clyde Realty,
LLC and did enter into a written employment contract on or about 28 July 2022 including the payment of a
$300.00 retainer fee for services to be performed on their behalf. Said employment contract included all the
mutual agreements between Selling Broker & Client,
The Associated Licensees and Selling Broker have extended hundreds of hours of effort and expertise, have
been obedient, loyal have disclosed all pertinent facts regarding the property and owner as those became
known to Selling Broker, have kept confidential certain information regarding Client, have been fully
transparent and accountable to Client, and have given reasonable care and skill on behalf of Client, and have
provided council and assistance with negotiations as agreed, including but not limited to negotiation that the
Clients’ fee due to Selling Broker be paid by the Listing Broker, ******* *****,
Upon written information and belief, Client has decided to breach the employment contract, Client has
disclosed that intent to breach in emails to Selling Broker admitting that client has negotiated with the owner
and owner’s brokerage in direct violation of the covenants of the employment contract between Client and
Selling Broker , even after the wife of the Client represented verbally to Selling Broker that that was not the
Clients’ intent, act, or deed,
Upon written information and belief, Client has decided to begin courses of actions and representations of
defamation via social media platforms including Google, Facebook, now the Better Business Bureau and
perhaps other media unknown to Selling Broker, including complete falsehoods in those representations, and
doing so using multiple aliases as a form of continued harassment to Selling Broker,
Upon written information and belief, Client has requested to be released from the employment contract, and
Selling Broker has provided said release, South Carolina Association of Realtors (SCAR) form 255, via
AdobeSign on or about 10 March, 2023, specifically identifying and excluding the property that Selling Broker
has worked on behalf of Client to purchase,
Upon information and belief, Client has filed false complaints with the South Carolina Labor Licensing and
Regulatory board as well as the Better Business Bureau making false claims of Selling Broker’s refusal to
provide the release, (SCAR form 225),
Upon written information and belief, Client has caused suffering and distress by exposing Selling Broker to
profanity via text messages,
Selling Broker has been forced to retain legal counsel and has asked council to pursue all relief possible.Customer response
